PART 1 -GENERAL

1.1

PROJECT DESCRIPTION
A,

This project is the proposed new combined residential, office and holel development
in Tripoli libya. The building will consist of 3 main towers circular on plan linked at
the base by a podium retail space.
The main towers are clad in an aluminium and glass curtain wall with a large glass
podium area at ground level. The curtain wall on the main tower will wrap around the
building with a small section of glass wall cover at the lift area. At the roof, the curtain
wall will continue past the roof in a spiral affect.

The podium levels will have fixed glazing and the restaurants and lobbies will be clad
with point fixed glazing with glass fins.

SCOPE OF WORK
A

Introduction:
This specification is for the curtain wall and solid claddings, and shall include:
Unitised Glass and aluminium curtain wall all around
Aluminium cladding
Grilles and its supporting structure to M&E 1Ioors and refuge 1Ioors
Aluminium and glass curtain wall for the roof features and its associated
secondary steelwork.
Cladding to the back of exposed parapets
Anticarbonation coating to exposed concrete (behind aluminium cladding areas
in CW specialist scope)
Point fixed Glass wall with fins and screens as indicated on drawings
Laminated Glass Skylights
Aluminium Sun Shades
Entrance Canopies

The following items are excluded:


Concrete structures
Steel structures that do not directly support curtain wall and glass walls

Generally:
This Specification shall be read in conjunction with all other related Specifications.
Design, engineer, document, test, manufacture, deliver, install, protect and
commission curtain wall cladding systems complete with all glass, glazing
accessories, fixings, trims, finishes, louvres, 1Iashings. sealants and the like in
accordance with the Contract Documents.
The work of this Section is performance based, and shall be developed, tested and
warranted to comply with the design intentions indicated on the Drawings, specified
performance criteria and requirements, and relevant statutory and project
requirements. Drawings indicate generic design principles and intentions only.

Language and Communication

The Sub-contractor is to provide an experienced Design Manager and Quality


Control Manager able to communicate in English. This is to ensure that the technical
requirements of Intemationai Design Standards referred to herein, written in English,
are fully complied with.

All calculations, drawings and technical documents (quality plans, company profiles,
etc.) shall be wrillen in English.

Provide all labor, materials, and equipment necessary to provide a complete curtain
wall system, and shall also design, engineer. test, fabricate, deliver, install, maintain
and guarantee complete curtain wall as per the architectural concept design
including, but not limited to, the following:

Exterior aluminum curtain wall, window wall, windows, doors, canopies,


automatic sliding door, glass, glazing accessories, gaskets, sealants, flashings,
vents, doors, hardware, multi-point locks, opening limit deVices, safety rails,
louvres, grilles, blanked off panels, bird screens, cleats, fixings, components to
prevent galvanic action, stainless steel BMU plunger tie-backs and receptors
for the curtain wall, interior aluminum trimming. Pre-formed metal panel
system, soffits. sills, jamb returns, with anchors, embeds, reinforcements and
aluminum copings.

All glass and glazing for the above components, including the fin walls.

All internal ( to the system) vents, trims, weeps, weep tubes, bellows, baffles,
closures, end dams, gutters, flashings as shown or as may be required in
conjunction with the system or to join the system to adjacent construction.

Fire safing and smoke seals at siab edges, inclUding support system.

All external wall exterior wall insulation and vapor barrier required on above
items.

Patching of sprayed on fire proofing at kickers, anchor, or bracing attachments

Protection and cleaning.

All engineering calculations and shop drawings of the system, including


anchorages. Drawing shall be presented so other contractors can

OTHER ITEMS

Provision of staff responsible for keeping the Curtain Wall Sub-Contractor works area on
site clean at all times, for keeping safety railings in place and access equipment in a safe
condition at all times, for cleaning the curtain wall and for carrying out service and
maintenance work during the Defects Liability Period.
Programs of work should suit Main Contractor's working schedule, and should also comply
with the overall program for this project.
The Curtain Wall Sub-contractor is to coordinate all interfacing activities with any relevant
sub-contractors and trades working within the scope of this project.
Services associated with the curtain wall including electrical conduils for signage and
lighting, light bulbs, internal drainage systems, lightning protection tabs shall be supplied by
others but fitted to the curtain wall by the Curtain Wall Sub-Contractor.

QUALITY ASSURANCE
A

Prepare, submit, and implement a detailed project specific Quality Plan.


Products shall be reputable proprietary products, lactory manufactured under ISO
9002. Submit quality assurance documentation for all bought-in products, including
ISO 9002 certification and evidence of satisfactory long-term performance in
similar commercial conditions.

Engage a single firm to assume undivided responsibility for fabrication and


installation and total coordination of all components of the curtain wall work. This
firm must demonstrate not less than 10 years successful experience in fabrication
and instaliation of work similar in height to the work of this project. The work of this
section shali be performed by a Contractor, who is regularly engaged in the
engineering, fabrication, finishing and installation, of similar work.

If possible, all fabrication shall be done using CNC digital machines with automatic
programming.

calculations and drawing submissions. Submit name and details.

Architect and Fayade Consultants ane to be given sufficient notice (not less than 24
hours) so that inspections may be made of the following:
Required testing prototypes and first constructed exampleslbenchmarks
constnucted and ready for inspection or testing.
Commencement of any required testing, on or off site.
Factory inspections.
Fabricated assemblies at the factory ready for delivery.
BUilding substrates, including sub-framing, prepared and ready for the
installation of the fabricated assemblies, with anchor brackets and other
attachments (including BMU components and lightning conduction) fixed in
place.
Pneparation for. and commencement of, any site glazing or re-giazing.
Field tests inclUding gutter testing and water testing.
Any other inspection as may be required at the Facade Consultant's discretion.

For panel inspections in the factory, the minimum number of paneis to be available
for inspection shall be agreed with the Main Contractor, 10 approval of the
Architect, but generally shall be in logical groupings of finished wor!<. These are to
be arranged to allow all faces, netums and edges to be viewed and compared with
approved samples under adequate lighting for both close and comparative
inspection.

Acceptance of design intentions of the Contract Documents (before


commencing shop drawings).

2.

Compliance of proposed performance design with Contract Documents, and


suitability of proposed materials and products (before commencing
fabrication).

As a condition of supply and before final approval of shop drawings for


fabrication, the manufacturers andlor suppliers of all proposed glass, and all
sealants, glazing tapes and associated products shali submit certification that
the Contract Documents and shop drawings have been inspected, and the
proposed products and design are suitable, and any particular requirements

The first completed Benchmark area shall constitute not less than 25 sqm
and not less than 5 m of lineal work of each type of system, and shall include
any non-slandard parts. These constructed examples are to be inspected and
approved by the Archilect before proceeding with the remainder of work. The
constructed examples, if accepted, shall be used as part of the permanent
works and shall constil~e a Benchmark against which all future work will be
assessed. All further works are required to match or exceed the finished
quality of the accepted Benchmark. The bench mark zone will be required to
be protected to avoid damage and also be made available to view and check
new work being installed.

TENDER DRAWINGS & SPECIFICATIONS

A.

The character of these documents Is intended to provide a performance


specification for the design, fabrication and installation of the aluminum curtain wall
systems. Contractor is responsible for the design and engineering as certified by a
Professional Engineer licensed in the State of Libya of all components and
materials as well as the fabrication, installation and performance of the curtain wall
systems.

B.

The Tender drawings are diagrammatic and do not purport to identify or solve
completely, the problems of thermal or structural movement, pressure equalization,
vapour barriers, fixing and anchorages. flatness and stability of facing and moisture
disposal.

C.

The Tender drawings do not purport 10 solve probiems at the glass line associated
w~h glass movement, pressure factor or thermal shock.

D.

The Tender draWings indicate profile and conf'9uralion required together with
relationship to structural frame and interior building elements.

The Tender drawings contain details that suggest directions for solving some of the
major design requirements, and the Sub-contractor may use these details and
develop them as he deems best. Alternatives proposed by the tenderer to the
design nominated on the tender draWings will be considered provided they satisfy
all the performance requirements of this specification.

The specification is of the "performance" type and includes the minimum


requirements of the External Cladding and Curtain Wall System without limiting the
Sub-contractor to the methods of achieving such performance.

The following sections outline Intemational Codes, Standards and Regulations to


which all work outlined in the Tender Documents must conform. The Subcontractor is responsible to ensure that all works are in complete compliance with
these and other Codes, Standards and Regulation referred to within this
Specification.
No substitution for the following codes will be accepted without endorsement
from the Architect.
The Curtain Wall Sub-Contractor shall be responsible for ensuring all work is
carried out in accordance with local Building Authority requirements.
Wherever there is a conflict between different codes, the requirements of the
more stringent code shall apply.

Submit structural calculations, sealed by a licensed structural engineer in the State


of Libya prepared in compliance with referenced do.cuments and specifications.

When two-part, factory-applied structural silicone sealants are used to adhere any glazing
product to the building or curtain wall framing. the Contractor shall establish and submit to
the architect, an acceptable Quality Control program to mon~or quality of materials and
workmanship. The Q.C. program shall include. but not be limited to. such items as
"butterfly" tests, "snap time" tests, "adhesion" tests. weather seal" tests. "plug" tests and
all fabrication and erection procedures. The Contractor shall employ full time qual~y
assurance staff in both shop and field who will prepare daily inspection reports. A copy of
the daily inspection results shall be available to the architect for his records. The quality
control program shall include a full negative design pressure test of one full size vision and
spandrel unit from the production line at the rate of one every 50 units. The test to be
conducted at the Manufacture~s facil~. The Contractor may use the test un~s on the
project at the conclusion of successful test results. A failure of any tested unit will require
the testing of the two (2) additional units manufactured immediately before and after the
failed un~. Depending on the success or failure of the subsequent test, and the
determination of the cause of initial, additional tests may be required by the architect

Submit (4) four copies of Glazed Aluminum Curtain Wall System Maintenance
Program and Manual. (1 each for Owner. Architect. General Contractor, with (1) one
copy to be retumed to the curtain wall subcontractor). The manual is to include (but
not limited to) information regarding all required periodic inspections (descriptions.
photographs of acceptable unacceptable conditions, etc) and the frequency of such
repair procedures required for any unacceptable conditions, replacement time
periods for any I all materials incorporated into the work, copies of warranties from
the manufacturer and wall contractor, as well as contact numbers for the general
contractor, wall contractor, and wall manufacturer, Include a CD containing a set of
the "As buill" shop drawings, denoting any changes made during the construction
that were not originally on the approved shop draWings.

PERFORMANCE REQUIREMENTS

A.

The curtain wall and glazing systems generally shall be water proof and wealher proof,
able to support all dead loads, wind loads, live loads and other loads imposed on the
curtain wall system, accommodate all movements due to base structure movement and
deflecUons and thermal expansion and conlracUon, and generally retain Its appearance for
the service life of the system without failure or breakdown of individual materials and
components.

B.

Methods of fabricaUon and assembly (except as specified herein, or as recommended by


the Architect as a consequence or result of testing), shall be at the discretion of the
Contractor (subject to acceptance by the Architect) provided that the exterior and interior
visible architectural effect is not changed, the work of other Conlractors is not affected, and
lhe weather lightness and strength qualities, as demonstrated by engineering calculations
and measured by the results of the test for requirements, are not reduced.

Remedial measures, which may be necessary on the mock-ups or lhe building, shall
maintain standards of quality and durability, and are subject to acceptance by the Architect.

The work, as erected,' shall meet or exceed the herein specified minimum structural and
weather resislance requirements, as demonstrated by engineering calculations and testing
of mock-ups.

All fayade elements are to be designed for 50 years design life for slructural Integrity and a
25 year serviceable life for duration to first major maintenance.

Additional slructural glazing requirements: Slructural glazing adhesive conlact surfaces


shall be anodised, PVF2 or A10dine Conversion Coated. No structural glazing adhesive
shall be applied to mill finished aluminium surfaces. Adhesion tests are required to assess
the correct cleaner and primer to be used.

WATER-TIGHTNESS

The curtain wall system is 10 be a fully unitised, drained joint pressure equalised system,
which shall be 100% watertight, allowing no water to penetrate to the interior of the
building. The syslem shall be designed such that water being drained in the system shall
not cause any damage to the penmanent works. The system shall not be face sealed and
shall not rely on wet seals.

Provide a complete water drainage and control system, including pressure equalised
drained joints, gutters and troughs.

Water that enters the system, including leakage and condensation, shall be drained or
discharged to the exterior face of the curtain wall system. Water shall not be trapped or
retained in the system. Minimise risk of algae or fungal growth
Where the control device is not pressure equalised, provide mechanical baff1~s to drainage
outlets such as weep holes and slots.
Sealants and gaskets, which are Inaccessible In the installed system, shall remain effective
for Ihe service life of the system.
All glazing rebates, backpan cavities, stack joints, window & doorframes, working louvres
and external trims are to be outward draining. Louvres are to be designed so they sit on a
catchment tray that will capture any water particles that pass through the system and drip
down inside.
Drains are to have baffles to prevent the ingress of wind driven water.
The effect of the drainage system on air now and the partial or full pressure equalisation of
the system shall be considered in the design of Ihe cladding and backpans.

AIR-TIGHTNESS

The designed cladding pressures should take into account of parapet loading, loading to
plant areas and the like with dominant openings, canopies and other projecting features. To
calculate wind loads on these areas, local pressure factors according to BS 6399 and
AS1170 (Part 2) shall be applied to the calculated wind loads.

The Owne, will engage a qualified independent testing and inspecting agency 10
perform field test and inspections and to prepare test reports.

A minimum of six air and water tests will be performed in field during construction.
Area and time of tests shall be per the direction of the Architect Tests to be
conducted per AAMA 501.3 at specified design pressures (No Reduction). Water
penetration is as defined previously herein. Contractor to provide powered scaffold,
hose, water supply, communication system and manpower 10 assist in the
performance of the tests. Test wall at 20%, 60% and 90% completion. Schedule
any work necessary, such as out of sequence sealant work, so that wall can be
tested as specified. Owner, Architect and their consultants to witness all field tests.
Notification to these parties required seventy-two (72) hours in advance of
scheduled tests.

The warranty shall state that glass shall be guaranteed against breakages due to
defects in glass material, fabrication of insulating units, and/or installation for a
period twenty (20) years after substantial completion, as defined in the curtain

Insulating glass units shall (vision or spandrel) shall carry a twenty (20) year
warranty from their manufacturer against delamination, obstruction of vision by

fogging up and collection of dust or dirt in the enclosed space or cracking, peeling
or flaking of coatings.

Spandrel glass shall carry a twenty year (20) warranty from their manufacturer
against peeling or flaking of opacifiers.

The silicone sealant; shall carry a twenty (20) year warranty from the sealant
manufacturer (i) against adhesive or cohesive failure or the discoloring or changing
in appearance due to fluid migration of porous substrate and (iI) thai the silicone
will perfomn as a watertight weather seal.

Kynar paint systems or approved equal finishes shall carry a twenty (20) year
warranty from the manufacturer and applicator against, paeling, fading, chalking,
cra2ing, cracking, fiaking or other damage in appearance or performance. The form
of the warranty from the paint manufacturer and applicator shall cover all materials,
equipment and labor for repairs and re-installation.

Warranty to include inslructions to Building Owner that transfer of building


ownership implies transfer of and agreement by the new owners to fully implemenl
the Maintenance Program described in Maintenance Program and Manual

sided structural silicone glazed unitized wall system. Contractors not listed below
requesting approval to bid their product as an equal must submit their reques~
along with proposed details, calculations. and current test reports and mock-up

prior to bid date for the approval.
The system designed and specified for the external envelope of the buildings will
be manufactured from high grade extruded aluminium with structurally glazed fixed

Provide aluminum profiles and thicknesses as shown and as required to fulfill performance
requirements. Use suitable alloy for extruding with adequate structural characteristics and
suitable for finishing as specified. Comply with ASTM B 221 for extrusions and ASTM B209
for sheets and plates.

Any exposed fasteners or fasteners in wet areas of the wall shall be series 300 stainiess
steel. Finish exposed fasteners to match adjacent aluminum. Exposed fasteners may only
be used if approved by the Architect. The work shall be designed to conceal all fasteners.
Unexposed fasteners located on the interior side of the main water barrier plane may be
steel with and colored chromate plated, meeting ASTM B 696. Class #5. Type finish 0.0005
inch Mill test reports for all structural grade bolts shall be submitted to the Architect for his
approval prior to installation of those bolts on the job. Nuts used at expansion or moving
connections shall be designed to provide a positive means of preventing disengagement.
Stalking of bolts, use of lock washers. or threads being deformed is not acceptable.
Matched bolts, nuts, washers shall be used at all friction connections.

Steel for Anchorage shall be of shapes and thicknesses required to meet structural
requirements for their use. All steel shall meet ASTM-A36 requirements and be given a
shop prime coat of zinc chromate paint meeting FS n -P-645. Touch up after welding in
the field shall be by this Contractor.

All glass shall be heat strengthened, tempered, or laminated as required to meet


wind loads, thermal stresses, and safety or building codes,

Furnish to the Owner a reserve stock of glass, glazing accessories, and re-glazing
accessories, equal to 1.5% of job requirement. Sizes and exact quantities to be as
selected by Archttect, from list of glass sizes provided by Contractor. Submit details
of replacement procedures, including glass size limitations, and equipment
required. Include estimated maximum lead-time reqUired by the glass manufacturer
to supply replacement units for each type of glass unit.

Setting blocks must be 80 to 90 durometer extruded silicone rubber per ASTM C


115 and a minimum of 100mm long. Actual size of setting blocks to conform to the
FGMA Guidelines. All setting blocks shall be positively restricted from lateral
movement.

Side spacer blocks shall be 65 + 5 durometer extruded silicone rubber, ASTM


C115, properly sized and profiled for intended application.

Vision glass re-glazing at curtain wall to be from the exterior. Vision glass raglazing shall be done without removal of adjacent surrounding condition. Spandrel
re-glazing shall be from the exterior.

Glass types and thickness shall be not less than indicated in Appendix A of this
Specification: Materials Schedule. The Glass thickness is to be determined in
accordance with relevant Standards, functional requirements including design wind
loads, deflections and safety, and manufacturer's recommendations. Submit
computations. Visual distortion of the glass will not be acceptable. The Subcontractor shall increase the glass thickness as necessary to prevent visible
distortion from oCClJrring. All glass in the same visual plane shall be the same
thickness unless otherwise approved in writing.

Thermal stress:
Submit computations demonstrating the elimination of thermal stress breakage
risk, methods of overcoming thermal stress problems, and all assumptions. The
Sub-contractor shall consider all potential risk locations including but not limited to

Seal perfonmance:
IGUs shall incorporate approved polyisobutylene primary (vapour) seals
continuously bonded to glass, and two-part silicone secondary (structural) seals.
Primary seal shall be not less than 3 rnm deep. Secondary seal shall completely
cover spacer with no gaps or voids, continuously bonded to glass.
Spacer bar shall be an approved proprietary aluminium type, desiccant filled,
anodised in an approved colour compatible with seals. Conceal spacer bar within
the depth of the glazing gasket line to ensure smooth sight line. Submit details and
colour samples. Spacer bars are to be in continuous lengths with bent comers.
There is to be no joins in the direct vision line of the IGU. Joins are to be kept to
the high points of the glass and a maximum of 1 join per 3m run is required.
Lengths under 1.5 meters will be in one piece.

Structural edge distances:


Submit computations for distance between the outer edge of the glass and the
innermost edge of the aluminium spacer indicating minimum bite of secondary
(structural) seal and spacer bar depth. Include sealant manufacture~s
recommendations and load tables.

Edge qualijy:
External heat strengthened lites of IGUs shall have clean-cut edges. Internal
toughened lites of IGUs shall have belt amsed edges.

Qualijy records:
Submit production and test records for IGUs. Indicate test procedures, acceptance
crijeria and passlfail rate to AS 2208 or equivalent Standards.

Testing:
Submit report from a testing laboratory indicating that the unit type has attained
Class A as defined in ASTM E774 when tested in accordance ASTM E773.

Warranty:
NI IGUs complete shall be warranted for the warranty period. For a period nolless
than the warranly period, all IGUs shall be free from evidence of manufacturing
defects and shall be free from:

Inspection shall be made at a distance of three metres from the glass, viewing

having width and height respectively equal to BO percent of the daylight opening
width and height.
The outer area extends from the border of the central area to the edges of the
daylight opening.

CURTAIN WALL GLASS

The curtain wall glass colour and type is nominated in the materials and finishes schedule
in Appendix 'A'. The glass is to comply with all the technical requirements listed.

Vision Glass
The vision glass is to form a continuous, transparent band around the building.
Blanked-off zones in front of columns andlor core walls are to be single skin and, at
these locations, a drained backpan cavity is to be provided together with curtain
wall insulation, unless noted otherwise.

Spandrel Glass
The spandrel glass is to have a drained backpan cavity behind, together with
thermal and fire insulation.

In the event that Insulating Glass or Low Reflectivity Glass is used at the Spandrel
Zone, the backpan cavity shall be constructed as a 'Shadow Box'. All fixings will be
concealed and interior trims to all the inside edges shall be introduced. The inside
of the shedow box shall be finished with uniform colour. The colour is to specified
by the Architect after reviewing a Sub-eontractor supplied visual mock-up of
various backpan colours in multiple increments varying from SilverI Light Grey to
Black. The glass in this case will have no opacifier.

colour. They are to align with the glass edge to within +/- 1mm. They shall be held in place
by a captive edge so as to be prevented from dislodging in the event of a breakdown to the

curtain wall components in position. Spacer tapes are to be high density open cell

Pads
Provide approved friction-reducing pads to separate moving surfaces at all
connections subject to thermal or other movement (acceptable materials include
Teflon). Pads shall have minimum 3 mm thickness, shall sufficiently reduce friction
to perma movement, shall be resistant to wear, shall positively retained in position
(open ended slots are not acceptable). Pads shall not be subjected to heat damage
from welding or cutting, or to excessive pressure from over-tightening of bolts.

Shims
Provide shims where necessary up to but not exceeding the limits specified on the

Back-pan installation details shall allow for all possible movements, installation and
fabrication tolerances. Back-pan construction should have folded back edges
providing a continuous sealing edge. Back-pans to spandrel glass shall be painted

Insulation
Spandrel glass and other non-VISion areas shall have a minimum thermal
resistance of 10.8ft'.Hr.oF. fBtu (l.gm'kNI) and shall comprise black colour (or
colour to Architect's specification) sealed aluminium foil backed insulation panel.
(USG Thermafibre CW90 50mm or Approved equivalent). The insulation is to be
positioned behind fully sealed backpans.

Fire Slop
The continuous gap between the curtain wall insulation and the concrete slab edge
is to be filled with a relevant Authority approved mineral fibre insulation material
with a 2 hour fire resistant period. Walls that form a compartment within the
building must be separated with fire rated insulation for the full height.

OPERABLE VENTS
All window hardware is to be of a proprietary type stainless steel, (grade 316 for
exposed external elements and grade 304 for all other elements non-visible and
weather protected), which has been fUlly designed and tested. Load capacity
tables provided by the Supplier are to be submitted, together with test results, if
reqUired. Operable vents, formed of extruded aluminium with a profiled handle,
shall be constructed with end pieces, which have been cut to match the end profile
of the vent extrusion. The profile of the handle shall be designed in association with
the Architect to ensure its operability in terms of depth and access for recoverability
of the vent when it is in open position.
LOCKING SYSTEM
Locking System for operable vents shall be Ferco Multi-Point Locking System or
Architect Approved Equivalent. Handle shall be located at mid-point of operable
vent on the vertical face. The handie in the open position should not obstruct the
action of the outward opening vent.
Locking Points shall be calculated based on acceptable vent deOection and stress

The vents shall be manually opened to a point of full extension allowing the full
cross-sectional area of the vent opening to be vented. At full extension there shall
be a 'limiting device', which shall be adequate to restrain the open vent in full wind
loading conditions. The restraint shall be designed so that the vent may be
manually closed without compromising the future functioning of the 'limiting device'

Hinges for the vent shall be extruded and punched and shall run the full length of

Material shall be aluminium sheet, not less than 0.4 mm or more than 1.0 mm
thick. in accordance with AS 1734. Type A3203 or 05050, containing magnesium
or manganese or both, with a maximum copper content of 0.25%.

Neoprene strip shall be 3 mm minimum thickness. and shall comply with ASTM
01149 with negard to ozone and flame resistance. The materials shall have the
following properties:
Shore hardness: 70 - 80 degrees
Minimum tensile strength: 13.8 mPa
Minimum elongation at break: 150%
Minimum tear stnength: 1.38 mPa

Smoke barriers:
Provide smoke barrier seals between the back of all paneis and the concrete
structure of the floor level opposite. in accordance with the requirements of the
relevant Statutory Authorities and Codes of Practice for Fire resistance 1996.
Submit complete details of proposed fire barrier construction along with evidence
of system approval by the relevant Authorities.

Anti-Carbonation Coating
All concrete surfaces that ane not prolected by an air-sealed curtain wall shall be
surface protected. These surfaces are typically behind stone cladding, aluminium
rainscreen cladding and louvres.
The surface prolection shall be an anti-carbonalion coating. Vandex or an Architect
approved equivalent.

All fire-rated doors and ironmongery shall be provided and installed in accordance
with the Door Schedule. Certificates shall be provided demonstrating conformance
with Relevant Codes of Practice and local Fire Service Departments Regulations
and Approved Standards for fire-rated construction and satisfying regulations for
means of escape.

Unless otherwise indicated or required, extruded aluminium alloy shall be Grade
6061 or 6063, Temper T5 or T6. The selected material is to be suitable for
anodising and all exposed sections shall be of the same material to assist in
providing unifonmity of anodised finish.
Extrusion shapes and thickness shall withstand all required loads, and shall be
rigid with straight and sharply defined profiles, free of draw marks. Structural
sections minimum wall thickness is 3.0mm, and the minimum wall thickness of
non-structurat trims is 1.5mm.

FABRICATION
A

All parts of the wall shall be of the materials, design, sizes and thicknesses shown
or called for on the draWings herein specified. Methods of fabrication and assembly
however, unless otherwise specifically stated, shall be at the discretion of the
manufacturer subject to acceptance by the Architect.

Fabricate components of the system at factory. ready for field installation. Make all
cutouts for penetrations at the factory, wherever possible.

as detaiied on the drawings in the factory wherever practical and with a minimum

Exposed fasteners on finished surfaces will not be permilted.

Protection against galvanic action shall be provided wherever dissimilar metals are
in contact. except in the case of aluminum in contact with galvanized steel, zinc or
relatively small areas of stainless steel or nickel silver (white bronze). This
protection shall be provided by painting the dissimilar metal surfaces with a heavy
coat of zinc primer or by application of appropriate sealant or tape or other
approved galvanic isolator.

Aluminum which is to be in contact with cured concrete, mortar or plaster shall


have the contact surfaces protected. This shall be accomplished by the use of a
heavy coat of bituminous paint applied to the aluminum, or other penmanent
separator on concealed contact surfaces .of the aluminum before assembly or
installation.

All welding shall be in accord with pertinent recommendations of the American


Welding Society and shall be done with electrodes by methods recommended by
the suppliers of the metals being welded. Type. size and spacings of welds shall be
as shown on approved shop drawings and structural calculations. Paint all field
welds with zinc rich primer.
Welds behind finished surfaces shall be done as to minimize distortion andlor
discoloration on the finished side. Weld splatter and welding oxides on finished
surfaces shall be removed by de-scaling andl or grinding. Telegraphing of welds a

EXAMINATION

A.

All work shall be performed by skilled workmen. especially trained and experienced
in this type of work. If Ihe Contractor chooses to sub-contract the installation of
work, the proposed sub-contractors qualifications shall be approved by the
Architect and General Contractor.

Bench marks for elevation and building line offsel marks for alignment shall be
established on each floor by the General Contractor. who shall be responsible for
their accuracy. Should any error be found in their location, the Contractor shall so
notify the General Contractor in writing, and installation work shall not proceed in
the affected area until the errors have been corrected.

After lines and grades have been established, and before beginning installation in
any area, the Contractor shall examine all parts of the Slructure on which the wall
'is to be placed in that area. Should any conditions be found which, in his opinion
will prevent the proper execution of his work, he shall report such condition in
writing to the Architect and the General Contractor. Installation work shall not
proceed in' that area until such conditions are corrected or adjusted to the
satisfaction of the Architect and the Contractor. Commencement of work shall
constitute acceptance of surrounding conditions.

3.2

ITEMS TO BE CO-ORDINATED
A

The Curtain Wall Sub-contractor is required to make provision for Interfacing and
co-ordinating with olher trades, services and systems on site being carried out
under separate contracts. The following are a list detailing the trades that are to be
considered. The scope of interfacing required by the Curtain Wall Subcontractor
shall not be limited by this list.

Primary and secondary structures (reinforced concrete and steel)


All building Mechanical and Electrical systems (HVAC, Hydraulic, LV, ELV,
Lighting and Signage-including video/LED screens, PA, IT Systems,
Communication systems, Security systems, BMS, MBMS)
Internal partitions, balustrades and wall finishes
Internal floor finishes including raised floors
Internal suspended ceilings and other ceiling finishes
Building Maintenance Units (BMU)
All integrated, nonintegrated, illuminated and non-illuminated signage and
other information display systems.
External paving and landscaping
All roofing and weather proofing works

Drainage
All materials, design and installation necessary for the drainage of all cladding
systems shall be provided by the Curtain Wall Sub-contractor. The design of
system drainage shall be co-ordinated with the works of the ElM Sub-contractor
where necessary. Connection of external gullers and flashed areas to drainage
pipes shall by the ElM Sub-contractor.

Lighting
Design of lighting, which is integral to, or interfaces with any of the cladding
systems, shall be fully co-ordinated with the Lighting Sub-contractor. The housings
and conduits shall be provided to the CurtainWall Sub-contractor by the Lighting
Sub-contractor for installation by the Curtain-Wall Sub-contractor. All openings

Security Systems And Fire Services


All Security Systems and Fire Services which interface with the external cladding
systems including locking mechanisms, intercoms, PA systems, CCNs, fire
services inlet cabinets, fire service control panels. and so forth shali be
incorporated into the design of the cladding systems ",here necessary. This shall
include provision of openings, lockable hinged panels with glazed in-fill lites where
required, concealed conduits and appropriate ironmongery as is necessary. All ElM
eqUipment shall be provided and installed by the ElM Sub-eontractor. The works of
the Cladding Sub-contractor shall be rigorously co-ordinated with the technical
requirements of the ElM Sub-contractor and the aesthetic requirements of the
Architect Where there is uncertainty regarding location or extent of co-ordinated
works, the Architect shall be consulted and approval received before any required
fabrication of the cladding works may proceed.

Signage And Information Display Systems


Signage Boxes and Infonmation Display Systems shali be fitted with a hinged heal
strengthened glass cover that allow the inside and outside of the glass to be
cieaned and the lights to be replaced. For Infonmation Display Systems of a larger
scale, the Manufacturer's instaliation and maintenance requirements shali be
'complied with. A Manufacturer's certificate of compliance shall be submitted to the
Architect by the Curtain-Wall Sub-contractor upon completion of the works.
otherwise all housings and conduits shall be provided by the Signage/Lighting
Sub-contractor to the Curtain Wall Sub-contractor for instaliation. Wiring,
luminaries and lights shali be provided and instalied by the Lighting Sub-contractor.
The Curtain Wali Sub-contractor shali provide access to the instalied cladding
works for the Lighting Sub-contractor's installation needs. All works shali be closely
co-ordinated.

ElM Louvres
At louvre locations in front of duct work for intake or exhaust the curtain wali Subcontractor shali liase with the ElM Sub-contractor to provide a fUlly integrated detail
alioWing for access to the duct and louvres for both maintenance and cleaning. The
louvre assembly shali be noise and vibration free and shall provide the 50%
minimum free area required for duct performance. The curtain wall Sub-contractor
shali provide a metal coliar for connection of the ductwork to the ElM Louvres.

BMU System
The Curtain-Wall Sub-contractor shall co-ordinate ciosely with the BMU Subcontractor. Refer to Clause 184 - 'BMU Loads' and Clause 265 - 'BMU Restraint
Sockets and Tie-Back Plungers', of this Specification.

Embeds shall be designed and furnished by the Curtain Wali Contractor for
placement, in surrounding conditions per layout and placement furnished by the
Curtain Wali Contractor. Design to be based upon concrete slab strength as
specified in other sections.

Install exterior wali components plumb, level, accurately aligned and accurately
located reference to lines and floor levels. Adjust work to conform with the foliowing
tolerances (maximum variations).

Provided irregularities do not exceed them, and clearances shown on


approved shop drawings are maintained, all parts of the melal curtain wall,

accordance with accepted shop erection drawings. Supporting brackets shall be so
designed as to provide three-dimensional adjustment and accurate location. Once

American Welding SOciety. Special care shall be taken to protect glass, granite and
other finished surfaces from damage and to prevent causing fLres. All welds must
be prepared and touched up with zinc rich primer.

Any weld splatter on glass or exposed surfaces will be cause for rejectiofl of glass
or other exposed material. Glass with weld splatter will be replaced with no cost to
the Owner.

H.

Glazing:
Sealing specifLed shall be used in strict accordance with the manufacturer's printed
instructions, and shall be applied only by mechanics especially trained or
experienced in their use. Before applying sealant, all mortar, dirt, dust, moisture
and other foreign matter shall be completeiy removed from surfaces it will contact.
Adjoining surfaces shall be masked when required to maintain a clean afld neat
appearance. Sealing compounds shall be tooled to fill the joint and provide a
smooth finished surface.

Site glazing:
Site glazing shall be carried out by approved glaziers under the supervision of the
factory supervisor as for factory glazing in accordance with BS952 or AS 1288.

Check and confirm all dimensions on site before ordering or cutting glass. Check
that openings are square, and in required plane. Rectify defecls prior to giazing
Ensure that all weep holes and drainage channels are unobstructed and free of
debris including alkaline material likely to etch glass.
On completion replace damaged glass and leave the work clean, polished, free
from defects, and in good condition.
Warranty for the warranty Period must be obtained from Sealant manufacturer for
all s~e glazing.
Structural glazing logbooks:
In addition to the requirements for the glazing logbook, maintain on a daily basis
and subm~ progressively structural glazing logbooks. As a minimum the logbook
shall contain:

Identification number of each structural glazed unit and its location in the
building.
The production lot numbers of the structural sealant used on each unit.
The units subjected to site adhesion tests, and the test results.
Site glazed or reglazed units, if any.
Adhesion test results at the base metaUcoating interface
Adhesion test results at the coaling/sealant interface
Quality of completed units on a statistically valid basis
Structural glazing worikmanshlp:
The dead load of the glass shall be fully supported by the setting blocks in the
installed position, and fully engaged with the setting blocks prior to the application
of structural adhesive.

The profile of structural adhesive and the methods of applicalion shall enable the
quality of adhesive to be inspected after application.

Structural glazing shall be carried oul in the faclory except for approved on-site
glass replacement.
Approval will not be given for structural site glazing unless:

3.5

PROTECTION AND CLEANING

Before, during and after installation on a unit-by-unit basis, the Sub-contractor shall
provide all necessary protection for all exposed members/componenls of the
curtain wall, both the interior and exterior. Film shall be as recommended by the
aluminium and painl finish manufaclurer and glass supplier.
The Sub-contractor shall be responsible for the prolection of all uninstalled works
and completed works before Practical Completion or Handover 10 Employer,
whichever is earlier. Upon completion of works, the Sub-contractor shall provide
proteclion 10 the completed works 10 the salisfaction of the architect. Joint
inspection shall be carried oul by Ihe Main Conlraclor and Sub-contractor, and
shall record Ihal the works have been sUilably protected. Should any damage
incurred 10 Ihe protection before Praclical Complelion or Handover to Employer,
whichever is earlier, the Main Contractor has the dUty to inform the Sub-contraclor
10 make good the proleclion al once. Should any damage incurred 10 the damaged
works before Practical Completion or Handover to Employer, a fair judgement shall
be made by the Architect, al the request of the Main Contractor or Sub-contractor
as 10 who should be responsible for the incurred damage.

The Sub-contractor must provide written verification that cleaning agents are
compatible with finished aluminium, glass, glazing materials and sealants.

Finished wor1< shall be free from defects and mechanical imperfections such as
scratches, scrapes, dents, and abrasion.

The Sub-contractor shall report to the Main Contractor when he requires no further
access to a floor or particular area for the installation of the Curtain Wall. The Main
Contractor shall provide any such additional protection or supervision of other
trades as may be required to protect the installation from damage.

Adjacent work by others.


At the completion of all adjacent wor1< by others, including services work, attend the
Site, inspect the work areas generally, and repair all damage, complete or make
good finishing, trimming and sealing, and replace any damaged or dislodged work.

Commissioning:
At completion of installation, commission, test and adjust as required, all manual
and mechanical operating components in all functional modes.

Architectural finishes:
At completion of installation, wrap or cover architectural finishes to avoid soiling,
damage, or wear and tear during subsequent building activities. Otherwise, clean
and maintain finished work as frequently as necessary throughout remainder of
construction period. Protection shall be designed for removal without damage to
finished surfaces. Any damaged to finishes shall be required/replaced at no
additional cost to the employer.

Glass:
The Sub-contractor shall be responsible for removal and replacement of any glass
that is broken, cracked, abraded, chipped, scratched, etched, stained, or damaged
in other ways before or dUring installation. Defects will be assessed in accordance
with ASTM1036.

Immediately before the time of final acceptance the Sub-contractor shall
