DEVOLUTION OF TITLE
The larger extent of 13420 sq.ft., in the aforesaid Survey Number originally belonged to Mr.
S. Venkatesan as per recitals of Registered WILL, it was executed by his father namely
Sabapathy Pillai on 18.08.1966. Consequently, the above S. Venkatesan had alienated the said
property to and in favour of S. Neelavathy under Registered Sale deed dated 11.11.1991, vide
doc no. 1866/1991, SRO., Mannargudi for valuable consideration.
Subseqeuntly, she sold an extent of 8902 sqft., out of 13420 sq.ft., under Registered Sale Deed
dated 18.04.2001, vide doc no. 785/2001, SRO., Mannargudi in favour of Dr. T. Thaiyalnayagi
for valuable consideration.
It is seen that she has mortgaged the said property in favour of Sriram City Union Finance
Ltd., under Registered Loan Bond dated 03.07.2006. vide doc no. 1778/2006, SRO.,
Mannargudi, it had been discharged as per recitals of registered receipt dated 24.02.2011, vide
doc no. 534/2011, SRO., Mannargudi.
Subsequently, she has alienated the said property viz., 7948 Sq.ft., out of the total extent of
8902 Sq.ft., by way of Registered Sale Deed dated 13.02.2014, vide doc no. 493/2014, SRO.,
Mannargudi in favour of Mr. L. Aristo for valuable consideration. Since then, he has been in
possession & enjoyment of thereon. He has been derived title and become absolute owner in
respect of the said property through registered sale deed as stated above.
Patta Transfer Order, `A` Register & Tax Receipt have been evidenced for enjoyment and
possession of the above property.
Encumbrance certificates have been perused for the period from 01.01.1983 to 23.02.2016 in
connection with the same, which do not disclose that any subsisting encumbrances except the
aforesaid transactions.
The above Original documents have been already secured by the Bank from the applicant /
Mr. L. Aristo S/o. Loganathan towards his earlier loan. The applicant has to be directed to
furnish a fresh encumbrance certificate in respect of the said property for the subsequent
period.
There is no other subsisting encumbrances over the property as mentioned above and
ownership and possession are with Mr. L. Aristo S/o. Loganathan. He is having absolute,
valid, clear and marketable title over the property as stated in the above schedule. He has to be
directed to furnish a fresh encumbrance certificate for the subsequent period.

Sub - Registrar and has found both tallying with each other. The statements and other
information given in the report are correct and true.
I certify that Mr. L. Aristo S/o. Loganathan has got valid, clear, absolute and
marketable Title over the property as shown above. The Title deed is genuine. If Mr. L. Aristo
S/o. Loganathan should personally present and deposit the Title deeds (Described in Col. No. 2)
in original with intention to create equitable mortgage, it will satisfy the requirements of
creation of equitable mortgage. The following person/s should be present personally to deposit
the original Title deeds with your Branch for creation of equitable mortgage.
