, DBA (Defendant) hereby confesses judgment in the above-entitled cause in
23
favor of plaintiff, the Los Angeles County Metropolitan Transportation Authority (MTA), and
24
authorizes entry of judgment against Defendant. This confession of judgment is for the purpose of
25
securing a contingent liability, which arises out of the following facts:

1 MTA and Defendant entered into that certain Ground Lease (hereinafter, the Lease) dated
2 , with MTA as lessor, and with Defendant, as lessee, concerning the premises located
3 , , California (the Premises).
4 Effective on July 1, 2002, MTA served on Defendant a 90-day Notice of Termination of the
5 Lease pursuant to the terms of the Lease, thereby terminating the Lease effective September 30,
6 2002 (the Termination Notice).
7 Defendant and MTA entered into a License Agreement dated September , 2002, as
8 amended by a First Amendment to License Agreement dated , 2002 (the Agreement)
9 whereby MTA granted to Defendant a non-exclusive license on and over the Premises from
10 September 30, 2002 to , 2003. The Agreement provided that if Defendant failed to relinquish
11 possession of the Premises on or before , 2003 (the Expiration Date), MTA would be
12 entitled to establish immediate possession of the Premises by way of filing this Statement Confessing
13 Judgment. Additionally, the Agreement provided that MTA would be entitled to the immediate
14 issuance of a writ of possession entitling MTA to possession of the Premises. The Agreement
15 provided that Defendant would not to contest the filing of this Statement Confessing Judgment, the
16 issuance of the writ, and further agreed not to assert any right to possession, occupancy, license or
17 other use of the Premises.

1 Upon the filing of this Statement Confessing Judgment,
2 IT IS ORDERED, ADJUDGED AND DECREED, that Plaintiff, Los Angeles County
3 Metropolitan Transportation Authority, shall recover possession of the Premises located at ,
4 , California from Defendant. The Clerk of this Court is directed to issue a writ of possession
5 directing the [sheriff/marshal] of Los Angeles County to take all legal steps necessary to remove
6 Defendant from the Premises.
