LETTER FROM YOUR PRESIDENT
Hello, Neighbors!
With the Holidays fast approaching, one of the things I will be giving
thanks for is that I get to live in a beautiful neighborhood surrounded
by like minded people who care about their homes, neighborhoods
and community. This is shown by how well people keep their yards
and homes nice to maintain a neighborhood that is sought after..
I also am thankful for those who have received the letter from me
asking to comply with the Covenants, Conditions and Restrictions
(CCR's)and have been graciously quick to respond! Many of you
moved to a neighborhood with CCRs for a reason, so neighbors
wouldnt paint their homes chartreuse, have overgrown yards, put up
ugly chain link fences and other nastiness that would bring the
neighborhood values down. Have you noticed how quickly homes
sellhere? This is why!
CCRs are only good if your HOA Board is willing to enforce it. We
ask for your help in bringing to our attention matters noncompliant
with our CCRs so that we can address the situation. Going forward,
we are not going to go overboard and be ridiculous with our demands,
just know that if we let one house start ignoring the CCRs, others
will soon follow.
It is understood by all that sometimes misfortunes arise that make it
difficult to perform maintenance, if you need help, please let us know.
A HUGE thank you to Leanna Masters who was voted into office at
the annual HOA meeting on Sept. 25, 2016. She will begin immedi-
ately.
We also thank Francine Bizel for her many years of service as secre-
tary of our HOA!

New Neighbors
Quite a few houses in the neighborhood have
sold and new neighbors have moved in.
Please help us out and greet any new
neighbors by you and have them send us their
name, address, phone number and email ad-
dress so that I can get them added to the
neighborhood phone list and update our mail-
ing list in our gmail account. Send the infor-
mation to cumberlandfalls@gmail.com

HOA Dues
We will be sending a separate mailing
December 1, 2016 with invoices for 2017
HOA dues with the amount due of $100.
Homeowner association payments are due by
January 1st each year. Based on the HOA
covenants, late fees are assessed if payment
isn't received by March. The late fees con-
tinue to accumulate until the payment is made
by the homeowner. We do have a few
homeowners that aren't current with their
dues. If there is a hardship, let us know and
we will work with you.
Save The Date!
Spring Garage Sale
We have scheduled the neighbor-
hood garage sale for Friday June 2
and Saturday June 3, 2017. We
will put signs at the entrances and
an ad will be put in the Examiner
to advertise the sale well in ad-
vance of the date.

look for baby or pet sitters in the neighborhood,
HOA Board Meetings report car or home break ins, whatever it is,
(well, within reason), feel free to post it!
The HOA Board meets on the FIRST Sunday of the month.
The HOA board plans to be engaged in the activities Officers and Board Members
within our neighborhood as much as possible. All
neighbors of Cumberland Falls are welcome to attend
the monthly meetings to bring up questions and/or
concerns. The board will review all requests for up-
dates to property and any concerns voiced by the
homeowners. If you would like to attend a meeting,
please email the board prior to the meeting and to get
a spot on the agenda.

SAFETY TIP:
This tip came from a neighborhood watch coordinator.
Next time you come home for the night, put your keys
beside your bed. If you hear a noise outside your home or
someone is trying to get into your house, just press thepanic
button for your car. The alarm will be set off, and thehorn
will continue to sound until either you turn it off orthe car
battery dies. Odds are the perpetrator won't stickaround.
It's a security alarm system that you probably alarm system
you probably already have and requires no installation. Test
it! The car alar will go off from almost anywhere in your
home.

Application
If you are planning any home improvements, please re-
view the HOA Covenants for restrictions. An application
for improvements can be submitted to the HOA Board for
review. If you need a copy of the application, you can
