FELIPE ALIPIO, of legal age, married, with residence and postal address at 1281 San
Perfecto St. Sampaloc Manila hereinafter referred to as the LESSEE.
WITNESSETH
WHEREAS, the LESSOR is the legal owner of a studio unit situated at Unit 9N, Cluster 5,
Pinecrest Building, Newport City, Villamor Airbase, Pasay City,with floor area of 38.5 square
meters (38.5 sqm.) herein referred to as the Condominium
WHEREAS, the LESSEE is desirous of leasing from the LESSOR the Condominium, with
furnishings and equipment for the period, the price and under the terms and conditions herein
provided and the LESSOR has agreed to lease the same to the LESSEE.
1. USE: LESSEE agrees to rent the apartment for use as private residence only. For
purposes of the non-monetary obligations under this Contract, the term Lessee shall
include all residents or occupants of the condominium and LESSEEs invitees and guests.
2. MULTIPLE RESIDENTS: Each resident is jointly and severally liable for all Lease
Contract and House Rules obligations. If the LESSEE or any guest or occupant violates
the Lease Contract or House Rules, all residents are considered to have violated the Lease
Contract. The LESSORs request or notice to any resident constitutes notice to all
residents and occupants in the condominium. In ejectment suits, each resident is
considered an agent of the LESSEE for service of process.

4. MONTHLY RENTAL: SEVENTEEN THOUSAND PESOS (Php 17,000.00) per
month, payable in cash, upon signing of the contract.
5. LEASE TERM: Two (2) months commencing on 12 September 2017 and expiring
on 12 November 2017. Pre-termination of the lease is prohibited. The Lease Term is non-
extendible and non-renewable. In case of failure or refusal of the LESSEE to vacate and
surrender the Condominium to the LESSOR at the expiration or termination of the lease,
the LESSEE agrees to pay the LESSOR double (2x) the Monthly Rental above-
stipulated, for each month of delay, as reasonable compensation for the use and
occupation of the Condominium, until the same is vacated and surrendered by the
LESSEE to the LESSOR; provided, however, that the payment by LESSEE of such
reasonable compensation shall not be construed as an extension or renewal of the lease. A
fraction of a month shall be considered as one (1) month for purposes of computing said
reasonable compensation due to LESSOR.
6. UTILITY SERVICES: All charges for electricity and water services to the
Condominium shall be for the sole account of the LESSEE. LESSEE shall promptly pay
all utility charges directly to the utility company concerned. The LESSOR will not be
liable for the discontinuance of or interruption in utility services to the LESSEE due to
any cause or reason whatsoever.
7. LOSS: The LESSOR is not liable to any resident, guest, or occupant for injury, damage,
or loss to person or property, from any cause including fire, smoke, rain, flood, water
leaks, lightning, wind, explosions, interruption of utilities, pipe leaks, theft, negligent or
intentional acts of resident, occupants, guests, or criminal conduct of other persons,
including theft, burglary, assault, vandalism or other crimes.
8. HOUSE RULES AND REGULATIONS: LESSEE shall faithfully comply with and
abide by the House Rules and Regulations, promulgated, updated, or revised by the
LESSOR and the Condominiums association, from time to time. The House Rules shall
form an integral part of this Contract such that any violation thereof will constitute breach
of this Contract.

ceiling of the condominium. Any improvements to the condominium (with or without
LESSORs consent) shall become the property of the LESSOR unless agreed otherwise
in writing.
11. MAINTENANCE REPAIRS AND REPLACEMENT: The LESSE shall keep the
Condominium in clean and sanitary condition to keep them, at all times, in very good
condition. The LESSEE shall repair, repair, replace, or restore major or minor damages in
the leased PREMISES arising from his fault or negligence. The condominium and all
additions and installations supplied by LESSOR shall be kept in a good, clean and
working condition. All minor repairs in the apartment will be at the LESSEEs sole
expense. Major repairs not caused by or attributable to LESSORs fault or negligence
shall be for the LESSEEs sole account.
12. FIRE HAZARD AND HAZARDOUS SUBSTANCE: The LESSEE shall not keep,
deposit or store in the Condominium any hazardous or inflammable material or substance
that might constitute a fire hazard.
14. SUBLEASE AND ASSIGNMENT OF RIGHTS: The LESSEE shall not assign, sell, or
transfer his leasehold rights to the Condominium or any part thereof.
15. RETURN OF THE CONDOMINIUM: Upon the expiration of the Lease Period, or
upon the termination of this contract, the LESSEE shall immediately and peacefully
return to the LESSOR the possession of the Condominium in as good, clean, sanitary and
tenantable condition as when the LESSEE received it from the LESSOR, reasonable and
ordinary wear and tear excepted, devoid of all occupants, furniture, and personal articles
and effects of any kind.
16. BREACH: Should either party violate any of the terms and conditions of this Lease
Contract, the aggrieved party shall have the right to terminate this contract without
prejudice to any claim arising therefrom. However, before this provision shall take effect,
the party guilty of the violation shall be given 5 days to correct or make good the
violation.

ACKNOWLEDGMENT
known to me and to me known to be the same persons who executed the foregoing Contract of
