Why CAS is
Implementing BIM?
Respect for subcontractors; respect for
carpentry contractors
The Wall/Ceiling contractor as BIM
Protagonist; the Master Carpenter is
back!
Why us? CAS has developed its own
proprietary software (CASim);
capturing the I in BIM (Information,
productivity, and risk management)
Sophisticated Subs know scheduling is
a reality! (4D BIM)

The Contractor Race is On!

The Opportunity To Bid and produce a certain
yield off those bids (meaning
were not a bidding service)
Respect and repeat business, a subs
technical ability will be tracked
Be rewarded for correctly bidding and
producing on time performance / less issues
Proper scheduling techniques by Subs will be a
differentiator; qualifications / resume
BIM 4D is here now, get on board
and ride it!

Understanding
Information Logistics
The right information with the correct
quality to the right person on the right
format at the right time.
which leads to
Positive competition to go against the
throw away culture we live and work in.

Normally you would say, why would you need to

model drywall? says James Barrett, who
believes the more you model, the merrier

Business Goals at CAS

Through BIM / VDC
TIME IS MONEY, TIME IS OF THE ESSENCE !
Preconstruction and assisting in the design of Projects ($$$?)
Increased Collaboration among team members / be a part of
IPD selected targeted teams
Enhance office and field Productivity
Optimize Project Schedules during PreCon and construction
Production of Shop Drawings
Minimize Risk, Maximize Profit
Build Trust with clients
and the industry

Scheduling Issues for

the Subcontractor
Look ahead schedules deteriorate over time
Foreman must transfer reality to the schedule to effectively
manage their crew
Issues should be documented in a schedule
Delays affect schedule which affect costs

CAS Scheduling Logic

1) Check GC Schedule and highlight any discrepancies

Example:
GC ACTIVITY: Ripper and Ceiling Framing
Frocking or to frock
Do you agree? If yes, is our job cost broken
down to match the activities?

Component Assembly
Systems, Inc.

CAS Scheduling Logic

2) Check for 'Lags' between the same activity on
consecutive floors in GC Schedule
INCORRECT SEQUENCE
Layout First Floor
Top Track First Floor
Layout Second Floor
Top Track Second Floor
CORRECT SEQUENCE
Layout First Floor
Top Track First Floor
Layout Second Floor
Top Track Second Floor

CAS Scheduling Logic

3) Why Phases (Areas) should match baseline to actual
Layout First Floor East
Layout First Floor West
Layout First Floor North
If phase does not match:
Layout First Floor

Manpower will be distributed over the whole span

Actuals will be tracked against one code, if there is a delay:
Cannot track delays in between the phases
Cannot prove where the delay happened
in reference to GC schedule
Component Assembly
Systems, Inc.

CAS Scheduling Logic

4) Why Labor Codes should be broken down by
"Activities" not "Cost Codes"
Install GWB to 9'

Install GWB for FCUs

Install GWB at Bathrooms
Install GWB First Side
Install GWB Second Side

Same as the Different Phases example

Based on how the crews work
Component Assembly
Systems, Inc.

CAS Scheduling Logic

More Examples
Activities and Sequence of Activities should reflect the
actuals:
If corridor walls are to be framed before the rest of the
floor, they should be tracked as a separate activity
Vertical Phases:
Lobbies, Stair Cases etc are usually done at different
times from the rest of the floor and so should be
tracked as separate vertical phases

Scheduling Issues for

the Subcontractor
Required effort to complete on time
Also, how do you adjust baseline for proposals/change orders? (DLS)

Business case for

Scheduling
CAS has 2 offshore offices doing estimating and
scheduling tied into accounting data
What is it costing not to schedule?
Realization of project status and readiness if tracked
Unions and high rates for labor
Learning curves must be taken into account
By Resource / Cost Loading, Material requirements can be
properly planned
Accurate projected cash flows can be forecasted

Synchro Benefits
Dynamically share a common view of the
construction simulation in real time
What if Comparisons in Side-by-Side Simulation for
Visual Analysis
Trouble shoot production coordination and scheduling
Integrations with Primavera, Asta, MS Project for in
and out Synchronisation
Support single model management and collaborative
working for the distributed delivery team and an
integrated supply chain
