well represented as a sponsor at the
inaugural InterFace Medical Office
Information and Networking Conference in the Carolinas. The conference was a half day event that took
place at the Charlotte Convention
Center on June 15th, 2011. The event was successful in bringing together industry leaders
from medical property owners, investors, developers, investment brokers, lenders and financial institutions, and hospital and healthcare system real estate executives for the purpose of
discussing the impact of healthcare reform on this niche market of healthcare real estate.
Brackett Flagship Properties was front and center as two of our principals were panel speakers and moderators. Brannen Edge, BFPs Chief Operating Officer, was a panelist speaker
for the discussion How Market Forces and Healthcare Reformation are Impacting Leasing,
Operations and Management. And Charles Campbell, BFPs Co-Founder and President,
was a moderator for the panel The Hospital & Healthcare System Perspective on
Healthcare Reform and its Impact on Their Real Estate Usage and Strategies. Both of these
panels were beneficial for Brackett Flagship to be apart of as the discussions answered many
prevailing questions the industry is facing as we try to navigate through a changing market.

Eastover Pediatrics relocates


its practice to Cotswold
Eastover Pediatrics has recently relocated their
practice to Cotswold at 517 S. Sharon Amity Road,
well positioned between two major intersections at
Randolph Road and Providence Road. Their new
facility is 10,967 square feet and recently renovated. The practice is composed of ten board-certified
Pediatricians and two nurse practitioners offering
patient education and care to children.

Harrisburg Medical Park

A Master Planned Medical Park with 42,000 SF of Class A Medical Office Buildings

Diane Rivers honored with the 25 Women in Business Achievement Award


Diane Brackett Rivers, Managing Partner of
Brackett Flagship Properties, was selected by The
Charlotte Business Journal as one of the 25
Women in Business Achievement Award Winners.
The award is given based upon achievements in
business and the community. Diane has nearly
thirty years of experience in real estate development, property management, and building opera-

tions. She has overseen the development of more


than thirty medical office projects, totaling 1.5 million square feet and valued at over $200 million. She
founded Brackett Company in 1985 and in 2010
Brackett Company merged with Flagship Capital
Partners which has proved to be another success in

Q: We are a small MD group ready
to expand. Should we continue
leasing, look at buying or consider
developing a building?
A:
My kneejerk is leasing, especially
given the current market conditions. In addition, if you are growing into a new geographic area where volumes are predicted
but not demonstrated, a lease arrangement
with flexible terms (e.g. short term) can
hedge your bet. If you dont limit yourself to
a particular location, a broker can really help
you compare and contrast the available
space deals. If you are expanding by adding space in a proven market that you
already serve, you should consider owning or even developing your own space.
This approach increases risk as you

must plan for your future growth and / or


potentially sublease some of the new space
to prevent outgrowing again. Nonetheless,
with the higher risk comes potential for
higher reward. If long term stability is your
groups expectation, owning can prove very
beneficial.

Q: What is your opinion on the outlook for the healthcare sector?


Is it all doom and gloom?
A:
No. MDs will adapt. Insurance
companies will adapt. Institutions, academic or otherwise, will adapt. The future will
be different and there will be winners and
losers, but at the very core of healthcare
delivery are a patient and a provider. This
symbiotic relationship will never change.

Having run medical groups in the Charlotte


market for 23 years, I have seen it all. In
1988, we were worried about the future. I
imagine the same feelings existed 23 years
before that, in 1965, when Medicare was
created. I would wager that 23 years from
now, the future will be every bit as concerning. Nevertheless, there is no reason that
There will be winners and
losers, but at the very core
of healthcare delivery are a
patient and a provider.
MDs should not be successful, regardless
of the winds of change. As with any business, it is a matter of understanding your
marketplace and responding accordingly.

Second Quarter Transactions:
Brackett Flagship Properties represented Surgical Specialists of
Charlotte in their recent lease for 3,393 square feet at 1450
Matthews Township Parkway the MOB on the campus of
Presbyterian Hospital Matthews. Reed Griffith with BFP represented Surgical Specialists and Caldwell Rose of NAI Southern
Real Estate represented the Landlord.
New Day Wellness Center, LLC, a family practice with an emphasis in bioidentical hormone replacement, has leased 1,733
square feet at Toringdon Medical Plaza II, located at 12105 Copper Way in the Toringdon Circle mixed-use development. Reed
Griffith with BFP represented the landlord and Lynette Glenn
with Highland Realty and Development represented the tenant.

and tenant representation services. Prior to the 2010 merger,
Reed spent 10 years with Brackett
Company in the leasing and brokerage department. During his
tenure at Brackett, he completed
over 200 transactions totaling
nearly 100 million dollars for his
clients. Reed is a Clemson University graduate and is licensed to
practice real estate in North and
South Carolina.

The law firm of Alexander Ricks, PLLC, leased 2,285 square feet
at 2901 Coltsgate Road in SouthPark. Tiffany Slayden with BFP
represented the landlord and Kenny Smith with Legacy Real
Estate Advisors, LLC represented the tenant.
Dr. Stephen Rouse, DDS renewed his lease in the Cotswold
Medical Center located at 309 S. Sharon Amity in Charlotte. Tiffany Slayden with BFP represented the landlord in this
transaction.
Q.M. Chen, DDS, P.A. purchased a 2,400 square foot office
condo at 2504 Plantation Center Drive in Matthews for a dental
office. Reed Griffith with BFP represented the buyer and Ken
Heiliger with Heiliger Associates represented the seller.
Carolina Psychiatric Associates, P.A. leased 2,176 square feet at
2701 Coltsgate Road in SouthPark. Reed Griffith with BFP represented the tenant and Tiffany Slayden represented the landlord in lease negotiations.
Park Meridian Holdings leased 1,240 square feet at 6725 Fairview Road in the Colony on Fairview development. Reed Griffith with BFP represented the landlord in the lease transaction.
