CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS


This Contract of Lease is entered into this 21st day of November, 2016 in Baguio City,
Philippines, by and between JUAND DE LA CRUZ, of legal age, Filipino citizen, the postal
address at #1 Marcos Highway, Baguio City, known here as the LESSOR and JOHN CROSS, of
legal age, and FILIPINO citizen as the LESSEE.
The parties have agreed that:
1. The LESSOR owns a four (4) bedroom house located at #1 Marcos Highway, Baguio

City.
2. The LESSEE wants to rent the house for one (1) year.
3. The lease will last (1) year, renewable by mutual agreement of the parties. The lease will
start on November 25, 2016 and expires on November 24, 2017. The rent is TWENTY
THREE THOUSAND PESOS (Php23,000.00) per month, exclusive of utilities such as
electricity, water, garbage and other fees. If the LESSEE does not pay the monthly rental,
the contact will be terminated immediately. The LESSEE allows the LESSOR to
padlock the rented house immediately even without notice.
4. The LESSEE will pay the LESSOR FORTY SIX THOUSAND PESOS (Php46,000.00)
as two (2) months security deposit and another FORTY SIX THOUSAND PESOS
(Php46,000.00) as two (2) months advance rent upon the signing of this contract. The
LESSOR will hold the deposit and return it to the LESSEE thirty (30) days from the
termination of the contract. This deposit will be used for any repairs on any damage due
to the negligence of the LESSEE, his household members and guests. Normal wear and
tear will be exempted. The deposit will also answer for any unpaid bills of the LESSEE
like electricity and water once the contracted has ended. The deposit will not be refunded
to the LESSEE if the contract period is not satisfied. The monthly rentals will be paid on
or before the 25th of the month without necessity of demand by the LESSOR.
5. USE AND OCCUPANCY OF THE PREMISES. Only the LESSEE, his household
members and domestic helpers will stay in the house. The premises shall be used by the
LESSEE for residential purposes only.
6. CHANGES, ALTERATIONS, IMPROVEMENTS. The LESSEE will not make any
improvements in the premises without the prior written consent of the LESSOR; any
improvements the LESSEE makes in the Leased Premises will inure to the benefit of the
LESSOR once the contract ends. The LESSOR does not have to pay back the LESSEE.
7. REPAIRS. The LESSEE is responsible for all repairs of bulbs and fittings, replacement
of light bulbs, fuses, faucets, water lines, loss of broken handles, unclogging of drains,
cleaning of gutters and downspouts and others. All other needed repairs during the lease,
are also the responsibility of the LESSEE at his cost.
8. CARE OF THE LEASED PREMISES. The LESSOR gives the Leased Premises to the
LESSEE in good condition. The LESSEE will, at his expense, take care of it. When the
lease ends, the LESSEE will return the premises in as good condition as when he
received it. Any damage done shall be repaired by the LESSEE at his expense.
9. PUBLIC SERVICES AND UTILITIES. Payment of all utilities, electricity, and water
shall be made by the LESSEE.
10. RETURN OF THE LEASED PREMISES. When this contract ends the LESSEE will
immediately return the premises in the same good condition he received it, unless the
lease has been renewed or extended. The LESSEE must also provide proof of full
payment of all bills before LESSOR will give clearance and return the security deposit.
11. ASSIGNMENT. Neither party can assign or transfer his rights to the contract to any other
person unless the other party allows.
12. Any violation of the contract authorizes the LESSOR to cancel the same.

13. OTHERS. The house is partially furnished with the list of furnishing is attached to this
agreement.
IN WITNESS WHEREOF, we have hereunto set our hands this 21st day of November, 2016
at Baguio City, Philippines.
