company duly amalgamated under the laws of the Province of British
Columbia, with an address for service and a mailing address at
2225 Folkestone Way, West Vancouver, British Columbia, V7S 2Y6.

B. The Developer's Real Estate Agent with respect to the


Development is BLOCK BROS. REALTY LTD., with a mailing address at
its branch at 103 - 2764 Barnet Highway, Port Coquitlam, British
Columbia, V3B 1B9.

NEITHER THE SUPERINTENDENT OF REAL ESTATE NOR ANY OTHER


AUTHORITY OF THE GOVERNMENT OF THE PROVINCE OF BRITISH COLUMBIA HAS
IN ANY WAY PASSED ON THE MERITS OF THE MATTERS DEALT WITH IN THIS
DISCLOSURE STATEMENT. THIS DISCLOSURE STATEMENT HAS BEEN FILED WITH
THE SUPERINTENDENT OF REAL ESTATE, BUT HE HAS NOT DETERMINED WHETHER
OR NOT IT COMPLIES WITH PART 2 OF THE REAL ESTATE ACT.

1. LEGAL DESCRIPTION
(a) The legal description of the Development is:
Parcel Identifier 004-545-583
Lot 64
District Lot 385, Group One
New Westminster District
Plan 72147
(herein called the "Lands").
(b) The civic address of the Lands is expected to be 101 to 524,
1215 Lansdowne Drive, Coquitlam, British Columbia.

2. GENERAL DESCRIPTION OF SUBDIVISION


(a) It is the intention of the Developer to create sixty-eight
(68) strata lots consisting of thirty-six (36) two (2) bedroom and
thirty-two (32) three (3) bedroom apartment-type units, together
with common property (herein called the "Development") from the
Lands.
(b) The sixty-eight (68) strata lots (herein collectively
called the "Lots" and individually called a "Lot") will be sold for
residential purposes. The Lands will be developed in two phases.
The Developer intends to construct thirty-six (36) units in the
first phase and reserves the right to construct thirty-two (32)
units in the second phase.
(c) The Developer will not construct or install any
recreational facilities in the Development.
(d) The Developer is not aware of any dangers or requirements
imposed by governmental authorities related to flooding or
conditions of soil and subsoil.

3. LEGAL AND FINANCIAL MATTERS


(a) The Developer is the registered owner of the Lands.
(b) The Developer intends to further encumber the Lands with a
Right-of-Way in favour of British Columbia Hydro and Power Authority
for electrical and communication services and a right of way in
favour of the District of Coquitlam (the "District") for sanitary
sewer, storm sewer, and water mains.
(c) Registered title to the Lands is presently encumbered as
follows:
(i) Statutory Right of Way in favour of The District of
Coquitlam, registered under No. Z123806 for the
purpose of water, gas, sewage, liquid waste,

electrical energy and communication services over the
area outlined on Plan 72148;
(ii) Restrictive Covenant in favour of The District of
Coquitlam, registered under No. Z123808 which
establishes setback requirements from the crest of a
ravine slope on the Lands and controls filling within
25 metres of the crest of the slope;
(iii) Restrictive Covenant in favour of The District of
coquitlam, registered under No. Z123809 which
establishes design control requirements for
construction of improvements on the Lands. This
Restrictive Covenant requires that prior to
commencement of construction of any buildings or
structures on the Lands, detailed plans be submitted
to and approved by the District including site plans,
elevation drawings, preliminary landscaping plans and
perspective drawings;
(iv) Statutory Right of Way in favour of British Columbia
Telephone Company, registered under No. Z135604 over
the area outlined on Plan 72148 for purposes of
telecommunication an underground cable and conduit and
other equipment, works and apparatus in connection
therewith;
(v) Statutory Right of Way in favour of British Columbia
Hydro & Power Authority, registered under No. Z201366
over the area outlined on Plan 72148 for purposes of
underground pipelines and aboveground valves, meters
and other apparatus for the transmission and
distribution of gas;
(vi) Mortgage in favour of The Toronto-Dominion Bank,
registered under No. AA64110 (see paragraph 3(i) below
for a description of partial discharge arrangements);
(vii) Mortgage in favour of Montreal Trust Company under
No. AAI05349, in trust, see 99804C and AA105349, being
a mortgage of the Right of Way in favour of British
Columbia Telephone Company referred to above at
paragraph 3(c)(iv); and
(viii) Notice of development variance permit filed under
No. AAI03839. This permit imposes controls on such
matters as siting of buildings, external appearance of
buildings (including without limitation outside finish
materials and colour schemes) and landscaping
treatment, as set forth on plans filed with the
District.
The description of these Rights of Way, Restrictive Covenants and
Notice above is a summary only and purchasers are urged to review a
copy of these charges and to obtain legal advice as to their

effect. Copies can be obtained at the New Westminster Land Title
Office.
(d) The Developer intends to cause the Strata Corporation to
enter into a one year contract, commencing January 1, 1988, for
the management of the common property and the administration of the
affairs of the Strata Corporation, substantially in the form
attached hereto as Schedule "A", The management company will, among
other duties, collect monthly operating assessments and render
monthly statements of revenue and expenses. The Agreement does not
directly impose any rights or duties on any Lot owner. It is
expected that the management company will recommend that the Strata
Corporation enter into individual service contracts for, but not
limited to, garbage disposal, snow removal and landscape
maintenance. There is no relationship between the management
company and the Developer.
(e) There is no outstanding litigation or, to the knowledge of
the Developer, anticipated litigation with respect to the
Development.
(f) Each Lot owner will be responsible for real property taxes
and water and sewer charges for its respective Lot.
(g) Electricity for the common property will be separately
metered and paid by the Strata Corporation and recovered from the
Lot owners through pro rated monthly strata fees. Electricity,
cablevision and telephone will be separately metered or assessed to
each Lot and will be the responsibility of each Lot owner.
(h) The Strata Corporation or the management company will enter
into a contract with the District or a private contractor for
garbage removal by a container system. Each Lot owner will be
responsible for transporting its own garbage to the container.
(i) The Toronto-Dominion Bank has advised in writing that it
will partially discharge its mortgage referred to at No. 3(c)(vi)
above from each of the Lots on receiving 100% of the net proceeds of
an arm's length sale of each Lot at fair market value after taking
into account normal adjustments.

4. SUBDIVISION CONSISTING OF STRATA LOTS


(a) The proposed Forms 1 and 2 of the Condominium Act are
attached as Schedule "BII hereto. These are subject to the approval
of the Superintendent of Real Estate. Form 1 is a Schedule of
Proposed Unit Entitlement. The Unit Entitlement is a figure based
upon the habitable square footage of the proposed strata lots and
determines the proportionate share of common expenses of the Strata
Corporation to be paid by the various strata lot owners. The actual
numbers may vary to a small extent when the strata plans have been
completed. The proposed Interest on Destruction, subject to the
approval of the Superintendent, is set forth at Form 2 in
Schedule "B". Interest on Destruction is a figure which determines

the share of each owner in the Development upon destruction or other
termination. Interest on Destruction is based upon the proposed
market value of the Lots. Each Lot shall have one (1) vote.
(b) The bylaws of the Strata Corporation will be those
contained in the Condominium Act and the Developer does not intend
to amend the bylaws from those set out in the Condominium Act.
(c) The Developer intends that the common property of the
Strata Corporation include outside stairs and outdoor walking areas,
driveways, landscaped areas, garbage container areas and electrical
rooms. There will be eight (8) garbage containers, four (4) to be
contained in enclosures in Phase I, and four (4) to be contained in
enclosures planned for Phase II of the Development. These
containers will be located as site conditions allow.
(d) The Developer intends to designate patios, balconies and
parking areas on the strata plan as limited common property for the
various strata lots. The Developer intends to designate two (2)
parking stalls as limited common property for each strata lot. Such
designation may only be removed by unanimous resolution of the
owners.
(e) The Development will involve a phased strata plan. Phase I
will consist of Buildings 1-9 inclusive, for a total of thirty-six
(36) units, and Phase II, if the Developer elects to proceed with
Phase II, will consist of Buildings 10 to 17 inclusive for a total
of thirty-two (32) units. An unexecuted copy of the proposed Form E
is attached as Schedule "C".
(f) The Developer has commenced construction of Phase I and
anticipates substantial completion of Phase I by approximately
April 30, 1988. The Developer expects to commence construction of
Phase lIon or about July 1, 1988 and to substantially complete
construction of Phase II by approximately April 30, 1989, but the
Developer reserves the right to elect not to proceed with Phase II
at all or to proceed with Phase II at a later date.
(g) The Developer reserves the right to offer any or all of the
Lots for sale or lease indefinitely, and for this purpose the
Developer has filed or will file a rental disclosure statement with
the Superintendent of Real Estate as set forth in Schedule "D".
(h) A photo-reduced copy of the sketch showing phases of the
Development is attached as Schedule "E".
(i) The District issued a Development Variance Permit for the
Development on May 19, 1987. The District issued a building permit
for construction of Phase I to the Developer on June 3, 1987. The
District issued a Development Variance Permit DVP-9-87 which, in
addition to imposing restrictions described at No. 3(c)(viii) above,
prohibits the Developer from selling any part of the Lands until the
Lands have been developed in accordance with the terms of the
Development Variance Permit. The District has advised the Developer

in writing that it can sell individual strata lots within the
development provided the Developer complies with the terms of the
Permit.
(j) The Developer intends to cause the Strata Corporation to
place all risk insurance on Phase I of the Development in an amount
of approximately $2.5 million and to increase such insurance on both
Phase I and Phase II when the strata plan for both has been filed,
to an amount of approximately $4,728,000. The Developer proposes to
cause the Strata Corporation to place liability insurance in the
amount of approximately $5 million for the first full year of
operation. Each Lot owner will be responsible for placing its own
liability insurance and for insuring its own effects.
(k) Each Lot owner will have the benefit of the New Home
Warranty Program, a copy of which is attached on Schedule "F". The
Developer will assign to the purchaser of each Lot the benefit of
any appliance warranties.
(1) All Lot owners will have a garage or carport for two (2)
vehicles which will be designated as limited common property on the
strata plan.
(m) The Developer does not propose to create a caretaker's
suite or Lot.
(n) Schedule "G" sets out the proposed interim operating budget
for the first full year of operation of the Development. The budget
was prepared by a qualified property manager based on the manager's
experience in budgeting for numerous strata corporations. All
expenses set forth in the budget will be allocated among the Lot
owners in proportion to their relative unit entitlements.
(0) All monies received from a purchaser or lessee shall be
held in trust in the manner required by the Real Estate Act until
the strata plan is deposited in the Land Title Office, premises
purchased or leased are capable of being occupied, and an instrument
evidencing the interest of the purchaser or lessee in the Lot has
been registered in the Land Title Office, or such monies otherwise
paid out by operation of law.

CAUTION

The Developer, the directors of corporate developer, and


any other person required by the Superintendent to sign this
Disclosure Statement are advised to read the provisions of and be
fully aware of their obligations under Part 2 of the Real Estate Act
before signing this statement, as a person who fails to comply with
the requirements of Part 2 of the Real Estate Act may, on
conviction, be liable:
(a) in the case of a corporation, to a fine of not more than
One Hundred Thousand Dollars ($100,000), and

(b) in the case of an individual, to either a fine of not more
than One Hundred Thousand Dollars ($100,000), or to
imprisonment for not more than five (5) years less one (1)
day.

RIGHT OF RESCISSION

Under Section 63 of the Real Estate Act the purchaser or


lessee of subdivided land situate in the Province may, so long as he
remains the beneficial owner of the land, rescind the purchase
contract or lease by serving written notice on the Developer or his
Agent, within three (3) days after the later of the date the
contract was entered into or the date the purchaser or lessee
received a copy of this Disclosure Statement. The rescission notice
may be served by delivering, or sending by registered mail, a signed
copy of the notice to:
(a) the Agent at the address, if any, shown on the face of this
Disclosure Statement,
(b) the Agent at his office or place of business where the
contract was made, or

(c) the Developer at his address inside or outside the Province
where no agent is acting on his behalf.
A developer is required to keep any monies he-received from
the purchaser or lessee in a trust account in the Province until the
rescission period referred to above has expired. Where a notice of
rescission is served on the developer or his agent, the developer or
his agent shall return the trust account monies to the person from
whom it was received or shall pay it into court.

IN CQNSIDERATION Qf the mutual covenants herein contained. the
parties agree as follow.:
1. The Corporation hereby appoints the Agent its exclusive agent

to provide professional management. maintenance and administration of the

common property of the Corporation as set Gut in STRATA PLAN NO.

situated in the Province of British Columbia (hereinafter referred to as

the 'common property') upon the terms and conditions hereinafter set forth.

2. This appointment shall be for a period of year(s)

from the first day of A.D. 19 , and thereafter from year to

year subject to the following conditions:

a) The Corporation may terminate this appointment and the agreement

herein by giving the Agent at least ninety (90) days written notice of such

termination, such notice to be evidenced by a Special Resolution of the Corporation

as provided in the Condominium Act. R.S.B.C., 1980 c.61. Any termination of this

appointment and agreement by the Corporation shall take effect only at the end

of any calendar month;


b) The Agent may not terminate the appointment during the first year

hereof, otherwise than with the consent of the Strata Corporation. THEREAFTER

the Agent may terminate the appointment by giving to the Corporation at least

ninety (90) days written notice of termination to take effect at the end of the

calendar month, such notice to be addressed to the Corporation at its address

hereinbefore set forth, and such notice shall be deemed to have been received

by the Corporation on the day following the date on which such notice was

posted in the Province of British Columbia by prepaid mail;


c) Upon termination of this appointment the Corporation shall continue

to be responsible for the payment to the Agent of any and all bills, accounts

and expenses incurred by the Agent within the authority of this appointment and

not paid by the Agent prior to such termination.


c) This appointment and agreement shall terminate immediately and

without notice in the event a petition in bankruptcy is filed by or against the

Agent or in the event the Agent shall make an assignment for the benefit of
creditors or take any action for relief under Statutes or Rules relating to

insolvency.

3. The Agent hereby accepts the said appointment for the period and

upon the terms and conditions herein provided and covenants and agrees:

a) To use its best efforts to manage and administer the affairs of

the Strata Corporation upon the terms herein provided and as directed and

authorized from time to time by the Corporation;

b) To advise the Corporation as to the proper maintenance and repair

of its property and the general conduct and undertaking of its affairs,

responsibilities and duties;

c) To collect all monthly operating assessments for operating costs

and any other monies due to the Corporation and to render monthly operating

statements of receipts, disbursements, revenue and expenses;

d) To deposit all receipts of the Corporation in a Trust Account or

Accounts in an institution qualified to engage in the banking or trust business,

separate from the Agent's personal account and separate from any other trust

accounts operated by the Agent, subject to the Corporation's approval;

e) To pay from the receipt.s, all authorized disbursements of the

Corporation. In the event the disbursements shall be in excess of the operating

assessments collected, the Corporation hereby agrees to pay such excess promptly

upon demand therefor by the Agent;


f) To not collect or charge any undisclosed fee, rebate or discount,

and if any such fee, rebate or discount should be received by the Agent that

fee, rebate or discount will be held In Trust for and credited to the account

of the Corporation;
g) To provide sufficient staff at the Agent's expense to perform the

Agent's responsibilities hereunder.


h) The Agent acknowledges that it is familiar with the By-Laws of

the Corporation.
i) All the Agent's employees who handle .or are responsible for the

Corporation's monies are bonded by a Commercial Dishonesty Fidelity Bond in

the amount of $ 1,000,000.00 (attached).

4. To enable the Agent to perform efficiently its obligations under

this appointment, the Corporation hereby appoints the Agent to be the Attorney

of the Corporation and in the name of and on behalf of the Corporation to do and

execute the following acts and deed:

a) To demand and recover from all present and future owners of Strata

Lots shown on the Strata Plan of the Corporation all assessments for operating

costs levied by the Corporation and any and all other monies from time to time

payable by them in respect of the said Strata Lots in any manner howsoever and

to make and assess to all just and reasonable statements, payments and allowances

in respect thereof;

b) On non-payment of the monthly operating assessments, contributions,

levies and any other monies due to the Corporation, it shall be the duty of the

Agent, if so directed by the Corporation or Council, to enforce the collection

of any of the said monies and if so directed to take whatever action is necessary

and is available under the By-Laws or the Condominium Act to effect the collection

of the same;

c) At the request of the Corporation, to act as Secretary to the

Corporation and its Council, and to maintain records of the Corporation's affairs,

including the duplicating and mailing, at no charge, Strata Council Meeting minutes,

copies of regular business correspondence, and Owner Information Packages,

excluding By-Laws. Duplicating and mailing of all other notices and minutes

shall be charged for by the Agent;

d) To arrange for a Representative of the Agent to attend regular

meetings of the Corporation or of its Council, when requested by the Corporation

to do so, to a maximum of per year.

e) To comply with, and, where necessary, notify the Corporation that

it must comply with notices or orders of any competent public authority requiring

repairs to be done in respect of the premises, or any part thereof, and to notify

the Owners of individual Strata Lots that they must in a like manner comply

with such notices or orders in regard to their own individual Strata Lots;
f) To sign and give notices to Owners and occupiers ~f the said

Strata Lots of any default in any obligation of such Owners or occupiers to

repair, to maintain or otherwise;

g) To pay all charges, expenses and other outgoings whatsoever

payable by or chargeable upon the Corporation for or on account of the Common

Property as the Council of the Corporation may direct from time to time;
h) To assist the Corporation to place and maintain adequate fire,

liability, steam boiler, pressure vessel, and other Insurance required from

time to time. It is the duty of the Agent to review the Insurance coverage

of the Corporation from time to time and at least every year and to ensure

that such Insurance complies with the requirements of the Condominium Act and

that it is in all the circumstances adequate to protect the premises. In the

event such Insurance does not comply with the Condominium Act or is not adequate,

the Agent shall forthwith inform the Corporation and the Council of this in writing

and shall recommend the necessary changes in the Insurance coverage;


i) To make or cause to be made and supervise inspections, repairs and

alterations to the common property, to decorate and redecorate it or parts there­

of and to purchase supplies and pay all bills as directed by the Corporation.

The Agent agrees to secure the approval of the Council of the Corporation to all

expenditures in excess of $ 250.00 for anyone item other than recurring operating

charges or emergency repairs in excess of such maximum if in the opinion of the

Agent such expenditures are necessary to protect the premises of the Corporation

from damage or to maintain common services to occupants of anyone or more

Strata Lots;

j) To hire, discharge and supervise any and all employees and independent

contractors required for the operation and maintenance of the common property,

it being maintained that all such employees shall be deemed to be employees

of and paid by the Corporation and not the Agent and that the Agent may perform

any of its duties through its Attorneys, Agents or employees and the Agent

shall not 'be liable for any error of judgment or for any mistake of fact or

law when acting in good faith hereunder;

k) To make Contracts in respect to the Common Property for electricity,

gas, fuel, water, telephone, window cleaning, landscaping, garbage disposal,

vermin extermination and other services or such of them as the Corporation shall

deem advisable;
1) To assist the Corporation in budgeting its revenues and expenditures

and in determining the appropriate amount of contribution to be paid by each

Owner for administrative expenses as required by the Act, and in this regard to

furnish an estimate of revenues and expenses when so requested by the Corporation;


m) To assist in the day-to-day enforcement of the By-Laws and any

regulations of the Corporation; to advise the Corporation of any violation of the

By-Laws or Regulations; and if so directed by the Corporation, to take action to

stop any breach or violation of the By-Laws or Regulations;


n) To perform every other act whatsoever usually performed by a Manager

of real property as amply and effectually to all intents and purposes as the

Corporation could do personally, including the provision of twenty-four hour

per day emergency answering service.

5. The Corporation covenants and agrees with the Agent:


a) Subject to the acknowledgement in writing of the Corporation's

public liability insurance coverage Insurers that they accept and approve the

following covenants as being already protected against and covered by the

Corporation's existing liability insurance; without the addition of any extra

premium, the Corporation covenants to save the Agent harmless from all claims,

damages, and costs or anything done by the Agent in connection with the

management of the common property up to the amount of the Corporation's coverage

for public liability, excepting claims in the case of the Agent's fraud and/or

negligence, and to continue to carry, at the expense of the Corporation, public

liability insurance to the existing amount to protect the Agent against all

such claims, damages and costs to the same extent as the Corporation;

b) To furnish to the Agent all documents and records available to

the Corporation which may be required by the Agent to properly manage the

Common Property and affairs of the Corporation;

c) To provide to the Agent a copy of the By-Laws of the Corporation

and to notify the Agent from time to time of any amendments or additions thereto;
d) If the bills, accounts or expenses paid by the Agent pursuant to

paragraph 4(g) hereof in any calendar month exceed the assessments for operating

costs and other monies collected in such month by the Agent, the Corporation

agrees to pay the Agent the amount of such excess promptly upon demand.

6. The Corporation covenants and agrees to pay to the Agent as

compensation to it for the services to be rendered by the Agent in accordance

with the appointment, the sum of Dollars

($ ) per month, payable in advance on the first day of each and every

month, commencing on the day of A.D. 19

7. Provided always and it is hereby agreed that the Agent will ensure

all Insurance premiums are paid on time and that there will be sufficient funds

on hand to pay all Insurance premiums, including any premium on Insurance which

should be placed for the premises as they become due and shall forthwith notify

the Corporation if there are not sufficient funds to pay such premiums and shall

use its best endeavours to collect such funds. All funds held by the Agent are

held by it In Trust to ensure all such Insurance premiums are paid and the Agent

shall not payout funds to itself or any other person when to do so would mean

that any Insurance premium would not be paid on time.

8. The Agent shall keep full and detailed records for the Corporation

in a form as set out in the Corporation's By-Laws, and the Corporation shall at

all times during regular business hours, have access to such records, as well as

to all other books and records of the Agent in connection with the management

and upkeep and operation of the common property of the Corporation. Upon

request of any Owner, the Agent shall supply evidence of insurance in force and

receipts for payment of premiums therefor, as well as certifying to such Owner

the matters mentioned in Section 54 of the Condominium Act.

9. The Corporation and the Agent shall abide by the Condominium Act

of the Province of British Columbia and the By-Laws of the Strata Corporation

as may be amended from time to time.

10. The Corporation hereby authorizes its Council to consent on its

behalf to any act done or proposed to be done by the Corporation in the perfor­

mance of the duties of the Agent under this appointment. It is agreed and

understood that the Agent at all times shall be entitled to rely on and to act

upon instructions and directions received from the Council of the Corporation

without limiting the generality of the foregoing, the receipt by the Agent of

instructions or directions in writing, signed on behalf of the Council by two

or more of its members, with the seal of the Corporation impressed thereon,

shall constitute full and sufficient authority for the Agent to act in

accordance therewith.

11. The Corporation shall not be entitled to set off against any

remuneration or other monies payable to the Agent under this appointment

(including paragraphs 2 and 5 hereof) any uncollected arrears of the said

monthly operating assessments for operating costs.

12. The Corporation agrees, within ninety (90) days from the date of

receipt by the Corporation from the Agent of each monthly statement of receipts

and disbursements, to notify the Agent of any alleged mistake or error on the

part of the Agent in paying any bill, account or expense on behalf of the

Corporation. If, at the end of the said ninety (90) days, no such notification

., shall have been received by the Agent, the said monthly statement shall be

deemed to be conclusive and binding as between the parties hereto and the Agent

shall be free from any and all claims in respect of such statement.

13. The Corporation understands and agrees that the Agent does not

assume any liabilities nor shall it be liable or responsible to any Owner of

a Strata Lot or any licensee or invitee of any such Owner.

14. Any amendment to this appointment shall be effective only if it

is in the form of a written Addendum and it is duly signed by the parties.


15. The Agent may not assign the Agreement without prior written

approval of the Council.

16. This appointment shall enure to the benefit of and shall be

binding upon the parties hereto and their respective heirs. executors.

INTERNATIONAL LAND CORPORATION LTD., a body corporate duly


incorporated under the laws of the Province of British Columbia and
having an office at 2225 Folkestone Way, in the Municipality of West
Vancouver, in the Province of British columbia HEREBY DECLARES:
1. That it intends to create a Strata Plan by way of phased
development of the following lands which it owns:

Group One
New Westminster District
Plan 72147
Situate in the Municipality of Coquitlam
(herein called the "Lands"),

2. That the plan of development is as follows:


(a) The Strata Plan shall be created in two (2) phases and when
completed shall contain a total of seventeen (17) buildings
having a maximum habitable area of eight thousand two
hundred and twenty six (8226) square metres.
(b) The seventeen (17) buildings will be located on the Lands
as set out in the plan attached hereto as Schedule "A".
(c) The development will be developed in two (2) phases, as

(f) Attached hereto as Schedule "A" is a sketch plan showing
the following:
(i) the Lands to be included in the Phased Strata Plan;
(ii) the present parcel boundaries;
(iii) the approximate boundaries of each phase; and
(iv) the approximate location of each building.
(g) The estimated dates of commencement and completion of each
of the phased areas as follows:

(h) It is intended that each of the strata lots in each of the
phases of the develoment will have a unit entitlement equal
to the fraction obtained by dividing the habitable square
metre area of all strata lots in the strata plan at that

location of the strata lots shall be selected by
International Land Corporation Ltd.
