CONSTRUCTION PROPOSAL- STANDARD Residential Package

DETAILS OF CONSTRUCTION :

1. Earth Works:
a) Excavation of 5 x 5 x 5 from road level as per the structural design.
b) 4.6 x 4.6 reinforcement mat with 10 mm rods both ways with 6x 6
spacing will be provided.
c) 6 x 18 column with 4 rods of 16 mm and 2 rods of 12mm with 8 mm spacing
for all columns.
d) Concrete ratio will be 1:1:2 Cement : Sand : aggregate (jelly) 20 mm or below
crusher for columns, Beams, Plinth, Lintels and roof. CONCRETE GRADE :
M25
e) 6 thick 40 mm PCC in 1:4:8 ratio cement : Sand : aggregate (jelly) 40 mm
below jelly, 1.9 x 6 PCC below plinth.

2. Plinth :
Plinth will be provided with 18 Depth 6 width with concrete with 2 Nos 16mm
and 2 nos 12mm along with 8mm rings at 8 spacing steel reinforcement for
outer and inner.Main plinth beam will be provided which will be 1'6'' above the
road level.

3. Beams:
Necessary beams shall be with 16mm 2 rods at the bottom and 12mm 2 rods at
top with 8mm rings at 8 spacing will be provided.

4. Steel:
Fe 500 PRIME GOLD TMT or equivalent will be used

5. Foundation :
Foundation will be provided with size stone masonry if required, as plinth beam
will be of 18 depth from the road level.

6. RMC(Ready Mix Concrete) :

M 25 Grade Concrete for Footings,Plinth,Beams & Slab casting.
Columns concreting will be done by Conventional Method(Hand
Mix).Mechanical Vibrator will be used for compaction.

7. Masonry :
Certified 6' solid concrete blocks for external walls and 4 solid concrete
blocks for interior & bathroom walls .The cement mortar proportions will be of
1:6 ratio of cement :sand will be used.

8. Cement :
ACC 53 Grade cement for concrete works & concrete block masonry.43 Grade
cement for plastering.

9. Sand :
Robo Sand & M Sand for Blockwork and Plastering.

10. Lintels:
Lintels will be provided wherever it is required with 10 mm rods and 8 mm rings.

11. Sajja/Attics:
Each room there will be sajja/attic in one wall and in kitchen sajja will be L
shape.

12. Roof :
Roof will be of 5 thick concrete with single way roof reinforcement of 10 mm
both ways at 6 spacing will be provided. Height will be 10 including the roof
from the floor.

13. Wood Work:

a) Main Door + Door frame with Indian Teak of Size:- 4' X 7' X 5".
b) Red Sal wood for all other door frame, window frames (Thickness 5") Size as
per design, Window shutters of Honne & 5mm Glass. All internal doors with
flush, Size:- 3' X 7' X 5". Thickness of main door 40mm, and internal doors
25mm.Can be substituted with UPVC with a provision of Mosquito mesh.
c) Bathrooms & Toilet doors will be of PVC or normal doors with water proof.
d) All fittings for doors and windows, fittings and shutters will be Coated.
e) Hexagonal bright rods will be provided for the window frames in panel design.

14. Kitchen :
Slab: 20mm black granite (Rs.100 per sqft)
Tiles: 2 feet color tiles above the granite slab (Value Rs.60 per sqft)
Accessories: Stainless steel sink (Value Rs 5000) and necessary CP fittings
(Faucet Value Rs.1500)
On kitchen one tap point will be provided. 1 tap point for washing machine

15. Sanitary ware:
I.S.I mark, Ashirvad/Supreme CPVC & PVC pipes will be provided, G.I. pipes
will be provided at extra cost.

16. Bathroom / Toilet :

In each bathroom there will be one tap, one wall Mixer, one wash basin, one
EWC and one Geyser point. Extra cost for more points will be borne by owner.
Bathroom hardware/accessories budget: Hindware Range for wall mixer,
shower, health faucet and taps. Rs.,35000 per bathroom
Wall tiles: Glazed wall tiles up to 7 feet height (Value Rs.60 per sqft)
in case of special tiles or selection, extra cost of materials+labor as applicable,
shall be borne by the owners.

17. Sump and water tank:

Sump will be of 7000 liters capacity. Over head Water tank will be of 1500 liters
capacity.Larger sump & tank will be provided at extra cost.

18. Gates and Railings :

External/Internal staircase with SS Railings will be provided & external gate of
MS 16 gauge

19. Ward robes and cabinets :

Provided At Extra Cost.

20. Electrical Fittings :

GM / Anchor Roma modular switches with Finolex wires.

21. Parapet :
Parapet wall will be 3 feet height and 4 inches thickness .

22. Floorings:
Flooring tiles brand Johnson/Kajaria or equivalent at <Rs. 70 per sq ft
Balcony and passage will be provided with, anti-skid ceramic tiles, plain ceramic
tiles for kitchen and anti-skid ceramic tiles in bath room flooring. Value Rs.60
per sqft. Standard granite(Rs.70 per sqft) available locally will be used for all the
staircase steps.

23. Painting :
a) Inside walls, wall primer, 2 coats putty and 2 coats of Premium Emulsion of
Asian Paints make.
b) Outside one coat of Birla White , 2 coats of Weather proof paint of Asian
make .
c) Main door and Pooja door will be polished and Internal doors will be
painted(Water Proof).
d) Synthetic Enamel of Asian make will be applied for windows,doors and
shutters with wood primary and putty applied.
e) Grills and MS pipes painting will be done in Enamel paint of Dulex make.

Painting of extra coats shall be at a nominal extra cost.

24. BESCOM:
Proper earthing will be provided, BESCOM works and fees and other extra coats
shall be borne by the owners.

25.Car parking area:

1 x1 terracotta tiles will be provided (Value Rs.60 per sqft)

26.Compound Wall :
4 ft compound wall will be provided with 4' blocks and both sides plastered &
painted

Rate: Rs.1,750/- per Sq ft. measured on the actual roof casted including
staircase. Projection areas will be charged at Rs.1200/- psft.
