Building Permit

How to acquire building permit?


It is simply in compliance with the proper construction of a house or a building following the requirements
set by law or the National Building Code. Of course you want to make sure all the proper technical,
mechanical, electrical, and structural plans for the construction of the building are met.
In addition, if you build a house or a building without a permit from your municipality, construction will be
stopped until a permit has been issued or released. Youll receive a strict notice to apply for a permit.

1. Properly filled-up application forms duly signed and sealed by engineers concerned:
Building Permit Forms (5 copies)
Electrical Permit Forms (3 copies)
Sanitary Permit Forms (3 copies)
2. Five (5) complete sets of Detailed Plans
3.For construction of two-storey building:
Structural Design Analysis signed and sealed by Civil Engineer at every page.
4.For construction of more than two-storey building:
Boring and Plate Load Test
Seismic Analysis
5. Proof of Property
Photocopy of Transfer Certificate if Title (TCT)
Photocopy of tax Declaration of Property-lot (Certified True Copy) 5 copies
Photocopy of Current Tax Receipt (5 copies)
6. If property is not registered under the name of the applicant:
Submit 5 copies of any of the following:
Contract of Lease
Contract of Sale
Affidavit of Consent of the Lot Owner for the construction of building/house
Deed of Absolute Sale
7. Permit Billboard (0.60 X 0.90 Plywood with the following contents):
8. Bill of Materials and Specification (5 copies) signed and sealed by an engineer or an architect at every page
9. Locational Clearance
10. Photocopy of PTR # and PRC license of all concerned engineers and architects
11. Clearance from the DPWH if the construction is located along National Highway
12. DOLE Clearance
13.Those are the usual application forms you need gather and prepare.
Present the Order of Payment at the Treasurers Office and pay the fees. Fees range from P6,000 and above
depending on the your construction size, municipality location and the assessment plan. Fees in the provinces are
usually cheaper than in the cities.
After 5 working days, go back to the releasing section of the Office of the Building Officialand claim your building
permit.

Site Clearing and Mobilization.


Mobilization

Mobilization refers to the initial stage of a construction project where preparations occur onsite prior to the
commencement of any work. At this point in a project, the contractor has been selected and building plans have
typically been approved by the governing municipality. The impacts to surrounding watercourses are typically low
during this phase of a construction project. For residential construction projects, the following tasks may be
associated with the site mobilization stage of a project:
Tree protection fence installation
Riparian protection fence installation
Site safety fence installation
Site toilet installation
Delivery of machinery
Notification of neighbors
Development of site specific traffic management plans
Establishment of site work office & associated work trailers
Map out location for future soil stockpile onsite
Engage all required professionals (various Engineers, Arborists, Biologists, etc.)
Display all required work permits on site as per municipal requirements
Demolition
Demolition is the removal of the existing home from the lot where a new home will be built. Lots such as
these are referred to as a brown field sites because they have previously been built on. If a home is being
built on a lot that has not previously had a home built on it, the lot is referred to as a greenfield site.
Typically during the demolition phase of a project, an excavator removes the old home and the debris is
sorted and either recycled or sent to the landfill. Drywall, metal and wood products can be recycled.

Usually, it is around 100 or 150 per square foot. For instance, if you have a building that has 1,750
square feet and was quoted 100 per square foot for asbestos removal, the cost for this part of the
demolition will cost 175,500.

Site Clearing
After the existing home has been removed, site clearing can take place. Site clearing typically involves the
removal of non-protected trees as well as other vegetation and structures such as sheds, decks, carports
and other detached structures located on the building lot.

Stake-out Building

Construction surveying or building surveying (otherwise known as "staking", "stake-out", "lay-out" or


"setting-out") is to stake out reference points and markers that will guide the construction of new
structures such as roads or buildings. These markers are usually staked out according to a suitable
coordinate system selected for the project.
Construction stakeout involves the surveying and staking for various stages of construction, and can
involve staking specific elements for roadways, bridges, buildings, and utilities. These elements can
include curb and gutter, centerlines and base lines of roadways, building corners, storm and sewer lines,
and a multitude of others items.
