Building Relocation Project

The Seattle OPCD will be undertaking a relocation project in the Pike/Pine Conservation Overlay District in order to prevent the
character structure at 1300 East Pike Street from being demolished. The original structure will be moved to the northeast side of
the Pike and Broadway intersection and will replace the Shell gas station currently occupying that lot. The Shell has become an easily
identified location in the neighborhood and the new building will eliminate the open space and convenience provided by the gas station.
However, the relocated building is much more characteristic of the area and this project is an important step in preserving the
traditional feel of the Capitol Hill neighborhood. The building will be carefully relocated to be placed in line with existing adjacent
structures while still providing a comfortable amount of space between the new building, neighboring buildings, and sidewalk. The
structure is one-story and compartmentalized to provide rental spaces to a variety of different businesses. This model fits nicely into
the surrounding area which is made up of mainly 1-3 story structures with local retailers and some residential living. The concrete and
brick architecture, large windows, and wall space for public art is also common throughout the district and will reinforce historic
themes while providing a unique addition to the intersection.
