DEED OF EXTRA-JUDIC1AL SETTLEMENT OF ESTATE OF A DECEASED PERSON

WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made and entered into by and among:

WE, NIEVES ORIS GUIDO, PEARL G. BRAVO PEARLYN O. GUIDO and PATRICIA MARIE G.
BUBAN, all of legal age, Filipino citizens and all residents of Brgy. Pob. , Bugallon, Pangasinan;

WITNESSETH THAT:

WHEREAS, the parties hereto are the surviving children , who are compulsory and sole
heirs of the late , Ceasar Guido who died on _________________ at Brgy.
_________________________ , Bugallon, Pangasinan;

WHEREAS, said deceased died intestate without any WILL or TESTAMENT and without
any outstanding debts in favor of any person or entity;

WHEREAS, at the time of his death, said deceased left behind parcel of land more
particularly described as follows, to wit:

"A portion of parcel of land, situated at Brgy. Pob. , Bugallon, Pangasinan. Bounded
on the North Laguit Bo. Road; on the South by Jose Valencerina ; on the East by IJose Oris
and on the West by Teodoro Viray and Antonio Valencerina x x x containing an area of
ONE HUNDRED THIRTY EIGTH .( 138part )sqr. mtrs. more or less . .Covered by Tax. Dec.
No.18681.

WHEREAS, it is to the best interest of the parties hereto to divide, partition and
adjudicate unto themselves the above described properties;

NOW THEREFORE, invoking the provisions of Sec. 1 and 4 Rule 74 of the Revised Rules of
Court, the parties hereto hereby divide, partition and adjudicate unto themselves the above
described properties in pro-indiviso .

ABSOLUTE SALE

That WE ALL THE NAMES STATED ABOVE , our personal circumstances are being stated
thereon, herein after called the VENDORS for and in consideration of the sum of FIFTY
THOUSAND PESOS (Php 50,000.00) Philippine Currency to me paid in hand and the receipt
of which is hereby acknowledged from SPS. ADREAN B. PARAGAS and EVANGELINE L.
PARAGAS , both legal age, Filipino and a resident of Brgy. Poblacion, Bugallon, Pangasinan,
do by these presents hereby CEDE, SELL, TRANSFER AND CONVEY, by way of Absolute Sale
unto the said VENDEES, their heirs, successors and assigns that certain parcel of land
described above and , which is free from all liens, charges and other encumbrances
whatsoever. And we hereby warrant peaceful possession and ownership of the same and
further defend their rights, title and interest against any lawful claim or claims of any other
whomsoever.

That Article 1623 of the Civil Code of the Philippines has been duly complied with.

executed the foregoing deed of EXTRAJUDICIAL SETTLEMENT OF ESTATE OF A DECEASED WITH
ABSOLUTE SALE of a parcel of land and further acknowledged and sworn to that the same are the result of
their free own will and voluntary acts and deeds.

This instrument consists of two (2) pages including this page where the acknowledgement is written, signed by
the parties and their instrumental witnesses.

This Agreement made and entered into by and among:

WE, MARCELO VENTURA, VANCE LESTER E. VENTURA, and MARIA SOLEDAD V. SOLAAS,
married to John Solaas, all of legal ages, Filipinos and residents of Poblacion, Bugallon,
Pangasinan, 81-B Sto. Nino St., Gilarmi Hts., Brgy. Holy Spirit, Quezon City respectively;

WITNESSETH THAT:

WHEREAS, the parties hereto are the surviving spouse and children who are
compulsory and sole heirs of the late FLORENCIA VENTURA, who died on January 17, 2015 at
Bugallon, Pangasinan;

WHEREAS, said deceased died intestate without any WILL or TESTAMENT and without
any outstanding debts in favor of any person or entity;

WHEREAS, at the time of his death, said deceased left behind parcel of land more
particularly described as follows, to wit:

TRANSFER CERTIFICATE OF TITLE NO. 231825-part

"A parcel of land, situated at Poblacion, Bugallon, Pangasinan. Bounded on the North
by Buenaventura Quitlong & Andres Bautista; on the South by Lot 1-1-3-A Lot 1-1-3-N; on the
East by Espiridion Tanco and on the West by Lot 1-1-3-C-2-N & Lot 1-1-3-C 2-E. x x x containing
an area of TWO HUNDRED SEVENTY SIX (276) SQUARE METERS".

WHEREAS, it is to the best interest of the parties hereto to divide, partition and
adjudicate unto themselves the above described properties;

NOW THEREFORE, invoking the provisions of Sec. 1 and 4 Rule 74 of the Revised Rules of
Court, the parties hereto hereby divide, partition and adjudicate unto themselves the above
described properties in pro-indiviso equal shares.
ABSOLUTE SALE

That WE, MARCELO VENTURA, and MARIA SOLIDAD V. SOLAAS our personal
circumstances are being stated above for and in consideration of the sum of TWENTY FIVE
THOUSAND PESOS (Php 25,000.00) Philippine Currency to us paid in hand and the receipt of
which is hereby acknowledged from VANCE LESTER E. VENTURA, of legal age, Filipino and a
resident of 81 B Sto. Nio St., Gilarmi Hts. Holy Spirit, Quezon City do by these presents
hereby CEDE, SELL, TRANSFER AND CONVEY, by way of Absolute Sale unto the said vendee,
her heirs, successors and assigns that portion of ONE HUNDRED THIRTY EIGHT (138) SQUARE
METERS, certain parcel of land which is free from all liens, charges and other encumbrances
whatsoever. And hereby warrant peaceful possession and ownership of the same and
further defend their rights, title and interest against any lawful claim or claims of any other
whomsoever. That Article 1623 of the Civil Code of the Philippines has been duly complied
with.
