Introduction to Pachmarhi
Satpura Ki Rani
Pachmarhi is Madhya Pradesh's most verdant gem. A lovely hill resort girdled by the Satpura
ranges, it offers absolute tranquility. Bridle paths lead into placid forest groves of wild bamboo,
jamun, dense sal forests and delicate bamboo thickets

Complementing the magnificence of nature are the works of man; Pachmarhi is also an
archaeological treasure- house. In cave shelters in the Mahadeo Hills is an astonishing richness in
rock paintings. Most of these have been placed in the period 500-800 AD, but the earliest
paintings are an estimated 10,000 years old.

In Pachmarhi, Bagpipes skirled in a flower-bright valley while ancient dancers cavorted on a rock.
The pipes and the dancers were separated by thousands of years: typical of this little town in the
Saptura Mountains. Contrasting cultures and ages exist in harmony as if time and trends mean
little in this serene, wooded place. Pachmarhi is for unwinding, effortlessly. Roads meander gently
groves of trees, open spaces and heritage cottages sitting contentedly in their old gardens.

The town has a quiet gentility about it as if Victorian traditions and high collars still governed
most people's lives. Much of this ambience has been set, and is still being maintained, by the
strong presence of the Army whose Education Corps is headquartered here. The old cottages,
meticulously maintained by the Military Engineering Serivces, have changed little since the days
of Kipling.

Singhanama Bamboo Resort caters to the tourists


visiting the Pachmarhi Hill Station. It is located on
the approach highway SH22 20 kms before
Pachmarhi.

Pipariya is the last train station for Pachmarhi. Rest


of the journey (58 km) is to be covered through
Pachmarhi jeep or bus. Pipariya is on Itarasi-Jabalpur rail line, 2
hours from Jabalpur and approximately 1 hour from
Itarsi.

Pachmarhi can also be reached directly by bus from


Madhya Pradesh Bhopal, which is 210 km away by road, Itarsi (70km)
or Jabalpur (172 km)

Pachmarhi can also be reached from Nagpur. The


Mahrashtra State Road Transport Corporation has
started 2x2 luxury buses, which take eight hours to
reach Pachmarhi.

Funding Plan

A total of two rounds of funding are planned. First round of funding is being
sought to create a bamboo themed eco-resort at Singhanama, Panchmarhi.
In the first phase the property would have 12 rooms & a caf. Small library,
souvenir shop & an activity centre (optional for the first phase are planned).

A conference hall, 10 rooms and a water body are planned for the second
phase, to be started at the completion of second round. Approx. Expense for
the same would be 80-90 Lakhs

The tentative cost for the first phase of resort planned to have 2000 sqft of
fully constructed area & 1000 sq ft of semi-constructed area + landscaping
over 2 acres comes to 1,05,00,000 (includes first year operational costs).

The total funding sought for the first phase is 80 lakhs.


Funding Plan

Tourism as it is world over is a seasonal industry, so it is in Pachmarhi. We can


have a fair estimation of season days being 100 in numbers, distributed over
365 days. We are estimating 80-85% occupancy on these days. And realized
tariff to be 90% Similarly theres a non-season that could see leaner arrival of
tourists and less tariff realization (60 %). We estimate such days to be 200 in
numbers distributed over remaining 265 days. Occupancy for such period
would be 45%. Average base tariff is estimated to be 3,500 INR.

Founder Profile
My tryst with destiny
After a fairly successful corporate career that spanned 8 years & three related industries; It was in
Oct 2008 that the Founder left his cushy corporate career to find himself afresh. Armed with
confidence and hope (and his savings from last couple of years), he decided to invest his savings in
the stock market, with the aim to provide him the capital to fuel his dreams (in as short a
timeframe as possible ). The sudden market dip that immediately followed (2 weeks later)
foiled his plans and he found himself at the losing end of the economic depression. He lost 85% of
his savings in 13 weeks flat .

After an initial struggle with this backbreaking event, he made a slow progress out of the bout of
depression that followed his financial bankruptcy. He set out to travel and explore more of life. A
strong faith in community living, and focus towards a simple and sustainable way of life led him to
explore various places that were already bringing these ideals to reality. His love for bamboo and
its various applications had him travel throughout the country & brought him in contact with
experts and communities earning their livelihood in bamboo.

He invested in this land in 2011, at an enviable location in Pachmarhi with the aim of bringing all
of his ideas together in a scenic abode (after selling his property in the national capital). Owners
family/relatives already own 3 hotel properties in Pachmarhi (being successfully run from more
than a decade) & leases other properties too from time to time. As such, he already has deep
relationships in the local hotel owners community & other ancillary service providers.

With this eco-resort, he aims not only to accomplish his personal pledge of making his living
through a sustainable means, but also to motivate others to do so. He plans to run/build the
resort using best practices and proven methods centered around sustainability. This also would be
his laboratory, to bring forth new techniques based on his personal experiences. Bamboo would
be at the core of many such explorations; As in his view, its the material of choice (or compulsion,

The resort is just six kilometers from the local river a 10 minute drive
The Satpura Tiger Reserve entry gate is 8 kms (you could enter Pench national park through the same route, or
travel upwards to Pachmarhi to reach Madai from Pachmarhi). Kanha & Bandhavgarh can be planned from
Pachmarhi.
Anhoni, a hot water spring is located close by. This mineral rich spring has medicinal properties that detoxifies and
sooths your skin.
