Executive Summary
This report has been created after a thorough investigation carried out on site
consisting of a detailed condition survey using physical verification, thermography imaging
and measurement of electrical parameters from the MDB panel to the Sub Main Distribution
Boards within Al Bayan
The report has been categorized into two priorities Critical & Urgent as per the following
parameters
Priority 1- Critical issues that need immediate action and rectification
Priority 2- Urgent issues that are based on electrical compliance of local and international
authorities
The purpose of this report is to identify the electrical related issues that can impact the
operation of the building, affect the end users/ tenants of the building. The aim of this report is
to address the issues based on priorities and ensure the electrical systems are risk free.
The detailed report illustrates our findings and points of action required to restore the healthy
status of the building.

During Stakeless earth testing it is found that the main ECC cable is not showing any
continuity with earth.
Recommended to check the connection between main ECC cable and earth pit.
Under sized busbar used:
The busbar used for 125A MCCB is 10x5mm, which are under sized busbar.
Recommended to use busbar of proper size as per standard.
