DEED OF ABSOLUTE SALE OF A CONDOMINIUM UNIT AND PARKING UNIT

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF SALE is made and executed by and between:

__________________, of legal age, married, Filipino citizen and a resident of No.


________________________, Philippines, hereinafter referred to as the VENDOR;
-and_____________________, of legal age, single, Filipino citizen, and a resident of of
Basco, Batanes, Philippines, hereinafter referred to as the VENDEE;

W I T N E SS E T H:
That the VENDOR is the registered owner of a certain condominium covered by
Condominium Certificate of Title No. 6505 and its parking unit covered by a
Condominium Certificate of Title No. 6506 located at Sucat Paranaque City,
Philippines.

That the condominium unit and the parking unit are described as
follows:

A residential unit located at the 4th Floor of Bldg. II, Cluster -10 of
Westmont Village containing an area of SEVENTY ONE SQ. METERS
AND SEVENTY FIVE SQ. DECIM. More or less.

Republic Act No. 4726
Parking Unit No. 396: A parking unit located at the ground floor of
Westmont Village containing an area of FIFTEEN SQUARE METERS (15
SQM), more or less.
Copies of these are hereto attached and made part hereof.

That the VENDEE offered to buy and the VENDOR agreed to sell the said
condominium unit as well as any and all rights and interest appertaining thereto
under the Master Deed with Declaration of Restriction (the Master Deed), the Articles
of Incorporation and the By-Laws of the Condominium Corporation;
That on the one hand, the VENDEE hereby agrees to transfer the said property
on his name within one (1) year and at the same time he undertakes to shoulder the
expenses involving the Transfer Taxes;

And on the other hand, the VENDOR hereby agrees to pay the Capital Gains

That the VENDEE accepts and binds himself to all conditions and restrictions
embodied in the Master Deed, the Articles of Incorporation and By-Laws of the
Condominium Corporation, and agrees to faithfully observe and comply with the
House Rules and Regulations of the Condominium Corporation and any amendment
or supplement thereto.

That for and in consideration of the sum of NINE HUNDRED THOUSAND


PESOS (P900,000.00), Philippine currency, the VENDOR hereby SELLS,
TRANSFERS and CONVEYS unto the VENDEE by way of ABSOLUTE SALE, to his
heirs and assigns, the said condominium unit as well as any all rights and interest
appertaining thereto under the Master Deed, the Articles of Incorporation and ByLaws of the Condominium Corporation.
That the VENDOR hereby warrants that the said condominium unit and its
parking unit are free from any liens and encumbrances in favor of any person or entity
whatsoever.

IN WITNESS WHEREOF, the parties have hereunto set their hands this

ACKNOWLEDGEMENT
BEFORE ME, this __________ day of _______________ 2017, personally appeared
the above- named parties with their valid proof of identity as indicated below their
names above, known and identified by me through competent evidence. They
presented this integrally complete instrument and represented to me that the

signatures on the instrument were voluntarily affixed by them for the purpose stated,
declaring that they executed this instrument as their free and voluntary act and deed.
This foregoing instrument refers to a Deed of Absolute Sale consisting of two (2)
pages including this page on which this acknowledgement is written, signed by the
parties and their instrumental witnesses on each page hereof, and they acknowledged
to me that the same is their free and voluntary deed.
