CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease made and entered into this _____ day of_____, 2017 in the City of Manila, Philippines by
and between

Bernie Garcia, Filipino, of legal age, with residence at ____________, hereinafter referred as the LESSOR;

- and -

DANIELLE ANNE PATRICIA D. BLEZA (representative of the University of Batangas Student Council) single,
Filipino, of legal age and with residence at Villa Lourdes Subdivision, Lipa City Batangas, hereinafter referred to as the
LESSEE;

WITNESSETH:

WHEREAS, the LESSOR is the owner of THE CHEF RESTAURANT located at __________________________.

WHEREAS, the LESSEE desires to lease the abovementioned premises and the LESSOR is willing to lease the
same unto the LESSEE subject to the terms and conditions hereinafter specified.

NOW THEREFORE, for and in consideration of the foregoing and mutual covenants herein contained, the LESSOR
has let and by these presents does hereby let and lease unto the LESSEE the aforesaid Function room including
equipments found thereon and the LESSEE hereby accepts the same by way of lease subject to the following terms and
conditions:

1. The Lease Contract shall be for every Sunday of November, 2017 from 6:00 in the morning until 6:00 in the
evening, the inclusive dates are as follows: November 5, 12, 19 and 26 2017;

2. That for the use and occupancy of the leased premises, the LESSEE shall pay the LESSOR a rental in the sum of
TWELVE THOUSAND PESOS (P12,000.00), Philippine Currency inclusive for every Sunday thereof, and that upon
execution of this agreement, the LESSEE shall pay the LESSOR fifty-percent (50%) of the total rent of FORTY
EIGHT PESOS (P48,000.00) as DOWN PAYMENT in the sum of TWENTY FOUR THOUSAND PESOS
(P24,000.00), Philippine Currency, and the remaining amount of TWENTY FOUR THOUSAND PESOS
(P24,000.00), will be paid across every Sunday of October. The amount of SIX THOUSAND PESOS (P6,000.00)
shall be paid every end-of-day of every Sunday of October to satisfy the full payment of the rental;

3. The RENTED AREA shall be the function room, including all the equipments, chairs, tables and available amenities
in the function room, extending to the entrance of the whole restaurant, covering the whole area thereof;

4. The LESSEE shall order from the LESSOR, which the LESSOR shall make available during the said dates,
beverages, including among others, iced teas, sodas, juices, and alcoholic beverages, and other food choices. The
LESSEE shall pay for the said orders, the amount of which, and payment, shall be settled every end-of-day of every
Sunday of October, on top of daily rental fee stipulated above,

5. The LESSOR shall provide for the necessary dining and maintenance services during the said rental days;

6. The LESSOR shall provide for the physical arrangement of the function room, as well as the extended rented area
in accordance to the requests and specifications given by the LESSEE; Any additional equipments (e.g. sofa,
kitchen utensils, dinnerware) shall have an extra charge based on the agreed payment.

7. In cases of typhoon, storm or flood where the BAR Examinations for the given date is suspended or rescheduled by
the Supreme Court, or any competent authority, the same date will be excluded in the LEASE CONTRACT, without
costs to both LESSOR and LESSEE;

8. SUB LEASE The LESSEE shall not sublease to any third party the premises subject to this contract.

9. WATER, ELECTRIC CURRENT, TELEPHONE, ETC. All expenses for water, gas, electric current, telephone, and
other dues during the rented Sundays of October, 2013, shall be for the sole account of the LESSOR.

10. BUSINESS PURPOSE The premises, subject matter of this contract, shall be used by the University of
Batangas College of Law Department as their official Bar Site for the October 2017 Bar Examinations, and no
any other purpose except for the mentioned activity;

11. FORCE MAJEURE - If whole or any part of the leased premises shall be destroyed or damaged by fire, flood,
lightning, typhoon, earthquake, storm, riot or any other unforeseen disabling cause of acts of God, as to render the
leased premises during the term substantially unfit for use and occupation of the LESSEE, then this lease contract
may be terminated without compensation by the LESSOR or by the LESSEE by notice in writing to the other; and

12. Any violation of the terms provided for in there contract on the part of the LESSEE shall be sufficient ground for the
termination of this Contract.

IN WITNESS WHEREOF the parties hereto have signed these presents on the date and place abovementioned or
written.
