EXTRA LOW VOLTAGE DESIGN STANDARD FOR HOTEL

Extra Low Voltage can be categorize into:-

1) Telecommunication System

-Telephone & PABX System

The telephone system connects the phone sets in the guestrooms to the PABX equipment in the PABX
room. The telephone component of the telephone system consists of the following:-

Telephone System can be categorize into two category:-
`
Telephone Horizontal Cabling
The horizontal cabling for telephone connects the guestrooms to the floor level Intermediate
Distribution Frames (IDF) that are mounted in the Riser Closet on each floor.

Telephone Vertical Cabling


The vertical cabling structure connects each floor level IDF to the Main Distribution
Frame (MDF) in the PABX room. One or more multi-pair UTP bundles are used to
connect the IDF to the MDF. The UTP bundles run from each floor to the PABX room
vertically through trunking installed in the riser. These bundles are secured to the
trunking using cable clamps mounted on the wooden backing of the trunking.

PABX System
The PABX room houses the MDF and the PABX system. All guestroom telephone
connections are terminated in MDF and subsequently connected to line cards in the
PABX. Connection to the telecommunication lines is done via the Fiber Wall Socket (FWS) that is
connected to the Telecommunication service provider.

-Paging & Intercom System


2) Security System

- Closed Circuit Television System

The closed circuit television (CCTV) system shall cover all the following areas as
per mentioned below: -
- all entrances and exits to the hotel,
- emergency staircase exits,
- lobby reception area,
- guest safe deposit room,
- cashier office,
- retail area outlets if any,
- swimming pool,
- receiving dock / loading bay,
- parking areas,
- guest /service lifts car and lobby,
- other areas as the prevailing conditions warrant.

The CCTV system is to comprise of both stationary and motorized pivoting


cameras with a series of monitor screens in the security control room. Each
camera shall connect to the digital hard disk recorder displaying the newly
recorded image on a television monitor.

The programmable digital recorder with hard disk storage capacity for 30days
and DVDRom burning device shall operate continuously at all times to ensure a
record is kept of the images of all cameras in a sequence of at least 30 days.
The recordings shall continuously show the date and time on the recorded
picture.

Provide twoway hand held radio communication equipment. Equipment


conforming
to government assigned frequencies for general public use is preferred
consisting
- a base station with radiating power of not less than five watts
- an automatic 40 channel scanner with manual override
- final quantity of handsets to be advised at a later stage subject to the size
of
the property. Unless otherwise advised, a mimimum of 30 sets of walkie
talkies shall be provided for engineering and security use
The portable radios incorporate adjustable volume control with squelch control,
speaker and headphone jack that can divert output from speaker to ear phones.
The
units shall be reached by the base station selectively or collectively. Each hand
held
unit shall be capable of being reached by another remote station and the base
station. Hand held units shall have a selectable five channel receivetransmit
capability.
Provide coaxial aerial in the lift shaft to ensure sufficient signal strength to all
parts
of the property (including basements and roof). Emergency power supply should
be
provided for the associated system equipment.

- Central anti-intruder locking console

The central antiintruder locking console located in the security control room is
used
for locking and unlocking the emergency stairway exit doors.
Locking by means of electromagnets and automatic unlocking are connected to
the
automatic controls of the fire detection unit. Unlocking can be carried out either
manually from the console or by an automatic control actuated by the fire
detection
unit.
Doors are automatically unlocked in case of power or system failure.

- Safety / Panic alarm system

Panic alarms shall be provided in the Presidential Suite, Sauna Rooms, disabled
rooms and disabled toilets. The alarm shall be relayed to the security control
room
and repeated to the telephone operator room.

3) Audio Visual System


- Sound system for banquet hall / meeting room
- Projector screen system / LED system

- Satellite Master Antenna Television (SMATV) System / In house video system

The central sound, public address and TV unit shall be located in the Central A/V
Equipment room to distribute the following:
- All video and audio programs to TV sets
- 5 musical programs to:
- The coaxial cable network for TV sets
- The ballroom console
- The nightclub console
- Areas equipped with program selectors: food and beverage areas, health
club, swimming pool, games room, staff cafeteria, staff rest room, shops.
- Background music in corridors, entrance lobbies, main lobby, public
bathrooms, elevator landings.
- Personal or general information messages, either to a specific area or on a
general broadcast basis.
- A prerecorded fire evacuation message (in several languages)
- With human intervention, to a specific area or on a general broadcast
basis
- Automatically, on a general broadcast basis following a signal from the fire
detection unit

Some rooms/areas are additionally equipped with audiovisual cabinets to allow


the
use of mobile public address and TV equipment independently of the central
unit.
The ballroom and the meeting rooms are fitted with their own independent
equipment.

- Public Address / Background music system

The public address system shall provide emergency broadcasting to all guest
rooms, public corridors, food and beverage outlets, meeting facilities,
recreational facilities, lobbies, lifts, all other public area and backofhouse areas
and etc.

In addition to emergency broadcasting, public address system will also provide


background music to the hotel areas where there is no independent audio &
visual system support. Audio and visual system requirement for individual area
is set out in section L Audio Visual Systems.

During emergency broadcasting, the public address system shall override all
speakers, channel selector volume control regardless of the status of all audio &
visual system in any selected areas. The emergency broadcasting system shall
facilitate single floor paging, a group of floors (3 floors) or all floors
simultaneously.
The emergency broadcasting control console shall be located in the security
control
room and telephone operator room under 24 hours attendances.

- Stage lighting

- Dimmer system

Dimmer switches installed in emergency circuits will have a device which, if


current is interrupted in that circuit, will short circuit the dimmer switch and the
main switch resulting in 100% illumination for the circuit.

Their capacity will be adjusted to suit the rooms concerned. Special research
must be carried out if dimming of fluorescent tubes are involved.

Positioning of dimmers switches will be chosen in a discreet manner, grouped


together at the desk of the reception area, bar, entrance or service area for the
rooms.
