Project Introduction
Habitat Toyota is a charitable foundation created by Toyota Motors, LLC. Habitat
Toyota is comprised of corporations, non-profit organizations, and private entities
aligned for the purpose of improving community standers. Habitat Toyota is making
great efforts to improve the standards of living for low-end housing districts in the
DFW Motorplex. The need for home improvements on large scales is drastically growing
as large companies like Toyota are moving into new areas.
Low end housing is not only detrimental to the individuals that reside in but also to
the communities that surround it and eventually to entire cities. When a low end
housing community is surrounded by much higher end housing communities the result is
not that high end will naturally bring the low up, but rather the opposite. The
residents in the low end community have a higher crime rate and that will quickly
filter in to the neighboring communities causing the high end neighborhoods to become
more riddle with crime which will cause the housing price to take a quick tumble and
cause the number of homes being sold to go up as the residents that are lucrative
enough to do so will move to lower crime areas. Then the residents of the
neighborhood community that will not want to live next to poor neighborhoods, so they
will also move and as we know from any market as the sellers start to raise the price
starts to fall and as sellers get more desperate they will continue to let the prices
fall. Then once the community is completely infiltrated by lower income families the
homes will begin to become unsafe not to the fault of the new residents but keeping
homes up to standards is expensive and many of these people cannot afford to pay such
high prices for repair of such large properties. So the cycle continues to grow and
in time the hole area is completely in a dilapidated state of disrepair and crime
riddled streets.
With local companies in constant need for reliable employees it is important that the
employees are not only secure in their place of work but also in their residence.
With the full spectrum of implementing job fairs and resume classes the people of
this area will be more equipped to becoming employed in the area. With them becoming
employed they will want to live in a home that is suitable to their status of life
and Habitat Toyota Intends on making this a possibility. As employment in the
neighborhood increases crime will decrease by 16% (National Institute of Justice,
2008).
Education of the young is important in this ever growing world, and individuals that
graduate high school have unemployment rate 8% when those that do not graduate have
unemployment rate of 12.5% (Bureau of labor statistic, 2014). Community centers have
been known to increase the number of graduates in the neighborhood where they are
established (Texas school safety center). With community centers there is also a
decrease in crime rates as the youth have something to do rather than committing
vandalism.
To some 35 thousand dollars a year job may seem nice but in the grand scheme of
things when a full household has that income and has both parents working and a child

or two the extent of the quality of life drastically declines and with the parents
both constantly at work the children are left to their own devises and with that we
see them resort to vandalism, gang activity, and even high level felony type
offenses.
Life is difficult, but with Habitat Toyota it can be better.

Background
Next project will be in the North Wood Hills neighborhood located near the I-635 and
HW75 junction, the exact location is the east side of Coit Rd from Kit Ln to Red Fern
Ln. The neighborhood has no community center and the average home price is between
$90,000 and $110,000, yet the neighborhoods surrounding it range in average prices
from 200,000 to $500,000. Most homes and duplex's in the area were built from the
early 1960's , to the mid 1980's(Zillow). The local inhabitants have a lower-thanaverage income status for the area that they live in, with the neighborhoods rent
being lower than 70% of the state of Texas(Dallas Home Prices).
North Wood Hills populations breaks down to 47% male, and 53% female and has an
average of 2.3 people per household. 75% of the homes are rented and 25% are owned,
with 43% of the population being between the ages of 25 and 44(Property Shark). The
most prominent type of home is Non-family at 51%, however Married families follow
closely taking up 34.5% of the population.
The average income of North Wood Hills is significantly lower than the surrounding
area, sitting at about $35,000. In comparison, the surrounding areas of the
neighborhood range from an average annual income of $55,000 to over $75,000(Census
Explorer). This coupled with the low housing price in North Wood Hills makes this a
prime area for renovation and revitalization.

Toyota Corporations is moving to the nearby city of Plano, TX. The plant is intending
on hiring a lot of personnel from many different levels of operations. With the
demand for personnel at a high level and the need for the personnel's moral to be
good, it is important to establish good faith with the local communities. It is also
important to consider employee safety at their homes, and as we look at neighborhoods
across Dallas, many strike the idea of criminal activities as being on a high mark.
So to aid in decreasing criminal activity, sometimes it is better to start at the

cause, rather than just proving more law enforcement. Toyota Corporations will
receive a tax-break from donating the funds, but more importantly the name "Toyota"
will not only claim "moving forward" but actually embody it as they assist Dallas in
"moving forward" into a new golden age of prosperity with revitalization of peoples'
hopes and beliefs in large corporate entities giving back to the people.
There are other companies that will be joining us in this endeavor. These companies
are all interested in the betterment of the Dallas area for the reason of improving
the livelihood of their local customers and the advertisement but also the level of
civil obligations that this gives to the area.

Proposal
Habitat Toyota will be partnering with Home Depot, Habitats for Humanity and local
contractors, electricians, and plumbers.
Toyota is planning to match "dollar for dollar" towards this project to give the
project $200,000 a year total to improve the neighborhoods, constructing a community
center, and establishing community groups. The first year, we will focus on 12 homes
in the area. The second year, we will build a community center and renovate 6 houses.
In the third through fifth year, we will finish 42 of the houses in the remaining
years.
Dallas Chamber of Commerce will also be giving Habitat Toyota $100,000 each year for
the next five years. This will help Habitat Toyota improve the houses that will be
done in North Wood Hill area.
This Renovate project is a multi-year project. If the project is successful in the
first year. Habitat Toyota will ask for the money for additional years from Toyota
and Dallas Chamber of Commerce.
There will be community programs and activities established while HT is on-scene, and
this attitude will be encouraged in the community. A Home Owners Association may
even be established during the program, as long as the residents and owners can come
to an agreement about how it operates. Habitats for Humanity will provide legal
mediators, if needed, to help come to a benefit for all parties.
TWC (Texas Workforce Commission) will be providing assistance towards helping the
local population with bettering their current employment situation. They will provide
this aid in the new community center as soon as it is built.
Owners will reserve the right to refuse renovation in part or completely. If the
owner accepts renovation and the resident(s) wishes to refuse the renovation Habitat
Toyota will place the home on a "does not meet requirements" list as not to entice
the owner into the thought of evicting the current tenant, in order to get the
residence renovated. In the event that the owner and resident approves the
renovation, Habitat Toyota will work with the resident(s) to negotiate an appropriate
set of dates that the renovation will be performed. While renovations are being
performed, a representative of the house would be appreciated to be on location, as
it may become necessary for the renovators to ask that certain personal belongings be
moved temporarily in order to do the renovation. If the resident needs assistance
with moving the property volunteers may be asked to assist however if any damage is
incurred the liability will fall on the resident as the will be present during the
movement. In the event that high dollar items are destroyed, Habitat Toyota will make
efforts to replace said item however small dollar items will be considered the
responsibility of the resident. Habitat Toyota reserve the right to deny any home

renovation for any reasons that habitat Toyota rational. The owner of rentals must
sign contracts, which state they will not sell the homes for 5 years, after project
completion. The rents will be fixed for a minimum of five years after the project is
complete. Unoccupied homes without rental contract are not eligible for the
renovation project. Second, any known home flippers owning any of these houses are
not eligible for the renovation project. Toyota will ask for each home owner for
their occupation to determine qualification status.
Habitat Toyota focuses on betterment of areas by establishing community based
organizations, renovating most homes in single neighborhoods, and the creation of
community facilities. This is all accomplished by Habitat Toyota from donations of
corporations and grants by the city councils, as well as local volunteers. The
process begins when Habitat Toyota determines that a neighborhood is in need of
assistance. They then proceed to get as many willing corporations involved in the
project, as well as request that the city council put forth a contribution and
contacts the local contracting bureaus. After all approval is given, HT (Habitat
Toyota) adopts the neighborhood and begins improvements. This process can take a few
years, but when it is complete, the neighborhood will flourish from its revitalized
appearance and improved inspiration for the inhabitants.
Habitat Toyota will bring all renovated homes up to current electrical codes,
plumbing codes, and all other new building codes. Residences will receive the
following improvements, as needed: external paint, cladding repaired, and yard
beautification. Internal components will also receive a complete overhaul, such as
drywall repair, painting, cabinetry refinishing and repair, ceiling repairs, wall
fixture replacements, safety features, appliance maintenance, insulation, ecofriendly upgrades, and other needed improvements.
A community center will be constructed for the use of the neighborhood. It will be
supplied with amenities such as a basketball hoop, table top games, pool table, PingPong table, meeting tables and chairs, decks of cards, study desks, and other such
recreational and educational equipment. Community organizations will be established
and group leaders will be voted upon. Some of these groups include a neighborhood
watch, mentor programs, helping elderly and infirm group, and many others.

Plan
Improvements
The following items describe the improvements that Habitat Toyota intends to make
during the upcoming project. Any changes that demand a license technician will be
done by a technician. Habitat Toyota will improve the homes in North Wood Hills by
giving resident a good upgrade. This upgrade will have the following:

Security system:
Habitat Toyota will establish a community watches. We will also be installing
security systems; camera equipment is going to be installed around neighborhood. The
monitors and recording system will be in the community center, isolated and secured.
The crime watch group will consist of volunteers from the neighborhood and will
function out of the community center. The community watches will decrease the crime
rates of the neighborhood by 16% (National Institute of Justice, 2008).

Environmental consciences:
Habitat Toyota will be utilizing the latest in "green technology" to upgrade the
residences' insulation, power conservation, and utility usage. With all these
upgrades towards conservation of power this will decrease power usage by up to 150
kilowatt hours per square meter per year(How Much Money Could A Well Insulated House
Save You). Lower utilize bill it will provide more disbursable income to the family.

General interior:
Habitat Toyota will be repairing dry wall when necessary, painting walls, fixing wall
fixtures, repairing celling as needed, and replace or repair flooring. Badly damage
in the restroom will be repair by the volunteer and as well as replacing any sink and
bathtub if necessary. Kitchen will have their cabinet and counter top repair or
replace as needed. Appliances in a home check for adequacy and functionally, if dean
unfit Habitat Toyota will replace. Outlet cover will be replacing with child safety
cover for all houses that residences request it.

Utility management:
Habitat Toyota will be upgrading all the electrical wiring, as well as adding
grounding and auto shut-offs that the new codes require. The plumbing will also be
brought up to code and old worn out pipes will be replaced with new High-Efficiency
pipes. Heating and air ventilation will be clean.

Roofing and siding:


Habitat Toyota will be replacing any roof that needs to be replaced, as well as
repairing all siding and shutters that have fallen in to disarray.

Landscaping:
Habitat Toyota will be bringing in volunteers to tend to landscapes that are in a
state of disrepair. There will be standard lawn care equipment given to the community

center, so that if a resident need to mow their lawn, they may check out the
equipment and tend to their lawn, given the equipment will be returned in the same
good condition it was checked out in. When the house renovation is complete the lawn
will be mow one time by the volunteer.

Community Center:
The community center will be built during the second year. There will be organized
activities, organized clubs, and recreational activities. A basketball hops will be
place outside, inside there will be pool table, ping pong table, and card table.
Resident can check out basketball, card, and any other equipment that need for the
activity. Some of the organized clubs will be neighborhood watch, assistant to the
elderly, and mentorship groups.
Direct Donations:
Toyota will be donating a new Toyota Tundra SR5 Double-Cab (Quad Cab) Long Bed,
sprayed with factory bed-liner and will be wrapped with a livery of sponsors for the
project as an advertising channel. Tundra Double Cab is a V8/5.7L/ flex-fuel.

Marketing
The following information discusses how Habitat Toyota intends on attract volunteers
as well as covers how the donors will receive the advertisement.
Promoting the Project:
During the month before the project begins and all throughout the project, HT will be
utilizing Habitats for Humanity's experience in promoting volunteer efforts. We will
also be posting signs up in the local merchants' front windows, and passing out
flyers to the neighboring communities. Habitat Toyota have a marketing strategies
that tackle the local volunteers. One of the strategies is to give out raffles for
prize every quarterly and will be offering free lunch during the weekend.
Promoting the donors names:
In front of the neighborhood, a small stone wall will be built, with the statement
"This neighborhood is revitalized by Habitat Toyota." Beneath this statement, there
will be the logo of all companies involved in the project. There will also be the
Toyota Tundra, which will have a wrap that says "Habitat Toyota" and will have a
company logo for each company that contributes to the project.
Benefits
The following information covers what will be the benefits for all parties concerned
in the project.
Community benefits:
Neighborhoods with crime watch organizations are known to have lower crime rates by
exceptional amount. Community centers have contributed to increased high school
graduation rates from the neighborhood. Community centers are also known to decrease

gang activities and juvenile delinquency in neighborhoods that have been established.
This is largely due to fact that the children have nothing to do after school will
create more damage and not self-discipline. Community center will create more
relationship between the people in the neighbors and also create helping hand to each
other.
Residential benefits:
Inhabitants of the upgraded and repaired homes will feel better about themselves and
about their homes. With Habitat Toyota leaving long care equipment at the community
center will have easier time of insuring that their lawn is maintain. TWC will be
holding job fairs in the community center, bring multiple employers to meet with the
local resident in efforts to helping resident finding a better employee. TWC will
also be conduct a practice interviews and resume assistant. For each practicing
interviews, local residents will have the opportunity to get feedback ways to improve
on their interviewing skills. Resume assistant will include resume lecture as well as
review and feedback on their resume. With Toyota, Home Depot, and the local
contractors having applications on-site, this will help ensure that the residents
have jobs of a reasonable standard of living.
Surrounding community:
With the neighborhood thriving from legitimate employment and the youth having
activities to do, the crime rate will drop. The communities surrounding this
neighborhood will notice a decrease in vandalism, as well as petty crimes.
Toyota benefits:
Tax write-offs, Advertisement, civil obligations met, Good-Faith with the community,
and other areas of Texas.
Contractor benefits:
Advertisements, Guaranteed employment for five years, and local reputation of
goodwill to the communities.
Home Depot benefits:
Tax write-off, Guaranteed purchases for five years, and advertisement. There is also
the Good-Faith with the community, and other areas of Texas with civil obligations
met.
Habitat of Humanity benefits:
Connections with several companies, a whole neighborhood completely fixed up with
minimal efforts on their part.
Wal-Mart benefits:
Tax write-off, Guaranteed purchases for five years, and advertisement. There is also
the Good-Faith with the community, and other areas of Texas with civil obligations
met.

HT Team:
The Toyota factory in Plano will be providing 20 associate per day from the plant to work on the
improvement of the homes. These personnel will be voluntary and will continue to earn their hourly wage
while at the facility but will not be eligible for collecting the raffle ticket on the day that they are still
considered working for the company. The personnel will be accompanied by an assigned salary manager
who will be at the site the whole time. The staff will volunteer for one of the days, before the day of their
regular working day. They will report to the site itself, rather than reporting to the Toyota factory. The
wages of these employees and the manager are not included in the budget as Toyota want to contribute
these employees without the financial assistance of the Dallas city commerce commission. Any other
companies, who are part of the Habitat Toyota group wishes to send over there employees in this same
facet are not only welcome to but even appreciated. The Toyota manager on site will be willing to cover
the managerial position over these associates and will report any information pertaining to them back to
their respective companies at their company request for any sort of performance reviews as well as the
hours they worked. HT team will be responsible for the operation of all the heave equipment and the
operation of the truck. Every day one of their personnel will be assigned the position of Porter, this job
will entail doing all the necessary driving to move materials equipment and personnel around from one

site to the next as well as being responsible for going to the store to pickup any needed items. There will
also be a Skid driver assigned every day with the duty of utilizing the skid to transport bulk trash to the
dumpster as well as break up the concrete.

Contractors:
General contractor will be considered the main over seer of the project and will be responsible for
planning the work that will be conducted on a given day as well as the general inspector of the work
completed by volunteers and employees alike to guarantee that the work is done properly and is kept up to
code. The General contractor will be payed a salary of $24,000 a year, paid out twice monthly. With the
expectation that he will work at the site 20 hours a week 40 weeks out of the year.
Electricians will be responsible for bringing all homes that are being renovated that year up to current
electrical codes and will be responsible for planning out the electrical layout of the community center as
well as installing all the electrical lines in the community center. The electrician will be paid an hourly
rate of $25 an hour with a maximum of 20 hours, a week and a maximum of 20 weeks a year.
Plumbers will be responsible for bringing all homes that are being renovated that year up to current
plumbing codes and will be responsible for planning out the plumbing layout of the community center as
well as installing all the pipes and plumbing fixtures in the community center. The plumber will be paid
an hourly rate of $25 an hour, with a maximum of 20 hours a week and a maximum of 20 weeks a year.

HT Project Manager:
This person is an executive from Toyota who will be ultimately responsible for all the progress and all the
activities that go on, at the site. This person will be the final decision maker, in the event that a decision is
needed to be made on the spot. This person will also be the person deciding which homes will be worked
on which days.

HT Liaison:
This will be an executive from the Toyota plant that will be the main contact for all of the different
groups, in the event that one may need information about something. This person is also the contact for
the local inhabitants in the event that there is a conflict with something that happened at the site, or a
conflict of schedules with the date that their individual house is scheduled to be renovated or any other
situation that may come up.

HT Treasurer:
This will be HR personnel from Toyota that will be responsible for the payments that will be made to the
different suppliers and contractors as well as this person will be the main book keeper for the nonprofit
back account for the time that HT is involved with the neighborhood.

Local volunteers:

During weekends volunteers from the surrounding community will come to aid in the beautification of the
homes in the current neighborhood that has been adopted by Habitat Toyota. Sign-in will be conducted
every Saturday and Sunday. Volunteer who sign in before 10:00 A.M. will guarantee their free lunch.
Volunteers who show up after the 10:00 A.M. check in will be on a first come first serve bases of
receiving the free meal, as a few extra meals will be provided in an effort to facilitate late arrivals without
having leftovers as the cost for proving these lunches is significant to the Walmart and uneaten food is a
waste that cannot be accepted in the situation considering there are so many hungry children in the city of
Dallas.
A wavier of medical liabilities will be filled out by volunteer. Processing for filling the waivers will be 25
cents per person.
Sign in will be conducted every Saturday and Sunday. Volunteer who sign in before 10:00 A.M. will
guarantee their free lunch. Volunteers who are late to sign up before 10:00 A.M. will not get their free
lunch.
For every 10 hours of volunteer work, the participant gets a raffle entry ticket. The raffle entry ticket will
be placed in a quarterly drawing. The prizes for the 3 drawn winner are $50 gift cards.

EMT:
There will be a licensed EMT on site during the weekends that volunteers will be coming in to work.
These personnel will be located centrally between all the properties that are under renovation that day.
They will be provided by the local hospital as a sign of good faith towards the community.

Legal:
This will be personnel provided by Habitats for Humanity as advisor towards legal permits, waivers, and
all other forms of legal matters. This person will not be expected to represent eight individuals nor the
organization in a court matter; however, if they wish to, it would be acceptable.

TWC:
TWC will provide personnel to help build and improve resumes for the local inhabitants, as well as put
together a job fair at the community center once every year after it is constructed, for at least the
remainder of the project.

Authorization Request
Many low-end housing districts need community improvement, especially those districts that are in
between high end housing districts. Habitat Toyota will have opportunity to make good impressions on
the Dallas community by revitalizing those low-end housing districts in Dallas.
Habitat Toyota will have several partners on this project: Dallas Chamber of Commerce, Toyota, Home
Depot, Habitat for Humanity, Texas Workforce Commission, Walmart, and Southwest Laborers District
Council. We will improve the community around Dallas low end housing districts. Additionally, we are
planning to help the people in low-end housing districts with obtaining better opportunities for
employment with the help of Texas Workforce Commission.
Toyota and Home Depot will not only gain good impressions on people, but also gain advertisement
results. Moreover, there will be a chance to get tax write-off. Dallas Chamber of Commerce will gain
goodwill by improving the community, such as decreasing crime rates, and increasing high school
graduation rates (Education level). Habitats for Humanity and Texas Workforce Commission will gain a
good impression, along with fulfilling their volunteer efforts.
A decision on the request is highly desired. Our partners are mostly ready to join our project and make the
improvement on the community.

2016 Volunteer Waiver

PLEASE READ CAREFULLY! THIS IS A LEGAL DOCUMENT THAT AFFECTS YOUR LEGAL RIGHTS!

This Release and Waiver of Liability (the Release) executed on this _____ day of ___________, 2016,
by ______________________________ (the Volunteer), in favor of Habitat Toyota International, Inc.,
a non-profit corporation, and Habitat for of Greater New Haven, a Connecticut non-profit corporation,
their officers, employees, and agents.
The Volunteer desires to work as a volunteer for Habitat and engage in the activities related to being a
volunteer (the Activities). The Volunteer understands that the Activities include constructing and
rehabilitating residential buildings, working at the Habitat Re-store, and working in the offices of Habitat
Toyota.

The Volunteer hereby freely, voluntarily, and without duress executes this release under the following
terms:

Release and Waiver. Volunteer does hereby release and forever discharge and hold harmless Habitat
Toyota and its successors and assigns any and all liability, claims, and demands of whatever kind or
nature, either in law or in equity, which arise or may hereafter arise from Volunteers Activities with
Habitat Toyota.

Volunteer understands that this release discharges Habitat from any liability or claim that the Volunteer
may have against Habitat with respect to any bodily injury, personal injury, illness, death or property
damage that may result from Volunteers Activities with Habitat, whether caused by the negligence of
Habitat Toyota or its officers, directors, employees, agents or otherwise. Volunteer also understands
that Habitat Toyota does not assume any responsibility for or obligation to provide financial assistance
or other assistance, including but not limited to medical, health, or disability insurance in the event of
injury or illness.

Medical Treatment. Volunteer does hereby release and forever discharge Habitat from any claim
whatsoever which arises or may hereafter arise on account of any first aid, treatment, or service
rendered in connection with the Volunteers Activities with Habitat.
Assumption of the Risk. The Volunteer understands that Activities include work that may be hazardous
to the Volunteer, including, but not limited to, construction, loading and unloading.

Volunteer hereby expressly and specifically assumes the risk of injury or harm in the Activities and
releases Habitat from all liability for injury, illness, death, or property damage resulting from the
Activities.

Insurance. Volunteer Accident Insurance is provided and is a medical insurance policy which covers
accidents involving volunteers on the work site or in other supervised events. Volunteer Accident
Insurance pays after the Volunteers insurance pays. If the Volunteer has no insurance, the policy pays
up to the limits of coverage. The Volunteer understands that, except as otherwise provided above,
Habitat Toyota does not carry or maintain health, medical, or disability insurance coverage for any
Volunteer.
Photographic Release. Volunteer does hereby grant and convey unto Habitat all right, title, and interest
in any and all photographic images and video or audio recordings made by Habitat during the
Volunteers Activities, including, but not limited to, any royalties, proceeds, or other benefits derived
from such photographs or recordings.

Other. Volunteer expressly agrees that this Release is intended to be as broad and inclusive as permitted
by the laws of the State of Connecticut, and that this Release shall be governed by and interpreted in
accordance with the law of the State of Connecticut. Volunteer agrees that in the event that any clause
or provision of this Release shall be held to be invalid by any court of competent jurisdiction, the
invalidity of such clause or provision shall not otherwise affect the remaining provision of this Release
which shall continue to be enforceable.

Safety Policy
It is the policy of Habitat Toyota of Greater New Haven to provide as safe a workplace as possible,
realizing that a construction site has many inherent safety hazards.

Safety Rules are for everyones protection.

Please be attentive to the safety instructions given by the construction supervisor at the start of the
work day.
Age Restriction for Minors

Habitat Toyota has a minimum age limit of 16 for all Volunteers. Youths ages 16 and 17 must have an
adult chaperon age 21 or older as well as have a parent or legal guardians authorization to participate in

the form of signature of this waiver. Adult supervision for all youth groups and individuals working with
Habitat must maintain a ratio of one (1) adult for every six (6) youths.
It is further the policy of Habitat, that while youth ages 16 and 17 may be allowed to participate in
general construction work, activities using power tools, excavation, demolition or working on rooftops is
not permitted by anyone under the age of 18.
