DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED of ABSOLUTE SALE is made and executed in Masbate City, Philippines
on this ________day of October 2016 by and between:
ANGEL O. LEGASPI, of legal age, Filipino citizen, married to LUCILA R. LEGASPI
with residence and postal address at 33-A Quezon Street Masbate City, hereinafter
referred to as VENDOR
SPOUSES RICHARD C. GOMEZ AND LIGAYA F. GOMEZ of legal age, married
Filipino citizen, with residence and postal address at Malinta, Masbate City hereinafter
referred as VENDEE
WITNESSETH: THATWHEREAS, the VENDOR are registered and lawful owner of a parcel of land
described as follows:
That for and in consideration of the agreed price of ONE HUNDRED THOUSAND
PESOS (100,000.00) Philippine Currency of which the sum of THIRTY THOUSAND
PESOS (30,000.00) has been paid by the Second Party upon the execution of this
instrument and the balance to be paid within twenty four (24) months installment of not
less that FIVE THOUSAND PESOS (5,000.00) per month which said installment
payments shall begin on November, 2015 and every month thereafter September 2016 is
now fully paid by these presents the Second Party that certain portion of a parcel of land
consisting of TWO HUNDRED SQUARE METERS (200 sq. m) with the following
boundaries , to wit:

Which said portion forms part of that certain parcel of land owned by the First party
situated in Barangay Malinta, Masbate City, covered by the Tax Declaration No.
9623 and more particularly described as follows:
A parcel of land situated in Barangay Malinta, Masbate City, Province of Masbate
covered by Tax Declaration No. 9623, with an area of 29, 268 sq.m more or less owned by
angel o. Legaspi and with the following boundaries

WHEREAS, the Vendor has offered to sell and the VENDEE has agreed to buy the
property as described as follows;
A portion of lot, containing an area of 200 sq. m a; bounded on the North
NOW, THEREFORE for and in Consideration of the sum of ONE HUNDRED
THOUSAND PESOS (100,000.00) Philippine Currency receipt whereof is hereby
acknowledged from the VENDEE to the entire satisfaction of the VENDOR said VENDOR
does by these resents cede, sell, transfer and convey, in a manner absolute and
irrevocable unto said VENDEE.
That the parties hereto have agreed to record this instrument under the provisions
of Act No. 496
IN WITNESS WHEREOF the parties have hereunto affixed their signatures this
