DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION, entered into by and between:

STEPHEN P. CURRY, DONOR, Filipino, of legal age, single, with post office
address at 333 Road 3, Mabuhay Village, Dao District, Tagbilaran City, Bohol,
Philippines;

-and-

LEBRON R. JAMES, DONEE, Filipino, of legal age, single, with post office
address at 123 J.P. Rizal St., Dampas District, Tagbilaran City, Bohol, Philippines.

WITNESSETH:

That the DONOR is the absolute owner of that certain real property situated at
No.1 Lino St., Bool District, Tagbilaran City, Bohol, Philippines and more particularly
described in transfer Certificate of Title No. T-3023 of the Register of Deeds of
Tagbilaran City, as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-3023

A PARCEL OF LAND, lot 3245-Y, CSD-2281, situated in Bool

District, Tagbilaran City, Bohol. Bounded on the N.E., along line 1-2, by
property of Mariano Tancinco (Lot 1, Psu-1111887); and along line 2-3, by
lot 2 of Plan Psu-123948; on the S., along line 3-4, by property of Tom
Timpo, on the S.W., along line 4-5, by Lot 1 of Plan Psu-123948; and
along 5-6 by property of Mariano Tancinco (Lot 2, Psu-1111887), and on
the N.W., along line 6-1, by property of Joaquina Santiago, containing an
area of 1,095 square meters more or less and covered by Tax Declaration
No. 3333.

NOW THEREFORE, for and in consideration of the love and affection of the
DONOR for the DONEE who has lovingly dedicated five (5) years of his life as the
formers personal caregiver, the said DONOR by these presents does hereby
TRANSFER AND CONVEY by way of DONATION, unto the said DONEE, the above-
mentioned real property, free from all kinds of liens and encumbrances whatsoever.

 That the DONOR hereby states that, for the purpose of giving effect to the
donation, he has reserved for himself in full ownership sufficient property to support him
in a manner appropriate to his needs.

ACCEPTANCE

That the DONEE does hereby accepts the foregoing donation of the above-
described property for which he expresses his sincerest appreciation and gratitude for
the kindness and liberality shown by the DONOR.

IN WITNESS WHEREOF, the parties hereto have signed these presents, at

Tagbilaran City, this 4th day of February, 2017.
