SYNOPSIS-1 | SMART VILLAGE 1

[THESIS PROGRAM 2015-2016]

INTRODUCTION

There are three basic needs of human-food, shelter and clothing. Shelter is the second important element in the
make-up of a town or community as it is in a mans life. Architecture provides a significant form of shelter for
human life. With the vast population explosion in undeveloped countries the housing for common people is
unquestionably the biggest job for us. The everyday life of an average man is full of work and he draws upon
the strength gained from food and rest at home.
A house is a building or structure that has the ability to be occupied for habitation by humans. The English
word house derives directly from old English Hus meaning dwelling, shelter, home, house, which in turn
derives from proto Germanic (reconstructed by etymological analysis) which is of unknown origin.
Low cost means which able to be purchased or acquires at relatively little cost.
WHAT IS LOW COST HOUSING?
The definition of low cost housing, in a housing sense, depends greatly on the economic capacity of the target
group.
Low cost housing also called affordable housing. Defination of affordable housing is that housing for lower or
middle income group. It is a new concept which deals with effective budgeting and techniques which help in
reducing the cost of construction through the use of locally available materials along with improved skills and
technology without sacrificing the strength, performance and life of the structure.

MOTIVATION
Low cost housing is very important. The biggest impediment is that in our country there are only one percent
people who can buy houses above rs. 10 lakh, if we make available houses at cost below rs. 5 lakh, 30% people
can buy- said Union Minister Nitin Gadkari.
All the building materials should be found within five miles of site- said Mahatma Gandhi
PM Narendra Modi launched Pradhan Mantri Awas Yojna for provide affordable housing for economically
weaker sections and lower income group.

CONCEPT OF LOW COST HOUSING

Low cost housing or affordable housing caters to the lower and middle income group earning less the median
household income (1.3-3 lakh annualy)
The monthly carrying costs of affordable houses should not exceed 30-35% of household income.
A minimum carpet area has been assigned to dwellings for different population sections-
Economically weaker section EWS- 250 sq.ft.
Lower income group LIG- 300-600 sq.ft.
Middle income group MIG- 600-1200 sq.ft.

NEED OF LOW COST HOUSING

India is developing country having only 20% population of higher income group. The dream of owning a house
particularly for low income and middle income families is becoming a difficult reality.Hence, it has become a

necessity to adopt cost effective, innovative and environment friendly housing technologies for the construction
of houses and buildings for enabling the common people to construct house at affordable cost.
For this concept of low cost housing is introduced in india.
With modernization there are migration from rural and growing section of nuclear families in urban areas also
creates housing problems.
Year by year the urban population rate are increase.but the facilities not given for equally to all.
These reasons slums, poor sanitation , low standard of life is increasing.
As per the census of India in 2001, about 72% of the population lived in rural areas, and 28% in urban areas. By
2011, these figures had changed to 69% rural population and 31% urban population. In fact, as per census 2011,
for the first time since Indias independence, the absolute increase in population was more in urban areas than in
rural areas.
As per 2011 sensus, urban population is accelerating at a CAGR of 2.8% leading to shortage of land and
housing.
According to 11th-five year plan 2007-2012, india has a shortage of 26.53 million homes.
Managing the response to the ever increasing housing needs of Indian population expanding by 1.3% every
year, has long been a problem for its
government. Providing affordable housing
remains a major concern of the government
as 37% of its population remains below the
International poverty line.

96% of the existing urban housing shortagein india is

75% of the urban housing shortage is concentrated
faced by the Low Income Groups (LIG) and
in 10 states (shorting shown in lakhs of units)
Economically Weaker Sections (EWS) (mil units)

SCOPE OF LOW COST HOUSING

People who can not afford higher cost of house. Low cost housing will provide reasonable cost for people of
lower income group
Pradhan Mantri Urban Awas Yojana (Scheme) is also known as HFA which stands for Housing for All launched
by pm narendra modi. This latest housing scheme launched by PM Narendra Modi aims to construct about 2
crore houses in the country within these 7 years i.e. from 2015 to 2022. People who will be benefited through
this scheme will be homeless ones, poor urban people and belonging to EWS and LIG categories.
The total estimated housing shortage in india is about 25 million units, so there is good demand for low cost
housing.
