known for fast talking, hard

with a reputation for being less than completely honest with their customers. Its
where the term carpet bagger came
from. Some basic tips will protect you
as you begin your rug buying process.
First things first there are three main
types of rug construction: hand knotted,
machine woven and tufted.

hand knotted
Hand-knotted rugs are generally
considered to be the best. They are woven
one knot at a time on a loom. First, the
weaver will take a strong cotton, wool,
or silk and create the warp loom. These
threads run from the top to the bottom
of the rug. Taking a strand of colored
wool and knotting it around two warp
threads in the foundation creates each
knot. Starting at one end of the rug, the
weaver takes different colors of wool and,
like pixels on a computer screen, creates
the design.
Once a full row of knots is woven, the

weaver will weave in a weft thread. The
weft thread runs perpendicular to the
warp threads and literally weaves back
and forth between them. This creates a
tremendous amount of strength in the
rug and also holds the knots in place.
While incredibly strong, the hand-knotting process is painstaking and time consuming. A room-sized rug can easily take
well over a year to weave. Hand woven
rugs will generally wear better than any
other rug in the market and not surprisingly, cost more than their counterparts.
A good hand knotted rug can easily last
50 to 100 years with proper maintenance.

Machine-woven rugs are manufactured quickly with large machines.
While there are a few different types
of machines that will construct a rug
differently from one to the next, machines are not capable of creating the
same structure as hand weaving. Rather
than having wool knotted and tied onto
the foundation, most machine woven
rugs are made with a simple half wrap

technique where the colored fibers are


held in place with much less strength
than in hand woven rugs. The benefit
of machine-woven rugs is that they are
much less expensive and simpler to produce. The average lifespan of a machinewoven rug is between 20 and 25 years.

tufted
The last style is tufted rugs, which
straddle the line between machine woven
and hand woven. They are made by hand
using a tool known as a tufting gun. This
is a simple tool that can be used to shoot
a U-shaped tuft of wool into a cotton or
jute grid. Because people use the tool, its
often referred to as hand woven but this
type of rug is not hand woven at all.
The tool produces a look and feel
much like the hand knotted rug; however, it is prone to wearing out much more
quickly. To combat this, manufacturers
will glue a canvas backing to the underside of the rug. This helps to hold the rug
together, but in time the glues will degrade and the rug will begin to fall apart
and may even produce a latex smell. Most

10 years before they begin to degrade.
So how can the consumer tell the difference between these types of rugs? The easiest to spot is the tufted rug buy looking
underneath and finding the canvas glued
to the bottom. When it comes to the other
two, take a section of the pile and squeeze
it along the long end. In a hand-knotted
rug you will see the wool wrapping around
the warp threads. In a machine woven rug,
the thread itself becomes exposed as no
wool wraps around it.

with 388 units sold this quarter
compared to 336 in the fourth
quarter of 2015. The city median home price
jumped 13 percent, from $300,250 in the
fourth quarter of 2015 to $339,928 this quarter. County home prices dropped by about 10
percent this quarter compared to 2015 from
$449,500 in the fourth quarter of 2015 to
$402,500. However, county home sales rose
by 20 percent. The overall volume of home
sales reflected the jump in both city and
county home sales rising from $161.7 million
in the fourth quarter of 2015 to $189.9 million
this quarter.

Condo and townhome sales dipped by


4 percent during the fourth quarter of 2016
for a total of 109 compared to 114 in the
fourth quarter of 2015. The median price of
condos and townhomes rose by 4 percent
from $244,500 in the fourth quarter of 2015
to $255,000 in 2016. Overall land sales picked
up by 34 percent, from 47 in the same quarter
of 2015 to 63 this quarter. Total city and
county land sale prices decreased 6 percent
or $112,000 in 2015 to $100,000 this quarter.
Inventory of homes for sale continues to
tighten from a total of 1,525 in the fourth
quarter of 2015 to 1,471 this quarter. Housing affordability held steady at an index of 99
percent of what is necessary to qualify for a

median-priced home under prevailing interest rates.


Overall Santa Fes housing market ended
the year with a nice boost of both home and
land sales. We end 2016 with general optimism for residential real estate recognizing
that low inventory and higher competition
for fewer properties will remain a challenge,
stated Melissa Pippin-Carson, 2017 President
of the Santa Fe Association of REALTORS.

only those sales listed on the Santa Fe Association of REALTORS Multiple Listing
Service, which does not include every sale
in the area but has been used historically to
track trends in the home buying market.

which had been rented for 2.5 years but had
previously been their home for over two years.
To qualify for the exclusion of capital gain, the
home needs to be ready to sell, priced correctly, sold and closed within six months. All
of the gain may not qualify for the exclusion if
depreciation has been taken for the period that
it was rented. Depreciation is recaptured at a 25

$30,000 tax liability. Minimizing or eliminating

its more than likely owner Jeff McGee is going to
be the one answering the phone.Were a locally
owned, family business,he said.Youll see my kids up here.
I think thats very important. Im going to be here. Im not a
1-800 number. Thats the most important thing.
Whats more, McGee is a very hands-on owner who will
personally make sure each and every client is satisfied with
the work.Im an active owner,he said.Im going to show
up to your doorstep and I do check measures to make sure
we measure twice and cut once, although we dont actually
do the cutting. Hunter Douglas does the cutting but theres
that phase. And I do that.

Indeed, the business that was started in 2005 by a local


man and his son-in-law, operating out of a garage, has blossomed into a full-scale Hunter Douglas gallery the only
one of its kind in Albuquerque.Mason Thompson started
the business out of his garage and he employed his son-inlaw as his installer,McGee said.Thats the way it was up
until about 2010, then it expanded into a showroom/warehouse on McLeod.
A few years later the company got a huge lift.In 2014, it
expanded to this location and became a Hunter Douglas gallery dealer,McGee said.Were the only gallery in Albuquerque. Were not the only dealer, but the only store that displays its Hunter Douglas products like this.Throughout the

searching the area for a business in which to
invest.Ive been looking at a few different
businesses on the market in the Albuquerque area,he said.Id primarily been looking
at automotive businesses because I own

partnership with my brother.But the window
dressing business caught his attention and
seemed intriguing.This business was presented to me by my broker and it looked like
a good opportunity,McGee said.
Even though it may have been outside his
specific realm of experience, some business
tactics are universal, he said.Being an owner,
unless youre doing a startup, you need to
have some knowledge of your product, but
its more about surrounding yourself with the
greatest people,McGee said.Youre only
as great as your people.Whats more, there
were similarities with the previous ownership.

customer service business.You have to be able
to deliver on your customer service or you
dont stay in business.You have to make sure

with customers in their homes.We do an
in-home consultation in the clients home,
McGee said.We send an interior designer/
design consultant who will understand the
clients needs and match colors to the interior or the design. And thats free of charge.
The consultants do all the measurements
which McGee then double checks and
generates an estimate.
Once the order is submitted, Hunter
Douglas custom fills each order, and the end
result is ready generally within four to five
weeks, McGee said. Then one of the companys installers finishes the job by hanging the treatment for free.We do all of the
installation as part of the service,McGee said.
There are so many different design windows
and everything has to be done just right. A big
thing is plaster. Plaster is like a can of worms.
