O BEOGRADU
Beograd, prestonica i najvei grad u Srbiji, trei je po veliini grad u jugoistonoj
Evropi, odmah nakon Istanbula i Atine.
Nalazi se na Balkanskom poluostrvu i lei na uu Save u Dunav.
Danas ima oko 1.6 miliona stanovnika, to ini ak 15,8% celokupne populacije
Srbije. Pored toga, 31.2% svih zaposlenih u Srbiji radi upravo u Beogradu.
Beograd je grad mladih. Vie od 40% njegovih stanovnika ima
izmeu 15 i 44 godine. Ovaj grad je poznat po otvorenom i slobodnom duhu,
sjajnoj atmosferi i dinaminom nonom ivotu.

Beograane smatraju veoma trendi (uspenim) i drueljubivim ljudima. Vole


da se drue, da slobodno vreme provedu u kafiu ili nekom klubu, znaju da
uivaju u dobroj hrani, udobnim kafiima, etnjama i kupovini.
Beograd postaje sve popularnija destinacija za strane turiste.
Veina njih dolazi iz zapadne Evrope Dunavom na velikim kruzerima koji se
sidre u luci Beograd, smetenoj na samo par minuta hoda od glavne peake
zone.
Glavne turistike atrakcije nalaze se u samom centru i okruuju peaku zonu.
Kao glavne atrakcije izdvajamo Kalemegdanski park, Narodni muzej, Narodno
pozorite, Knez Mihailovu ulicu, Skadarliju, Republiku skuptinu i Hram
Svetog Save.

ABOUT BELGRADE
Belgrade - Serbias largest city and its capital - is the third largest city in
South-Eastern Europe, after Istanbul and Athens. It is situated on the Balkan
Peninsula, at the confluence of the Sava and Danube rivers.
Today, it has a population of around 1.6 million people, comprising 15.8% of
Serbias total population; moreover, 31.2% of Serbias workforce is employed
in Belgrade.

Most incoming tourists arrive from Western Europe on large Danube cruiseships that anchor at Belgrade dock, just a few minutes walk from the main
pedestrian zone.
The main tourist attractions are in the city center around the pedestrian
zone; they include Kalemegdan Park, the National Museum and the adjacent
National Theatre, Knez Mihailova Street, Skadarlija, the Parliament, and the
Saint Sava Temple.

ISTORIJA LOKACIJE
oping Centar Rajieva smeten je u samom centru Beograda, u glavnoj
peakoj ulici Knez Mihailovoj. Idui ovom ulicom, primetiete neke
od najstarijih i najlepih primera lokalne arhitekture, nekoliko izlobenih
i koncertnih sala, umetnikih galerija kao i mnotvo kafia, restorana i
prodavnica. To je kulturni i drutveni centar grada, kao i glavno podruje za
kupovinu.
U neposrednom okruenju nalazi se prestina rezidencijalna i poslovna
etvrt to poveava atraktivnost ove lokacije, kao i oblinji Kalemegdanski
park, zelena oaza sa prelepim pogledom sa Beogradske tvrave na ue
Save u Dunav.

Beogradska tvrava, oko koje je kasnije sagraen itav grad, datira jo iz


prvog veka nae ere, kada je sluila kao stalni vojni kamp Rimljana. Zbog svog

od najlepih gradskih parkova u regionu.
Knez Mihailova ulica zajedno sa Kalemegdanskim parkom ini glavnu

History of the Area


The Rajiceva Shopping Center is located in the very centre of Belgrade, on
the main pedestrian street - Kneza Mihaila - which has some of the oldest and
most beautiful examples of local architecture, several exhibition and concert
halls, art galleries, and many cafs, restaurants, and stores. Its the center of
the citys cultural and social life, and a mecca for shoppers.

Belgrade Fortress dates back to the First Century A.D., when it was a permanent
Roman military camp; eventually the city grew up around it. Because of its
strategic position, over centuries it was the chief cause for constant invasions
and wars, but today its one of the most beautiful city parks in the region, with
terrific views.

Adding to the areas attractiveness is the luxurious residential and commercial


neighborhood surrounding it. Close at hand is Kalemegdan Park - a green
oasis with magnificent views of New Belgrade and Zemun from Belgrade
Fortress, overlooking the delta of Sava and Danube.

Znaajna prednost Rajieva Shopping Centra u odnosu na konkurenciju je u


tome to pokriva iroko podruje. To e biti prvi moderni trni centar u centru
Beograda i jedini trni centar u glavnoj peakoj zoni. Lokacija je lako dostupna
putem javnog transporta i ima visok nivo peakog saobraaja sa vie od
nekoliko stotina hiljada peaka nedeljno.

The Significant competitive advantage of Rajiceva Shopping Center is its


extensive primary catchment area. It will be the first modern shopping center
in downtown Belgrade, and the only shopping center in the main pedestrian
zone. The location is easily accessible by public transport, and has high foot
traffic of more than a few hundred thousand people per week.
The primary catchment area of the Rajiceva Shopping Center covers
population of 155.000 inhabitants in 10 min drive, not including the number
of foreign and domestic visitors. The primary trade area comprises of a radius

As the first and only mall planned for the very heart of the city centre, and
within the main pedestrian and shopping zone, the Rajiceva Shopping Center
offers retailers a presence on Knez Mihailova street, in the form of welldesigned stores in a great setting.

Sam kompleks je prefinjen i moderan, sagraen od trajnih, prirodnih i


industrijskih materijala uz korienje najmodernijih tehnologija uz istovremeno
potovanje istorijskog naslea ove lokacije. Njegov cilj je da pobolja i
sauva tradiciju i odgovori i na sadanje i na budue potrebe Beograda ovim
modernim kompleksom sagraenim po najviim standardima.

Trni centar e imati posebne ulaze iz Knez Mihailove ulice i ulice Kralja Petra,
glavnih peakih zona na ovoj lokaciji, kao i iz Pariske i Uzun Mirkove ulice.

The complex itself is beautifully thought-out and contemporary. It combines


natural and industrial materials with high-technology, yet is deeply respectful
of the heritage of its historic location. The planners aim is to preserve and
enhance tradition, while responding to Belgrades present and future needs
with a modern complex of premium standards.
The Rajiceva Shopping Center will be developed as a part of a mixed-use
project, with the second phase incorporating luxury hotel.
With 15.300 square meters GLA, the shopping center will feature three
underground levels of parking with around 500 parking space and six
floors of leasable space with more than 80 units, that will offer an unique
varied of shops, among others exclusive fashion boutiques, fashion anchors,
supermarket, restaurants, coffee shops, beauty and body treatment facility
and a number of large, mid and small size retail units.
The shopping center will have a distinctive entrance from Knez Mihailova
street, and one from Kralja Petra street - the main pedestrian streets in the
area - as well as entrances from Pariska and Uzun Mirkova streets.
