RESIDENTIALLEASEAGREEMENT

THISLEASE(the"Lease")datedthis_____dayof_____________,20____

(collectivelyandindividuallythe"Landlord")

AND
JoesephSerrano

(the"Tenant")

(individuallythePartyandcollectivelytheParties)

INCONSIDERATIONOFtheLandlordleasingcertainpremisestotheTenantandothervaluable
consideration,thereceiptandsufficiencyofwhichconsiderationisherebyacknowledged,theParties
agreeasfollows:

Leased Property
1. TheLandlordagreestorenttotheTenanttheroom,municipallydescribedas#3908,246thSt.Ct.E,
Spanaway,Washington98387(the"Property"),foruseasresidentialpremisesonly.

2. SubjecttotheprovisionsofthisLease,apartfromtheTenantandtheTenant'simmediatefamily
members,nootherpersonswillliveinthePropertywithoutthepriorwrittenpermissionofthe
Landlord.

3. NoguestsoftheTenantsmayoccupythePropertyforlongerthanoneweekwithoutthepriorwritten
consentoftheLandlord.

4. AreasonablenumberofanimalsareallowedtobekeptinorabouttheProperty.TheLandlordmay
revokethisprivilegeuponthirty(30)days'notice.

5. TheTenantandmembersofTenant'shouseholdwillnotsmokeanywhereinthePropertynorpermit
anyguestsorvisitorstosmokeintheProperty.

6. ThetermoftheLeasecommencesat12:00noononJune15,2017andendsat12:00noonon
December15,2017.

Rent
7. SubjecttotheprovisionsofthisLease,therentforthePropertyis$1,000.00permonth(the"Rent").

8. TheTenantwillpaytheRentonorbeforethe1ofeachandeverymonthofthetermofthisLeaseto
theLandlordat#1015,334thStS,Roy,Washington985808491oratsuchotherplaceasthe
Landlordmaylaterdesignatebycash.

9. TheLandlordmayincreasetheRentforthePropertyuponprovidingtotheTenantsuchnoticeas
requiredbytheapplicablelegislationoftheStateofWashington(the"Act"),ifany.

Tenant Improvements
10. TheTenantwillobtainwrittenpermissionfromtheLandlordbeforedoinganyofthefollowing:
a. applyingadhesivematerials,orinsertingnailsorhooksinwallsorceilingsotherthantwosmall
picturehooksperwall;

b. painting,wallpapering,redecoratingorinanywaysignificantlyalteringtheappearanceofthe
Property;

c. removingoraddingwalls,orperforminganystructuralalterations;

d. installingawaterbed(s);

e. changingtheamountofheatorpowernormallyusedonthePropertyaswellasinstalling
additionalelectricalwiringorheatingunits;
f. placingorexposingorallowingtobeplacedorexposedanywhereinsideoroutsidetheProperty
anyplacard,noticeorsignforadvertisingoranyotherpurpose;or

g. affixingtoorerectinguponornearthePropertyanyradioorTVantennaortower.

Utilities and Other Charges


11. TheTenantisresponsibleforthepaymentofallutilitiesinrelationtotheProperty.

Insurance
12. TheTenantisherebyadvisedandunderstandsthatthepersonalpropertyoftheTenantisnotinsured
bytheLandlordforeitherdamageorloss,andtheLandlordassumesnoliabilityforanysuchloss.

Attorney Fees
13. IntheeventthatanyactionisfiledinrelationtothisLease,theunsuccessfulPartyintheactionwill
paytothesuccessfulParty,inadditiontoallthesumsthateitherPartymaybecalledontopay,a
reasonablesumforthesuccessfulParty'sattorneyfees.

Governing Law
14. ThisLeasewillbeconstruedinaccordancewithandexclusivelygovernedbythelawsoftheStateof
Washington.

Severability
15. IfthereisaconflictbetweenanyprovisionofthisLeaseandtheAct,theActwillprevailandsuch
provisionsoftheLeasewillbeamendedordeletedasnecessaryinordertocomplywiththeAct.
Further,anyprovisionsthatarerequiredbytheActareincorporatedintothisLease.

16. TheinvalidityorunenforceabilityofanyprovisionsofthisLeasewillnotaffectthevalidityor
enforceabilityofanyotherprovisionofthisLease.Suchotherprovisionsremaininfullforceand
effect.

Amendment of Lease
17. ThisLeasemayonlybeamendedormodifiedbyawrittendocumentexecutedbytheParties.

Damage to Property
18. IfthePropertyshouldbedamagedotherthanbytheTenant'snegligenceorwillfulactorthatofthe
Tenant'semployee,family,agent,orvisitorandtheLandlorddecidesnottorebuildorrepairthe
Property,theLandlordmayendthisLeasebygivingappropriatenotice.

Maintenance
19. TheTenantwill,atitssoleexpense,keepandmaintainthePropertyandappurtenancesingoodand
sanitaryconditionandrepairduringthetermofthisLeaseandanyrenewalofthisLease.

20. MajormaintenanceandrepairofthePropertyinvolvinganticipatedoractualcostsinexcessof
$100.00perincidentnotduetotheTenant'smisuse,waste,orneglectorthatoftheTenant'semployee,
family,agent,orvisitor,willbetheresponsibilityoftheLandlordortheLandlord'sassigns.

21. WherethePropertyhasitsownsidewalk,entrance,drivewayorparkingspacewhichisforthe
exclusiveuseoftheTenantanditsguests,theTenantwillkeepthesidewalk,entrance,drivewayor
parkingspaceclean,tidyandfreeofobjectionablematerialincludingdirt,debris,snowandice.

22. WherethePropertyhasitsowngardenorgrassareawhichisfortheexclusiveuseoftheTenantand
itsguests,theTenantwillwater,fertilize,weed,cutandotherwisemaintainthegardenorgrassareain
areasonableconditionincludinganytreesorshrubstherein.

23. TheTenantwillalsoperformthefollowingmaintenanceinrespecttotheProperty:Keepinghome
clean.

Care and Use of Property


24. TheTenantwillpromptlynotifytheLandlordofanydamage,orofanysituationthatmaysignificantly
interferewiththenormaluseofthePropertyortoanyfurnishingssuppliedbytheLandlord.

25. TheTenantwillnotengageinanyillegaltradeoractivityonorabouttheProperty.

26. ThePartieswillcomplywithstandardsofhealth,sanitation,fire,housingandsafetyasrequiredby
law.

27. IftheTenantisabsentfromthePropertyandthePropertyisunoccupiedforaperiodof4consecutive
daysorlonger,theTenantwillarrangeforregularinspectionbyacompetentperson.TheLandlord
willbenotifiedinadvanceastothename,addressandphonenumberofthepersondoingthe
inspections.

28. AttheexpirationofthetermofthisLease,theTenantwillquitandsurrenderthePropertyinasgooda
stateandconditionastheywereatthecommencementofthisLease,reasonableuseandwearandtear
excepted.

29. TheTenantwillobeyallrulesandregulationsoftheLandlordregardingtheProperty.

General Provisions
32. AllmonetaryamountsstatedorreferredtointhisLeasearebasedintheUnitedStatesdollar.
33. AnywaiverbytheLandlordofanyfailurebytheTenanttoperformorobservetheprovisionsofthis
LeasewillnotoperateasawaiveroftheLandlord'srightsunderthisLeaseinrespectofany
subsequentdefaults,breachesornonperformanceandwillnotdefeatoraffectinanywaythe
Landlord'srightsinrespectofanysubsequentdefaultorbreach.

34. ThisLeasewillextendtoandbebindinguponandinuretothebenefitoftherespectiveheirs,
executors,administrators,successorsandassigns,asthecasemaybe,ofeachParty.Allcovenantsare
tobeconstruedasconditionsofthisLease.

35. AllsumspayablebytheTenanttotheLandlordpursuanttoanyprovisionofthisLeasewillbedeemed
tobeadditionalrentandwillberecoveredbytheLandlordasrentalarrears.

36. WherethereismorethanoneTenantexecutingthisLease,allTenantsarejointlyandseverallyliable
foreachother'sacts,omissionsandliabilitiespursuanttothisLease.

37. LocksmaynotbeaddedorchangedwithoutthepriorwrittenagreementofbothParties,orunlessthe
changesaremadeincompliancewiththeAct.

38. TheTenantwillbechargedanadditionalamountof$25.00foreachN.S.F.checkorchecksreturned
bytheTenant'sfinancialinstitution.

39. HeadingsareinsertedfortheconvenienceofthePartiesonlyandarenottobeconsideredwhen
interpretingthisLease.Wordsinthesingularmeanandincludethepluralandviceversa.Wordsinthe
masculinemeanandincludethefeminineandviceversa.

40. ThisLeasemaybeexecutedincounterparts.Facsimilesignaturesarebindingandareconsideredtobe
originalsignatures.

41. ThisLeaseconstitutestheentireagreementbetweentheParties.
