PROPERTY DESCRIPTION
The facility currently consists of 144 self storage units, totaling 14,872 net rentable square
feet. Fourteen of the 144 units were recently added in 2003-2004. Demised into 6 single story
metal buildings, Stor Ur Stuff is situated on 1.7 acres of beautiful scenic property. Just recently, 30
brand new self storage lockers were added to the facility in December and currently rent for $10
per locker. Stor UR Stuff is the only facility in the area to offer locker storage. Access to the
facility is through an electronic gate system (PTI keypad & software system) and there is a three
intercom-speaker system setup connecting the office, gate and main house all together.
This owner occupied self storage business offers a great opportunity for future growth and
development. For over 6 years, Stor UR Stuff operated a U-Haul business which generated
anywhere from $24,000 to $30,000 per year. Because of the mass amount of business and not
enough staff, the owner unfortunately had to discontinue her U-Haul service. The new owner
though could start the U-Haul business once again, as it is already advertised in Stor UR Stuff’s
yellow page ad, which generates many U-Haul related phone calls daily.
