Asfarastheinformationgatheredallowsit,thereisonlysoilcontaminationasasiterisks.
Althoughallpossibleeventualitieshavebeendealtwithpriortotheinitiationofthesites
developmentortheywereaddressedbytheconstructionteamontheadjacentsite(Aqualina
Condos).
Atthisstageoftheconstruction,theweatherdoesnotpresentapossiblesetbackinthefuture.
AccordingtotheSeniorSiteSupervisor,windisnotastrongfactortobeaddressedeither.
Humanerrorsonhandlingthegasescollectedinthegroundthatgothroughthebuildings;and
thengouptotheroofbysteelpipeswithinreinforcedconcreteshafts.
Unadvertedextrapressurefromthelaketotheundergroundconcretewalls.

CONSULTEDONSITELOGISTICS

Formwork:Thechosenmaterialwaswood.Itisonetheresponsibilitiesofthesubcontractor,whoalsois
responsibleforreinforcedsteelandthecranes.

Safetyprecautionsduringexcavationphase:Onthissite,thegasesfromthecontaminatedsoilhadtobe
dissipatedwithfansforsafetyoftheweldingteam.

Concretespecifications:Ifspecificationsstatea25mpaconcrete,theywouldgenerallyupthestrengthto
ahigherlevel(35mpa),sothatitsetsfasterthantheoneonrecommendedforittosetsoonerthan
expected,todispensewiththeaddmixtures.Thesedecisionssavetimeandbudgetontheproject.

Trafficmanagement:Thereisnoneedtoaskforapermitinordertoreserveastreetlaneforlogistics
purposes.Nevertheless,apersonisassignedattheentranceofthesiteonQueensQuayEastStreetfor
controllingpedestrianandvehicletraffic.

ContaminationTreatment:Duringtheexcavationmechanicalventilationwasneeded.Afterbuildingthe
concretewallsoftheexcavation,thefumeswerereroutedintoapipewhichwillguidethemtotheroof
wheretheywillbesetloose.

LandfillManagement:Thesoilwasconsideredasenvironmentallyimpactedbycontamination,whichled
toinvolveGFLEnvironmentastheconsultantforhandlingit.Allsoilextractedfromthissiteistaken2
blocksawaytoGFLremediationsite.Atthislocation,thesoilistreatedfor40days;afterwhichitis
reusedasbackfillforindustrialpurposes.
WaterManagement/treatment:DirectwaterdumpingintoLakeOntarioisillegal.Inthatsense,the
watercollectedfromthesitesexcavationwasfilteredonsitewithfilteringsystems.Onlythen,thewater
canbedeliveredtothecityssewers.

OptimizedUseofcranes:Asabenefitacquiredfromitsneighborproject,theAquavistateamreceived
onecranelocatedatitsperimeterwhichisnowbeingreusedforthesitethatwewereassignedto
inspect.Atthesametime,thereisasecondcraneontheoppositesidewhichwillnotonlybeusedthe
AquavistaBuildingteambutalsobytheAquabellateam(3rdbuildingtobedevelopedforthecomplex).

BoilerandMechanicalrooms:Althoughitiscustomarytolocatethemechanicalandboilerroomontop
ofthelastfloor,itseemsthattheruleisstartingtochange,andforthelogisticallyrightreasons.Oncethe
buildingiserected,itisyetfrombeingoccupiedforlackofheatingandwaterconditions.Thisnotonly
turnsitintoabottleneckfordeliveringunitsthataretobeoccupiedassoonastheyarefinished,butalso
presentsaconstantdisturbance,inspiteofallefforts,tothefutureownersinthepenthousefloor.The
relocatingoftheseservicestothethirdfloorfoundonourfirstvisit(Minto`sCase)andtothebasement
levelP4onthiscase,hasofferedasolutiontoletfuturetenantsinstantlyoccupytheunitswithaccessto
basicservices.Bythetimeallsubcontractorfinishtheirtasks,everyunitisreadytobeused.This
innovationalsooffersanavailabilityofwaterwithouttoomanyextrastepstoeveryfloorduring
construction.

PROJECTDESCRIPTION
TheprojectispartofanambitiousurbandevelopmentonBaysideatthewaterfrontsectionbetween
SherbourneStreetandParliamentStreet.Atthislocation,thereusedtobeacardboardwarehouse,and
beforethatafreightdock.Historically,thesitestartedbeinglakeareaonwhichbackfillwasdumped
duringadifferentbusyconstructionmomentofthecity.Withtime,thesoilturnedcontaminated.It
becameagoaltothejoinedventureofMunicipality,waterfrontprotectioninstitutionsasthepublicparty
alongwithHinesandTridelastheprivatepartytodevelopaprojectthatwillrecoverthecleancondition
ofthesoilwhiledeliveringresidentialprivatehousing,
commercial,publichousing,greenareasandpublicspaces
inthis13acreslot.

Asyetanotherdevelopmentinthewaterfront,thisone
involvesamixofdisciplinesputtogetherforanestimated
timeofabout10years.Thetotalscopeoftheproject
involvesseveralbuildings,mostlyresidentialfordifferent
targets;commercialspaceswithinthosebuildings;public
areaswithgardensandsidewalks;andamarina.Theinitial
tasksofTridelasaGC,aretheAqualinaBuilding,whichisto
beoccupiedthissummer;theAquavistaBuildingwhichis
ourcaseofstudy;andtheAquabellaBuildingwhichwill
begindevelopmentinthecomingwinter.TheAquavista
project,hasalreadyfinishedtheexcavationandshoring
stage,anditisnowbuildingbasementcolumns,slabsand
ramps.Someofthesubcontractorsmentionedasactiveon
siteare:Forming,Electrical,plumbingandmechanical.
INCONTRASTTOCANADIANPRACTICES:Venezuela
Countrywithseismiccharacteristics.
ThemostpopulatedcitiesinthevicinitiesoftheAndesmountainsystem,startinVenezuelaand
throughtheleftsideofSouthAmerica,downtothePatagoniainChile.
Asaruleinconstruction,aftertheearthquakeof1967,istolocatedynamicloadsontheground
orundergroundlevels.
Allconstructionismostlyconcretebased.
Drywallisusedasaclosingelementforceilingsonmorerecentdevelopments.
DrywallandPlycemareusedexclusivelyforinteriors,oncommercialandofficebuildings.
Insulationisnotusedorrequired.Allthermicsolutionsarehandledbyeitherthemechanical
considerationsornaturalventilation.
Allexcavationaredonein1,5msection,duringwhichtiebacksaredone.Andthenpouredwith
concretebyusingwoodformworkaspartofeachsectionforshoringwalls.
Thesoilcharacteristicsvarythroughoutandfromonesitetothenext.
Climateisalsochangingfactordependingonthelocation.
ConstructionmanagementConsultantsarealmostexclusivelyorientedintoworkingwiththe
publicsector.
ResidentialdevelopmentisgenerallydonebyBuilderDevelopers.
Generalcontractorsareregularlyintotheretailandcommercialsectorofconstruction.
