18 Ways of Purchasing Free/Cheap for your

Property Business

Keeping your cost's to a minimum can be the
difference between profit and loss on a project.
Cost reducing methods as follows.....

1. FREE Online Community Sites Keep the costs down


by signing up to your local community sites. One
person's rubbish is another's treasure. Things often free
if collected, including furniture, white goods and
electricals.

2. Forums and Groups Facebook for example has
many Groups where items are completely FREE or very
cheap. WORTHING MAIN SELLING PAGE GROUP 14,600
members for example. Your own area will have many
useful groups.
3. Online Auction Sites As used by millions. For

www.ioffer.com (negotiated prices). You could also use
a 'sniper site' e.g. uk.auctionsniper.com or
www.ezsniper.com which make last second bids
automatically for you, gaining you the best deals and
helping to secure bargains. Purchasing a complete
property can also be done online too e.g.

4. High Street Auction Houses - Auction houses selling
all manner of redundant, liquidated or receivers stock
which can be purchased at incredible prices e.g.

5. Charity Shops - Many a bargain to be had in an
Oxfam, Cancer Research or Marie Curie charity shop in
your local high street. These shops can be easily found

Oxfam's online shop. Great for cheap art, household
goods or books.
6. Car Boot Sales/Markets - Get to your local car boot
sale and market to haggle and bag yourself some stock
for your buy to let, SA or HMO property. As used by Arsh
Ellahi for his HMO empire!
7. High Street Shops - More expensive but more reliable
than cheaper alternative methods, however, possibly
best for some electrical items where reliability is key.
You also get a warranty from the manufacturers giving
you some personal cover and you some peace of mind.
8. Local Newspaper Adverts - Classified ad's can offer
you a chance of a cheaper alternative to the High
Street or internet and you can also view it before you
buy. Local advertiser newspapers are often FREE.
9. "Second Hand" Shops - View nearly new or already
used items in your local high street at reduced rates.
Potential savings here on all household items
10. Word of Mouth- Once friends, family and neighbours
know that you will take their unwanted furniture and
bric a brack you will be inundated by all manner of
goods just from word of mouth. Tell everyone you know
what you are after.
11. Bargain Shops - Poundland, Poundworld etc Offering
incredible value at reduced prices by them buying in
bulk and selling to you for a pound!
12. Purchasing Groups LNPG (Landlord's National
Property Group) for example offers a discount for
landlord's who purchase via their company charging a
yearly fee depending on how many properties you own.
Kitchens, boilers and paint being some of the items
available at discounted rates via this purchasing group.

by membership offer discounts on items such as
courses and insurance. The RLA, NLA and UK Landlord
Association offer these deals.

14. Shop Windows - Personal and local professional
adverts can be found in corner shop windows offer
value deals to local people. Items can be FREE to
remove the goods from a person's home quickly.

better than others. Virtually all cheap though in my
experience. Look in local newspapers and news agents
shop windows.
16. Leasing Companies - Brand new or nearly new
items can be leased from companies offering items
from linen to electrical goods and furniture e.g.

with some landlords who claim the charges against tax
as an incurred annual cost.
17. Publications - Books with adverts for all manner of
items for sale in bulk, reduced, or FREE. Industrial
Exchange & Mart www.iem.co.uk and Loot

18. Trade Companies These companies aim to attract
purchasers from within certain target industries with
competitive trade prices, here you may find a bargain
or niche product. E.g. Elfin Kitchens, listed below, that
provide a range of compact kitchens for space saving.

You could always send out leaflets, strategically place


stickers, business cards or banners in an attempt to
attract unwanted or cheap goods. You do the math's as
to whether this is worthwhile or not. A FREE
dishwasher, washing machine, TV, settee or table and
chairs could well be worth it though!
