Dear Todd Sabbagh:


There is the data analysis on your Air conditioning performance. In this report I will
discuss the issues found and then what is needed in order to fix that issues. In this report
you will see all data that support my conclusions. If you have any questions about this,
please let me know, it will be a pleasure to explain it in more detailed. Let me start with
Installation issues.
Installation issues
First floor:
1. Issue: Found the air distribution system with a high compression ratio due a
bad installation. Flexible ducts must be installed properly to reach only 4% of
compression, otherwise the air delivered to conditioned space will be
insufficient to reach comfort temperatures and correct humidity levels. 1
Recommendation: Reinstall properly the air distribution system following the
procedure described for Air Diffusion Council. 2 Also to insulate the ducts at
point where it are touching other ducts or metal surfaces in order to avoid
condensation.
2. Issue: Found the wire system ran incorrectly letting out very important
functionality of the Air conditioning capabilities.
Recommendation: Reinstall all 24 volt circuit wires to meet all functionality
possible.
3. Issue: Found Thermostats installed that dont meet requirements for air
conditioning installed.
Recommendation: Install Honeywell VisionPro 8321 Thermostat for both
zones. Install an indoor sensor Honeywell C7189U at MBR. This is going to
give us a temperature average and is going to help with MBR comfort. Adjusts
properly the settings of the thermostats to enable the features needed for the
current air conditioning installed.
4. Issue: Found incorrect supply grilles installed at Family room and living room.
There are plastic grilles that only have 3 feet of throw. This grilles are at 8 feet
from the wall so we need to fix it to improve the air movement.
Recommendation: Install Truaire 403MT 3-Way Curved Blade to improve the
air movement at Family and Living room.
5. Issue: Found a 10 inches bypass damper installed for this unit. There is a 5
tons unit installed, it need a 14 inches bypass damper to handler the airflow
when the bigger zone is closed.
Recommendation: Install a Honeywell 14" TrueZONE Bypass Damper to
improve the quality installation for this unit.

Item, Section 4: Installation Requirements
Second and Third floors:
1. Issue: Points 1 and 2 for first floor must be followed in these floors too.
2. Issue: Found a zone system servicing at these floors. The zones are not
balanced in sizes, the 3rd floor zone is significantly smaller than 2nd floor zone.
Its creating a huge static pressure at blower motor when bigger zone is
closing. At this time the bypass damper is opening all of way making the
furnace and supply plenum to condensate a lot.
Recommendation: My recommendation, in this case, is to remove the zone
system and make this unit a regular system with no zones. After some
calculations its the best way to fix this issue. We must to install a Honeywell
VisionPro 8321 Thermostat at second floor and then install an indoor sensor
Honeywell C7189U at third floor to get an average on temperature reading
between 2nd and 3rd floor.
3. Issue:Found 3rd floor bedroom without any return grill. There is not any way
to add a return duct at this location.
Recommendation: My recommendation is, after calculations based on
Manual D, Table A 1-2, to cut the door at bottom 2.5 inches to let return enough
airflow and improve the air movement.

Design issues:
2nd and 3rd floors:
1. Issue: Found the unit for this floors significantly oversized. According to ACCA
Manual S Residential Equipment Selection, the cooling equipment dont
must be oversized more than 15 % of the Manual J calculations. Before there
was installed a 3.5 tons units. According to Manual S this system could be
replaced for a 4 Ton system. A 5 Ton systems represent 42 % of oversize
what is not correct at all.
Recommendation: In my opinion we must to replace the outside unit for a 4
tons condenser unit M/N ASXC18 0601A*. We can let the 5 Ton Unit because
in the AHRI document # 3642651 3 said that this combination of unit is possible
to meet the performance required. At this time, of course, its important to
replace the TXV for a 4 tons TXV. To understand why its my recommendation

Airflow issues:
