SHOULD YOUR APPLICATION NOT PROCEED?


Should your application not proceed a refund may be paid according to the
following circumstances:

ON THE DAY OF MOVE IN:

The Legal and Administration Team will arrange an appointment for you to visit
the Lettings Office to sign the agreement, pay the rent & security deposit monies
due and collect the keys and any other information pertaining to the tenancy.
We will need the following on this appointment:
ALL tenants and Guarantors (if required) must be present to sign the ten-
ancy agreement or have signed prior to keys being released (unless a signed
copy Tenancy Agreement or Guarantor Agreement has been received already).
Should you wish to change the tenancy start date once all contracts have been
issued a fee of 60.00 including vat will be charged to amend the details.
Rental and deposit in CLEARED FUNDS i.e. bankers draft or cash (there is an
additional 10 handling charge for cash payments under 1000.00 and 25.00 if
over 1000.00) alternatively you are able to pay by debit card but you must
ensure that there are sufficient funds in your account to cover the cost of the
rental and deposit. If you wish to pay by credit card, a 3% fee will be added to
the total amount, if you pay by any other card a processing fee of 0.40p will

1) Please be aware that most house share tenancies will be a Licence Agree-
ment minimum period of six months. The tenancy can then be renewed for a
further period on the expiry of the initial agreement. We charge for this service.

3) Butterfield Taylor & Co do not hold deposits; they are paid direct to the DPS.
The standard deposit will be equal to a month and a half of rent, in certain
circumstances the tenant/s may be required to pay a higher deposit. The deposit
will be returnable at the end of the tenancy subject to a final inspection and full
inventory check. If any necessary repairs, cleaning or replacements are required
following the final inspection then the deposit will be refunded less the costs of
the work. The deposit on the property will be held either by the Deposit
Protection Service, further information is available online
www.depositprotection.com or by contacting the office. Or where the deposit
does not need to be registered it will be held by Butterfield Taylor & Co as
Stakeholders in accordance with RICS Members Accounts Regulations. In this
instance the deposit will only be released in part or full with the Landlords
consent. There will be no interest paid to either party. In some instances
landlords decide to manage the registration of the deposit themselves and will
provide details accordingly.

4) Applications are subject to contract, subject to satisfactory references and


subject to the property being available. Under no circumstances does submitting
this application constitute an offer of tenancy and maybe withdrawn at any
time.

5) In the event that the move in date is delayed for any reason, Butterfield
Taylor & Co are not liable to provide temporary accommodation or be liable for
any costs to you as a result of this.

6) We do endeavour to make our property details accurate, however they


should not be relied upon as statements of fact and they do not form part of the

7) Any requests for extra furniture, appliances etc will not normally be
