facilities.

The towers, which finance the redevelopment, are lightweight

and ethereal in appearance and sit, delicately on a
robust, permanent and heavy, in situ concrete base that
accommodates the almshouse and its facilities. The intention
is to give the almshouse a feeling of permanence, befitting
its 300 year history on the site, and to think of the residents AXo/ ISO showing extent of
accommodation which cuts through the site, as a layer of concrete in scheme
geology that underpins the mixed use program.

MISAPOR, a Swiss concrete product, has been chosen to be

used in core insulating system that allows fair-faced, insulating
and load-bearing in situ concrete walls to be created from a
ie. base on which towers sit
single cast. Horizontal surfaces are generally not constructed
with MISAPOR concrete due to the reduced compressive
strength and the expense of the material. For horizontal
surfaces and walls that do not require expressed fair-faced
concrete appearance (ie. cores) a combination of normal
concrete and insulation is cheaper and more effective. This
ITT relates to the fair-faced, in situ concrete walls only.

100% MISAPOR foam glass is used as an aggregate within

the concrete, providing its thermal qualities. The product is
made from mostly recycled glass will reduce long term heating
costs - 2 environmental benefits. The whole wall can come
for a single contractor, saving time and money and careful
detailing can eliminate thermal bridges entirely from the
finished walls. MISAPOR concrete is deemed to be watertight,
for unpressurised water and the frost resistance of MISAPOR
concrete is provided by the use of foam glass granulate and
the concreteconcept with artificially added air. Moreover the
voids in the concrete surface do not result in spalling, since
they do not constitute a closed pore volume and thus do not
build up any pressure from frozen water.

The MISAPOR will be used for fair faced external walls, in

conjunction with conventional concrete for floors and ceilings.

The surface of the MISAPOR concrete can be finished in the

same manner as conventional concrete. A combination of
pigmenting, formwork and surface refinement will be used in
this project. Cutaway isonometric of core insulating Misapor wall
