1.6 Existing Building

Sherbourne House is a four storey high, brick


building which was constructed in the late 1950s/
early 1960s with a subsequent extension to the north
western elevation. The existing built form comprises
of four blocks which are currently used for student
accommodation. The development is screened by
large trees and vegetation along the boundaries of the
site facing Butts Road.

2.2.2 Approach to the building

Our holistic approach to accessible design has ensured


that all aspects of the building, including the site

internal circulation, have been considered from the
outset. The design proposals comply with Part M of
the Building Regulations.

2.2.3 Accessible Accommodation

Throughout the new development, lobbies and


clear openings will be provided in compliance with

Part M, allowing any wheelchair bound visitor to the


apartments on the upper storeys have adequate space
to circulate.

8% of the studios are designed to be Wheelchair


Accessible studios with a further 8% of the studios
designed to be adaptable for disabled students.

The Wheelchair Accessible studios will all be fitted out


with the necessary grab rails and hoists. The double
studios which are suitable for adaption, have WA
bathrooms suitable for wheelchair users and will be
designed for future fitting out of hoists and grab rails.

In the event that a carer is to reside on site with the


student, we can cater for the carer in an adjoining
studio.

3.0 Appearance

3.1 Local Character

Context
The surrounding townscape is charactarised by a
variety of architectural styles of varying quality. The
predominant typology consists of low rise residential
blocks punctuated by high rise apartment buildings. A. B.

modelled beside which a relatively new office block
has been constructed.

3.2 Approach
Access

3.2.1 Strategy - Massing

The building mass has been split into three elements


to reduce the monolithic impact of the building, this

has been achieved by introducing indented slots into


the faade. The physical separation of the blocks
has been augmented by a subtle manipulation of
the roof scape. The roof line of each block appears
to undulate, its direction and height changing at
each of the blocks. It is a desire to respond with the

3.2.2 Strategy - Surrounding Context

Access
The general mass of the surrounding buildings is
composed of residential dwellings. The approach
of the design for the new building responds to the
characteristics of the surrounding context and positive

create a building that sits within the context and
provides safe and secure spaces that dont overlook
buildings outside of the site.

The forward facing elevations will be clad in a

light grey brick (South, East and West elevations),
however the faade fronting on to the courtyard
will be vertical timber battons of Larch wood to
soften the space both visually and acoustically.
This technique of using different materials for front

facing faades is also used in the opposite classically
modelled building. In this case, rubbed sand stone
has been used on the front elevation and returns
with simpler brick on the less visible elevations. The
windows on the top three floors of the proposed
south elevation have been visually joined by

4.1 Height and Scale


Context

4.1.1 Surrounding Buildings

The height of surrounding buildings in the immediate vicinity


of the site ranges from two storeys to ten storeys with the
exception of the Ramada Hotel which is 17 storeys.

4.1.2 Existing building

The existing building is 4 storey in height which is a 105 bed


student accommodation building. Clad in red brick with a

shallow pitched roof, the building consists of two separate


blocks which are linked at high level creating an unused semi-
enclosed courtyard.

Ramada Hotel
The design was drawn up to respond to the height and
scale of the existing building and surrounding context. The

proposed building helps to define a building line, facing Butts


Road. This aims to improve the urban grain of the area and
create a forward facing faade on the site.

4.2 Layout
Context

4.2.1 Strategy
Access

The form and layout of the proposal is a response to


the context of the site. The mass of the building has
been reduced by splitting it into 3 forms, also creating
an internal courtyard for students. The proposed

however the size has been increased to cater for the
uplift of students on site.

4.2.2 Ground Floor Layout

The main entrance to the new student residences is


located directly opposite the gable end of the existing
building. The vertical circulation is also located in this

bedrooms.

The external courtyard continues into the building,

a store is also located on the ground floor. There are
15 studios and 2 Wheelchair Accessible rooms on the
ground floor, each accessed from corridors.

4.2.3 First to Fourth Floor Layout

The 1st to 4th floor consist of the same layout of 21


studios and 3 Wheelchair Accessible rooms. Access
to each floor is provided by two lifts and a main stair
core.

Cycle store and bin store


materials
The proposed additional pedestrian entrance adjacent to new
cycle store will be constructed by a steel frame structure with
a floor to ceiling mesh cladding. The access gate will also be
finished with mesh infill. The roof plane will be clad in an anodised
aluminium finished in a colour to match the indented slots on the
south elevation. To maintain continuity in materials through to the
bin store, this will also be a steel structure clad in mesh.

Existing Landscape - Boundary Hedge

In order to gain pedestrian access through the proposed entrance and supplementary car parking a
segment of the existing hedge will need to be removed. See diagram below. This Hawthorn hedge is
outside the development boundary and will require a Certificate B notice from the City Councils Highways
department. The intention is to remove as little as possible to provide adequate access and replant within
the site boundary to augment the loss.
