PROPOSED 2-STOREY RESIDENTIAL HOUSE

GENERAL SPECIFICATION

1.0 SITE PREPARATION AND EARTH WORKS

1.1 SCOPE OF WORK

1.1.1 Furnishing of all necessary materials, labor, and equipment required in the
construction.
1.1.2 Complete construction of the building in accordance with the plan specification
submitted herewith.
1.1.3 All works to be done shall be in highest quality of workmanship and to the fullest
intent of the plans and specifications unless otherwise specified by the
Architect/Engineer.

1.2 EXCAVATION

1.2.1 Excavation shall be done in accordance from the bottom of the excavation
setting up to the footing and no footing shall rest on fill.
1.2.2 All fills shall be placed 1 layer not succeeding 150mm thickness, each layer is to
be compacted be wetting, tamping and rolling. After from have been removed
from wall footing and piers the materials from excavation shall be use for
backfilling.

1.3 BACKFILLING AND GRADING

1.3.1 Materials from excavation maybe used for backfilling provided they are
approved granular materials.
1.3.2 Where the underlying soil below the slab on fill be soft, clay, silt or loose
materials, shall be removed to depth of not less than 12 (300mm) or until
sound materials is reached whichever is attained first.

2.0 CONCRETE AND MASONRY WORKS

2.1 SCOPE OF WORKS

2.1.1 Furnishing all the labor, materials, equipment, tools and other facilities and the
satisfactory performance of all works necessary to complete concrete works
shown on the drawings and specified herein.

2.2 MATERIALS

2.2.1 CEMENT (Portland) shall conform to the ASTM specification of Portland cement.
2.2.2 AGGREGATES Concrete aggregates shall be well graded, clean, hard particles
of gravel or crushed rock conforming to the Specification of Concrete
Aggregates, Latest Edition.
2.2.3 WATER used in mixing concrete shall be clean and free from injurious amount
of oil, acid, alkali or organic materials that maybe deleterious to steel or
concrete.
2.2.4 REINFORCING STEEL all reinforcement steel bars shall be and free from rust,
defects, grease, or kinks. They shall conform to the latest revision of ASTM A15
for structural grade steel. All bars shall be deforemed.
2.2.5 CONCRETE HOLLOW BLOCKS wall shall be 5 x 8 16 (125mm x 200mm x
400mm) concrete hollow blocks, locally manufactured and shall be laid true the
liner and plumbs reinforced with 3/8 (10mm) diameter bars at 0.60m on center
(vertical bars).

2.2.6 STRENGHT OF CONCRETE for all bedded slabs and all other non-structural
concrete works shall develop cylinder strength of 20MPa. Bedded slab shall be
reinforced with 3/8 (10mm) steel bars at 0.60m on center (vertical bar).
Concrete for all columns and footings shall develop minimum 28 days cylinder
strength of 20MPa.
2.2.7 MIXING AND PLACING OF CONCRETE no hand mixing shall be allowed except
in case of emergency such as mixer breakdown and shall stop at the first allowed
construction joint. Placing of concrete with free drop of more than 8ft. (2.45m)
shall not be allowed unless sheet metal conduit pipes are employed.
2.2.8 CONCRETE MIXTURE shall be Class A. 1:2:4 for all column footings, columns,
slabs, and beams. Mortar and cement plaster for all exterior masonry wall shall
be in the proportion of 1:3 mix measuring three (3) parts of sand for every bags
of cement.
2.2.9 CURING OF CONCRETE after concreting curing shall be done by keeping
concrete thoroughly moist at least (1) one week after placement

3.0 CARPENTRY AND MILWORK

3.1 MATERIALS

3.1.1 Surface and wood works on contact with concrete or masonry shall be given two
(2) coats coal tar.
3.1.2 No MDF Boards shall be used to hold any loads.

4.0 DOORS AND WINDOWS

4.1 SCOPE OF WORKS

4.1.1 Full size detail for all doors and windows shall be furnished herein after upon
request to the Architect/ Engineer.

5.0 CEILING

5.1 SCOPE OF WORK

5.1.1 The ceiling shall be finished with 3/16 x 4 x 8 thick hardilite / gypsum board.
Trap door shall be provided in the ceiling, which shall be framed so as to appear
as part of the ceiling rooms.

6.0 FLOOR AND WALL FINISHES

6.1 SCOPE OF WORK

6.1.1 Furnishing of all labor , materials, equipment, tools, and performing all
operations to completer all finishes as indicated on the plans.
6.1.2 FLOOR FINISH all floor finishes shall be vitrified floor tiles.
6.1.3 WALL FINISH front interior wall be plain cement finish, all other wall finishes
both exterior wall shall be plaster cement finish.

7.0 PLUMBING

7.1 SCOPE OF WORK

7.1.1 Material required for the complete installation of the plumbing system including
all the necessary fixture shown on the drawing or as specified herein. It shall

include the water service connection from main water of the building in all
fixtures; the wall, vent pipe, and all piping connection to septic vault, or main
sewer line.

8.0 ELECTRICAL WORKS

8.1 SCOPE OF WORK

8.1.1 Furnishing of all labor, materials, equipment, tools, and performing all
operations to complete the electrical installations of the project for use and
operations.

8.2 MATERIALS

8.2.1 Non-Metallic Conduit shall be standard polyvinyl chloride (PVC)


8.2.2 Outer box, Junction box, shall be standard polyvinyl chloride (PVC) boxes that
are not exposed to weather. Outlet boxes shall be in proper code size for the
required number of conductor.
8.2.3 Wires and Cables for power and lighting system shall be insulted for 300 volts
8.2.4 Wiring method shall be as noted in the General Notes of the Electrical Plan.

9.0 IRON WORKS

9.1 MATERIALS

9.1.1 Use 50mm tile span for roofing. Use x 2 angle bar, x web member nd
use 2 x 3 C-Purlins.

10.0 PAINTINGS

10.1 SCOPE OF WORK

10.1.1 All painting materials shall be grade first quality and shall meet the requirement
of the standard specification and shall be approved and delivered in original
container.
10.1.2 All wood surfaces to be painted shall be thoroughly cleaned before any paint is
applied.
10.1.3 For epoxy/polyurethane finished floors, concrete floor must first be leveled and
smoothed using diamond masonry grinder, especially at edges and
intersections. Sweep thoroughly and mop to remove and cement dust. Apply
coats, sanding lightly each coat before applying next coat (see manufacturers
specifications/instructions for more detailed application methodology).
