KNOW ALLMEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed this 3rd day of
February, 2014 by and between:

DANIEL H. DONATO, of legal age, Filipino, married to DONNA

DONATO, residing at 17 Matiwasay St., Teachers Village, Quezon City,
hereinafter referred to as theSELLER;

-AND-

EUGENE EUGENIO, of legal age, Filipino, married to EMMA

EUGENIO, residing at 17 Dos Castillas St., Sampaloc, Manila, hereinafter
referred to as the BUYER;

WITNESSETH :

WHEREAS,theSELLERis the absolute andregistered ownerof a parcel of land
with improvements located at 17 Matiwasay St., Teachers Village, Quezon City
consisting of THREE HUNDRED (300) square meters, more or less, and covered by
Transfer Certificate of Title No. (L-456789) issued by the Registry of Deeds of Quezon
City, and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. 43740

A PARCEL OF LAND (Lot 25, Blk. K-51, of Diliman Estate Subd. plan
PSD-7365-E., being a portion of Lot R.P. 3-A-4, of plan PSD-7365, GLRO
Rec. No. 7681), situated in the Dist. of Diliman, Quezon City. Bounded on
the NE., by Lot 26, Blk. K-51, on the SE., by Lot R-58 (Matiwasay St.) on
the SW., by Lot 24, Blk. K-51 and on the NW., by Lot 11, Blk. K-51, all of
cons-subd. plan. Beginning at a point marked 1 on plan, being S. 26 deg.
04W., 453.66 m. more or less from BLLM No. 9, Quezon City; thence S. 16
deg. 32 min. E., 20.00 m. to point 2; thence S. 73 deg. 38 min., W., 15.00 m.
to point 3; thence N. 16 deg. 38 min. W., 20.00 m. to point 4; thence N. 73
deg. 20 min. E., 15.00 m. to the point of beginning; containing an area of
THREE HUNDRED (300.0) SQUARE METERS, more or less.

WHEREAS, theBUYERhas offered to buy and theSELLERhas agreed to sell the

above mentioned property forthe amount of FIFTEEN MILLION PESOS (Php 15, 000,
000.00), Philippine Currency;

NOW THEREFORE,for and in considerationof the sum of FIVE MILLION PESOS

(Php 5, 000, 000.00), Philippine Currency, paid by the BUYER to the SELLER through a
managers check, theSELLERDO HEREBY SELL, TRANSFER, and CONVEY by way
of Absolute Sale unto the BUYER, his heirs and assigns, the certain parcel of land
together with all the improvements found thereon, free from all liens and encumbrances
of whatever nature includingreal estate taxesas of the date of this sale.
