The MONOSPACETm Elevator concept revolutionizes ideas on elevator construction and


cost. Typically, total elevator construction cost consists of three elements. Apart from the
elevator contract covering the equipment and its installation, a shaft and a machine room
must be constructed. In a 6-Floor building, for example, these two construction costs may
equal that for the elevator contract. The KONE MONOSPACETM concept totally eliminates
the need for one of them: the separate machine room.

Perfect Build Shape

MONOSPACETM Elevators require only a single space- the shaft, hence the name. This is
good news for builders looking for ways to cut costs. It is good news also for architects who
find machine rooms difficult to locate. And, even if it is too late to change a buildings design
and structures, the empty machine room space is freed for other, more profitable, use. Also
important is the removal of the elevator installation from the builders critical path. Because
the work is confined to the shat, no carnage is needed and elevator installation no longer
holds up the construction progress. In fact, it speeds it up as the installed elevator can be

PAYMENT TERMS

1. 30% of the contract value as interest-free advance along with the order.
2. 60% of the contract value at the time of raising indent for the dispatch of
material. PDC of 90 days shall be accounted only after receipt of materials at
site on pro-rata basis.
3. 10% of the contract value on Handing over of the elevator on pro-rata basis.

All the payment shall be released to us within two days of submission of invoice.

ANNUAL MAINTENANCE CONTRACT

At the end of the above defects liability period, an annual maintenance service for
the equipment furnished shall be provided. This service shall include regular
examination of the installation during regular working hours by trained employees
and shall include all necessary adjustments, greasing, oiling, cleaning, supplies of
genuine standard parts to keep the equipment in proper operation, except any parts
made necessary by misuse accidents or neglect caused by others. Alternatively, an
ALL-IN maintenance service shall be provided. The contract for this additional
maintenance will be effective after expiry of the defects liability period.

REMOBILIZATION & RECONDITIONING CHARGES

In case the elevator installation work is stopped for more than 4 weeks in between
due to unavailability of power supply, architrave work not completed, delay in
associated civil works etc., remobilization charges of 5% of total contract value per
elevator will be charged additional over the contract value, whenever we are asked

to restart the work. This would need to be paid before we restart any site activity.
We would need 4 weeks to remobilize and restart the work. In case of material not
in workable condition or pilferage, recondition or replacement cost will be to your
account.

LIFT LICENSE

As per the mandatory requirement, you have to get the elevator inspected from the
Lift inspectorate who after satisfactory inspection issues the licenses for operation
of the elevator. You also need to get Erection permission before commencement of
erection, which is issued after all the 5 site absolutes mentioned under the head
Installation Requirements are complete. The necessary application forms towards
erection permission and lift license are enclosed as Form A & Form B which are
to be signed and handed over by you to department along with approved drawings.
We will provide all necessary support for getting the lift passed to get Lift License.
All expenses towards erection permission and lift license will be born by the
customer.

INSTALLATION REQUIREMENTS

Before commencement of erection following civil requirements are to be completed

1. Clean and dry elevator pit. Pit should not be hanging pit.
2. The elevator shaft should be plastered and whitewashed without any
projections with shaft lighting at every floor level and adequate lighting and
ventilation.
3. On receipt of material at site we require safe easily accessible covered,
weather proof and lockable storage room facility near the elevator shaft in the
building either at ground floor or first floor.
4. Single-phase power supply shall be made available to us near the shaft
whenever required and three phase power supply duly terminated in ELCB of
300mA. Free uninterrupted single & three-phase electricity shall be made
available to us during installation and commissioning of the elevator.

In case the storage facility is not available on receipt of material the material will be
stored in a container the cost of which will be borne by the customer, which will
amount to Rs. 15000/- Per Month.

ELECTRICAL REQUIREMENTS

Shaft
1. Three Phase Supply line. (6 sq mm, 4 Core Copper armored Cable)
2. Single Phase supply line (2.5 sq mm, 2 cores. Copper armored Cable)

3. Earthing supply (8 Gauge, Copper double run or 22x3 aluminium Strip

4. Bulkhead fitting 1 mtrs from the pit and then on every 3 mtrs or on each
finishes floor level.
5. 1 no. ELCB-63 Amp 300 mA sensitivity of 4 pole.
6. 4 nos. MCB-16 Amp with 2 poles with main distribution box.
7. 1 no. Industrial Exhaust Fan with louvers.

All Other Terms & Condition mentioned in KONE SITC Agreement shall be
applicable.
