Green Sdn. Bhd. is a newly public listed Malaysian construction company that specializes in
developing and implementing complete green building system. Green Sdn. Bhd. was established in
year 2017 and owned by a group of professionals and entrepreneurs having various business interests
in construction and development, landscaping and interior design and so on. They are Daphne Tan,
Karen Lim, Lau Wan Yee, Loh Wei Ting, and Maeve Lim, all having over 10 years of working
experience in the construction industry. Green Sdn. Bhd. is a construction company, starting up with
RM 1 million as capital.
Our company is specializing in various general contracting green construction services from
single family homes to large commercial construction projects. We are flexible and knowledgeable in
our field. Craftsmanship, professionalism, and organization are at the root of each construction project.
Besides that, Green Sdn. Bhd. also expertize in various levels of home additions and renovations as
well as all kinds of commercial construction building renovations and upgrades. Our experienced and
innovative design team is able to create a customized building plan for clients building that
incorporates a building management system. By integrating intelligent technology to manage the
building, client will receive the benefits of maximum efficiency, lowered costs and less waste under
real time data surveillance and retrieval.
Today Green Sdn. Bhd. has a total number of 25 full time staff in offices and over 100
employees on the site. Our company is located at Petaling Jaya and its operations extend throughout
the state of Selangor. We work hard to provide our clients with a vision of their completed project by
utilizing modern technology, and we work in a timely manner so their vision becomes a reality in the
shortest amount of time. We will also work hard with our team of contractors to deliver the most
pleasurable remodelling, renovating, and building experience. If clients are planning to build a new
structure or are contemplating renovating an existing one, our experienced and knowledgeable team
of technicians can provide an energy-efficient, cost effective green building solution for them. Quality

Organizational culture has a strong impact on organization and management, which emerges from its
nature and its content.

Our company focus on environment of working spaces. Thus, the employees will work
effectively which leads to higher productivity. Green Sdn. Bhd. created a unique work environment
that attracts, motivates, and retains the best players in the field.For example, we provide outdoor
seating for sunshine brainstorming. Our company provide for employees to socialize during non-
working hours. This physical setting encourages our employees to make decisions through discussions,
and it is therefore vital for them to be open to ideas.

Besides, we also focus the relationship between employees. Hence, our company will be having
weekly sport night, annual dinner, lunch/dinner party and other activities. We believe that through this
approach, the communication barrier between department members can be lowered, and thus
increasing work productivity. Furthermore, through these activities, our employees, especially

BOARD OF DIRECTORS
Top Management

Responsible to provide direction for the organization. The board has a strategic function in providing
the vision, mission and goals of the organization. We are able to guide and set the pace for its current
operations and future development. Key strategic actions should be plan by us to help company to
achieve the goals. For example, we do research on the property opportunities and need to ensure that
we best use for the land.

The board of directors is appointed to act on behalf of the shareholders to run the day to day
affairs of the business. The board are directly accountable to the shareholders and each year the
company will hold an annual general meeting at which the directors must provide a report to
shareholders on the performance of the company, what its future plans and strategies are and also
submit themselves for re-election to the board. Therefore, the board of directors need to review and
evaluate present and future opportunities, threats and risks in the external environment and current and
future strengths, weaknesses and risks relating to the company.

In a nutshell, we, as the top managers spend most of our time planning and leading the
organization . We need to develop more conceptual skills than technical skills. Understand how
competition, world economies, politics, and social trends that will affect the organizational
effectiveness.

GENERAL MANAGER
Middle Management

Responsible for setting objectives that are consistent with top managements goals and translating them
into specific goals and plans for the first-line managers to implement. Our general manager assign the
tasks that need to be done and groups them into different department. He also need to set deadlines on
the implement tasks to make sure every things is on schedule.

The general manager also gather information to measure the performance of employees and
compare to pre-establish standard. They also need to develop some strategic action to reach the pre-
establish standard. He takes responsible for requesting resources from top manager and allocating
resources to first-line manager. Besides, problem-solving skills and decision-making abilities are
required by a middle manager. Middle manager must have superior communication and listening skills
to reap optimum productivity results from employees and make sure every department are coordinating
well.

As a general manager of our company, conceptual skills and human skills are equally important
in order to be able to see the organization as a whole and know how to affect and leads other
departments as well.

FIRST LINE MANAGER

They assign tasks, manage work flow, monitor the quality of work, deal with employee problems, and
keep the middle managers informed of problems and successes at ground level in the company. They
need to have the right technical skills to do their job properly, however human skills are also needed
by these managers to lead their employees.

First-line managers need to ensure their department can complete works on schedule.
Therefore, they need to assign tasks properly and follow up the work progress.Regular scheduled one-
to-one meetings with each of your staff are recommended to discuss activities, priorities, progress and
problems. The manager should ensure value for money by managing and monitoring budgets and
making the best use of resources

Manage the day-to-day working, utilization, implementation and technical consultants engaged
on client assignments. From ensuring the correct material turns up before a job, to explaining
the work ethics and activities to colleagues.

Plan the delivery of the project at hand.

Report progress on projects by suitable media to sector management, maintain and update
project reporting, checkpoints and financial reporting to a high standard.

Plan and arrange visits to existing and new potential clients, ensure every client receives
enough support and establish unbreakable relationship

Develop contacts with senior staff, directors, and other influential staff within each account
during the implementation phase.

Co-ordinate required support levels and training.

QUANTITY SURVEYOR

termed feasibility.

Bhd. is considered a very much local company, focusing mainly in the domestic market,
particularly in West Malaysia. Such over-dependence on West Malaysia market might lead to
a decline of turnover and profits during financial crisis time. The local construction market has
been more competitive and to survive and harvest growth, Green Sdn. Bhd. must venture out
of domestic market.
2. Traffic congestion: While situated in Petaling Jaya brings an advantage for ease of
transportation and services, traffic congestion issue had somehow brings out the downside of
being amidst a hectic city.
3. Limited global presence as compared to global competitors: As Green Sdn. Bhd. is a
local, newly established developer organization, we have very limited international exposure
as to international experiences, global networking and tie-ups with global contractors. With the
globalization in construction industry, such prerequisites are global entrant qualifications, a
lack in this will put us at a competitive disadvantage

1. Trade Liberalisation: Trade liberalisation can be an opportunity and threat. Local


construction firms are more competitive with the entry of foreign construction firms consisting
of global or internationally recognized corporations. Venturing into our local market will bring
disadvantage to us as they might attract market away with their effective management system,
innovative technology and financial capability.
2. New entrants: Construction industry has been contributed an average of 5% to the Gross
Domestic Product (GDP), in turn increasing the number of players in the market. Outsourcing,
a practise in the construction sector known as sub-contracting also contributed to the expansion
of the industry making the barrier of entry into the contracting business significantly lower.
3. Growing competition of need of green certified building developer: As green consciousness
expand, the competition also increases. With more green developers emerging in the business,
we as a newly established company is more at a disadvantage for we start much slower than
others.
4. Drop in value of currency: As economy is not at its best now, the drop in currency value
affects the market and loses potential buyers.
5. Growing prices of land, resources and labour: The increment in prices of land leads to an
increment of pricing for property. This eventually leads to a decrease in profit. Prices for
resources and labour which are substantially increasing is also a concern.

Suppliers of building materials have been strategic and tactical to building contractors. They have a
strategic influence towards the success or failure and the bottom line of any construction projects.
Suppliers power is weak as Green Sdn. Bhd. has its own connection of secured suppliers built from
the cooperation with the founders from previous working experience as well as good credit standing
with the suppliers. With the main materials for construction such as steel bars, formwork and concrete
from suppliers secured, Green Sdn. Bhd. possessed a greater competitive advantage as we have an
established network of suppliers. Green Sdn. Bhd.s suppliers are under control and we do not depend
on other suppliers and hence, material price is more stable, not fluctuating from suppliers since
bargaining power of suppliers are low, forming less threat to forward integration.

Threats of substitute products

Such threats arise from the rapid development of Small Office Home Office (SOHO), Small Office
Flexible Office (SOFO) as well as Small Office Versatile Office (SOVO) in the industry. These
property trend has been growing albeit not that favourable to Malaysian, mainly due to the application
of commercial rates on such property on the housing loan interest rate, utilities and maintenance.
Therefore, this threats possess little harm to us. Green Sdn. Bhd. has been venturing into various
developments ranging from low to high rise residential, commercial units and even into the market of
SOHO property. Our diversification in different property type puts us at a competitive advantage to
others and at the same time minimizes the threat of substitute.

Rivalry among competitors

The competition among existing firms would be fierce and high. Not only that many established
property firms are among the big players in this industry, but also the reputation each firms already
hold. However, GREEN Sdn. Bhd., being a green developer has lower exit barriers compared to other
competitors in the construction industry. Our diverse investment in the green field puts us at
competitive advantage over many other renowned firms.

5.0 Management Trainee Recruitment
As part of the development plan, we wishes to hire three different management trainees, which are
project manager, accountant and human resource manager into our company. Several selection criteria
will be covered and three interview activities will be carried out during the selection process to test if
the candidates fit in the criteria we have set.

6.1 Selection Criteria

Possess Ethical Behaviour and comply with ethical standards

Candidate himself or herself should be an integrity person who complies with the ethical standards
being set by our company, and thus having the ability of interacting with external stakeholders in terms
of ethical considerations in order to keep the corporation on the right path. Having the potential of
becoming a successful manager, candidate should be able to monitor and to help employees to navigate
ethical dilemmas and solving conflict situations, making himself available as a resource to counsel and
assist employees who face ethical dilemmas or who suspect an ethical breach.
Ethical behaviour on the part of the employees will guide individuals and the company to act in an
honest and trustworthy manner in all interactions. Acting in ethical manner all the times also
encourages an employee to make the right decisions for the company, not only the individual.

Presence of educational qualification

Candidates must have Bachelors degree of ALL disciplines from an accredited university with a
minimum of CGPA 3.3 or equivalent. Major in Construction Management/ Property Valuation/ Real
Estate/ Business Administration.
Candidates must possess relevant knowledge and skills in construction field in order to understand and
perform well within the job scopes in our company.

Ability to apply academic knowledge and concepts to practical situations

Apart from possessing academic knowledge, practical knowledge is important for candidates to

Activity 1: Face-to-Face Interview
Face-to-face interview is a data collection method when the interviewer directly communicates with
the respondent in accordance with the prepared questionnaire. Our company decided to conduct face-
to-face interview to ensure the quality of the obtained data, as it allows for more in-depth data
collection and comprehensive understanding. Besides that, body language and facial expressions of
applicants will also be more clearly identified and understood.
The face-to-face interviews that we conduct to management trainee will focus on the applicant's
personality, ability to lead groups, delegate tasks, and perform other management duties.
Although there are some specific answers that are expected to be given for the questions being asked

Activity 2: Role Play
Candidates play the role of a new manager in different scenarios being set. This can be used to measure
how they can stay calm under pressure, build rapport, and emphasize accountability. This activity
provides behaviourally anchored rating scales used to measure the candidates stress tolerance,
decision-making, leadership, communication and interpersonal skills.

Objectives of Role play as a selection technique:


It helps in developing a better understanding of the job to the candidates
It helps candidates in understanding how to handle a particular situation
It helps in determining the candidates understanding of the issue and decision making
It showcases the candidates interpersonal relationship
It helps in understanding the behavioural patterns of the candidates

Procedure:
Candidates will be given a briefing document that outlines the scenario and will be given 20-30 minutes
to prepare before the role play begins.

Scenario 1

(To test candidates human skills and ability of managing disruptive emotions)
Your department is facing some challenges. There is too much politics, back biting and arguments.
Recently there was an outburst from one of your team members.
Role play how you would handle these two situations by using E.Q.

Scenario 2

Your boss has just increased your workload and you have yet to finish your previous tasks.
Role play how are you going to inform your boss about this via two different scenarios: one without
using EQ and the other by using EQ.
At the end of the activity, candidates will be scored on their performance and that feedback will be
factored in to the cumulative results of the HRM centre.

Activity 3: Group Discussion and Debate
Through group discussion and debate, interviewer will be able to evaluate candidates initiative,
teamwork, leadership, persuasiveness, communication and interpersonal skills and thus select a
candidate who best suits our selection criteria.

Procedure:
Several contentious issues will be set and we will form the candidates into groups of about 5 members
and assign their group position in the debate. One affirmative group and one negative group will attend
the debate for each time. Groups have 3 minutes of silent time to consider the topic. Each group
member has 3 minutes of uninterrupted time to discuss the topic. Then, members may react to the
comments that have been expressed. Marks will be given individually.

Topic 1: Should women work in construction industry?

An interesting topic to debate. Gender stereotype seems to be an old-fashioned question in the


construction industry, but it is still an argument nowadays. Is not allowing women working in
construction a mistake as there are many women out there who are perfect for the job? Or women are
too weak and tiny and not physically strong as men to work in construction field? It all depends on the
candidates perspective.

Topic 2: Does quality stands before cost while handling construction project?

As candidates come to our company are looking for management type position, time and cost factor
plays an important role and affects their everyday-working tasks. They will be the one who carry out
the construction project management. It is considered quite difficult to manage the cost of construction
project with completion of high quality, so normally one of the factors will tend to be more focused in
achieving projects objectives. There is always no right or wrong for this argument, as it all depends on
the overall expectation of the company towards the project. Extra credit will be given to the candidates
who give outstanding perspectives and elaborations.

Topic 3: Is academic knowledge be more appreciated in construction field instead of practical knowledge?

On one side is theory and on the other side is the practical application of theory. Our society is divided
into castes based upon a supposed division between theoretical knowledge and practical skill.
Theoretical knowledge can often lead to a deeper understand of a concept through seeing it in context
of a greater whole and understanding the why behind it, whereas practical knowledge often lead
through the act of doing and personal experience. Is it the higher the education qualifications, the more
outstanding performance can be done, instead of possessing abundant practical knowledge? It all
depends on the candidates perspective.

Interviewer will then discuss with the participants their experience of this activity. Interviewer will
focus on how the candidates felt to argue against positions they were committed to. Participants will
be then asked to write a follow up reflection paper on the debate. Selection of candidates will be then
conducted by HRM level to find the person who best suits our vacant position.

7.1 Information Technology

IT is stands for Information Technology. It refers to anything related to computing technology,


such as networking, hardware, software, the Internet, or the people that work with these technologies.
Many companies now have IT departments for managing the computers, networks, and other technical
areas of their businesses. IT jobs include computer programming, network administration, computer
engineering, Web development, technical support, and many other related occupations. Since we live
in the "information age," information technology has become a part of our everyday lives. That means
the term "IT," already highly overused, is here to stay.

Basically, the role of IT is to monitor process and circulate data to assist in managing, checking
and building determinations for the governing body. IT is a critical requirement for improving the way
to manage and run the organizations. Information technology (IT) has transformed the business way
in the construction technology. It is a revolution and an innovation agent that allows new and different
perspectives when operating a business model.

BIM or Building Information Modelling

All those year ago, there have not been agents of change within the building industry. They
have long been resigned to typical construction project problems, such as cost overruns, schedule
delays, and quality issues. Therefore, to enhance traceability of the progress of the particular big
project, Building information Modelling (BIM) can be used, BIM is one of the most promising
developments in the engineering, construction (EC) department. BIM is a process for creating and
managing information on a construction project across the project lifecycle. One of the key outputs of
this process is the digital description of every aspect of the built asset, drawing on information
assembled collaboratively and updated at key stages of a project. Creating a digital BIM enables those
who interact with the building to optimize their actions, resulting in a greater whole life value for the
asset. The firm that provides services to professionals is to save time and money. An accurate building
model benefits al members of the project team allows for a smoother and better planned construction
process that saves time and money and reduces the potential for errors and conflicts.

In order to replace the traditional method of designing by manual drafting. Green SDN BHD
decided to use an automated process which is CAD where it is much more efficient compared to the
manual drafting method. CAD or computer aided design and drafting (CADD is software that focuses
on the use of computer technology for designing work and also design documentation. According to
Groover and Zimmers (1983), "CAD can be defined as the use of computer systems to assisting the
creation, modification, analysis or optimization of a design."

CAD software, either 2D CAD or 3D CAD is suitable for designing team which involves architect,
structural engineer, mechanical and electrical engineer and etc. At all stages of construction process,
by using CAD, the designer team able to do the designing work faster hence increasing the productivity
of the employees of Green SDN BHD.

There are many benefits that Green SDN BHD can gain by using the software in company. Through
CAD, the designer can explore the concept design ideas at the pre-construction stage. Additionally,
CAD software was built up with visualization and animation a system which helps in visualizing the
final design concepts that is to be made by producing photo-realistic, static and moving images so that
the clients can review the final appearance of the building at the design stage. Not only that, the
designed drawings also can be saved at any stage and enables the designer to make any modifications
if it is required by the client or the structural engineer. Its simulation can be done to analyse and ratify
the performance of the design in the real world before it is constructed.

better design will ease in manufacturing hence it also will minimize the wastages occurred due to faulty
design. With CAD software, our company can provide a better and standardized drawings easily. The

and greater legibility.

help reduce the need of an in house server to store all the company's data. This can help in reduce the
