1.0 COMPANY BACKGROUND

FECCO Construction SDN.BHD. is a building construction company established in the year of 2017. Our
company is located in Shah Alam and was founded using RM 1 mil as capital. The founders of the
company are Lim Hao Zheng, Ng Kai Chun, Shum Wen Jun, Sow Wei Henn, Heng Yi Cheng and Ang Toh
Chuan, who are experienced in the construction industry and have already received the Letter of
Award from clients when started this company.

The company was named FECCO because we focus more on Industrialized Building System
construction method(IBS) to construct exceptional buildings. Industrialized Building System comprises
three types of materials which are timber, steel and concrete. These three types of materials are
distributed into a few systems of construction which are steel framing system, precast concrete
framing and timber framing system. These combinations are called the IBS system. FECCO is a
combination of a few words -'Fe’ means steel in chemistry while concrete and timber consist of
carbons and oxygen which is ‘CCO’.

We are here to provide expertise and guidance to our clients by building trust and confidence towards
us. We are here as preferred builders to transform your homes, your business into beautiful reality.

1.1 OUR VISION


To make FECCO become one of the best builder company in Malaysia using IBS system

To achieve this, first of all we need to have a strong team in our company. To build a great team, we
need to have a clear mission, goals and directions which are important to achieve great customer
satisfaction, safety and quality services. By having a great team we will be able to continue to strive
for top quality in every project and focus on utilizing IBS system, and promote more about IBS system
in Malaysia. We also wish to bring in the top notch construction technology and equipment as well as
diversified skill from highly developed countries to achieve top quality in our building construction.
Furthermore, we expose our employees to advanced technology in IBS system in order to acquire
more technical skills so as to obtain top contractors awards in Malaysia. This will help us to achieve
our future goals in near future.

To provide quality, exceptional and innovative buildings through our highly effective,
communicative and fully organized team with our high-end construction equipment and highly
durable products.

Our company provide a wide range of services in building construction and maintenance. With our
team in skills and capabilities, we are able to have Education, Health, Commercial, Industrial, Private
and Public Development in a top notch, stable and safety condition that put our client at ease. In
products wise, our team is always researching on the problems and benefits of our products. We
constantly aim to provide our valued customers with innovative, quality and cost-effective products
and system that meet their every need. Our products are certified in ISO9001 and have also been
recognised by Construction Industry Development Board of Malaysia(CIDB).

We don’t just construct building, we also build reputation, relationship, integrity and develop our
team to be knowledgeable by offering greatest solution and fulfil any outcomes for our clients.

FECCO always train their employee to be good leaders and followers. We promote design thinking and
give our employees more freedom in terms of creativity, developing strategies and knowledge to apply
on their jobs. As 5 of us are seniors, we often share our experience in construction industry with our
employees. This will help them understand more about construction industry and we will able to build
good rapport. We will motivate our employees to be more positive in order to work harder to achieve
goals. With more positive minded, they are able to think and overcome more challenges easily from
our clients.

In construction industry, safety is always first. No matter what, safety comes first when it comes to
construction project. Our company promote and encourage safety culture in construction project,
therefore construction workers need to put safety as their first priority when conducting all operation.
Our team will also conduct research on project safety, For example, suitable materials and products
in a particular construction site. This is because safety is important as this will put customers at ease
and helps us to achieve great reputation.

1.6 JOB RESPONSIBILITY

Board of Directors
As a top management of FECCO, 5 of us focus on providing governance leadership and
strategic planning for our company. We set objectives and try to devise ways of achieving our
targets. For example, we plan for our long-term goals and short-term goals and develop key
strategic actions that can help us achieve our goals. We are also the ones who need to identify
accurately the resources needed and actions to be taken to achieve objectives. For example,
we need to make decisions on how many plots of land we need to purchase and how to add
value to these. These decisions will be made by the middle management committee based on
our objectives. (whether it matches with our mission or not.)
We also design and manage a good organizational structure for our company to achieve a
strong team. As a director of the company we are also responsible on building and managing
relationships and communication with partners, contractors, clients etc. We believe that
building a strong network within the industry will be helpful to our company in our future
project. Sometimes we may also take care of our employees and give them enough space to
share their ideas and opinions as our working culture is to encourage design thinking. We will
also make sure the lower management treat our employees fairly and equitably. We believe
that employees are the most important assets of our company.

Managing director
Our managing director will focus on developing and implementing activities, coordinating
activities of first-line manager and allocating resources, as a managing director, he needs to
carry out the plans from the directors and implement them. He needs to develop and
implement activities that matches with the objective and which can be used to achieve goals.
Our managing director will assign the tasks that are needed to be done and group them into
different department. For example, the managing director will pass this task of employment
to the human resource office and make sure they carry out the duties. They may also set
deadlines on the tasks to make sure everything is on schedule. Furthermore, our managing
director is also responsible in establishing a good communication network and patterns within
the company to make sure every department coordinate well. As a managing director,
conceptual skills and human skills are equally important as these help to make sure that the
organization can operate well.

First-line managers

First-line managers set short term goals and distributes tasks to employees. He then
supervises the process of carrying out the tasks to make sure the goals set are attainable.
They need to have the right technical skills to do their job properly, however human skills are
also needed by these managers to lead their employees.

Project team
The project team is the group responsible for planning and work out the project. The
members of project team consist Project managers, in house Quantity surveyor, Architect,
Engineer etc. Project teams are in charge of the communication of relevant and important
information relative to the development, carrying and ongoing activities of a project.

Quantity surveyor, they manage all the costs relating to building and civil engineering
projects, from the initial calculations to the final figures. They seek to minimise the costs of a
project and enhance value for money, while still achieving the required standards and quality.

Engineer, they create, improve and protect the environment in which we live. They plan,
design and oversee construction and maintenance of building structures and infrastructure,
such as roads, railways, airports, bridges, harbours, dams, irrigation projects, power plants,
and water and sewerage systems.

Architect work in the construction industry designing new buildings, restoring and conserving
old buildings and developing new ways of using existing buildings. They are involved in
construction projects from the earliest stages right through to completion.

Project manager’s job is to plan, budget, oversee and document all aspects of the
specific project you are working on. Project managers may work closely with
upper management to make sure that the scope and direction of each project is on schedule,
as well as other departments for support.

Technicians

Technicians are equally important to a construction company. A good company can’t only
have groups of good managers and leaders. Without technical and skilful employees, the
company could not function well. Hence, in our company, our technicians are the skilful site
workers such as the carpenters, electricians, crane operators, pipe fitters, plumbers and
painters.
-Carpenters construct and repair building frameworks and structures such as stairways,
doorframes, partitions, and rafters made from wood and other materials. They also may
install kitchen cabinets, siding, and drywall.
-Electrician read blueprints or technical diagrams. Install and maintain wiring, control, and
lighting systems. Inspect electrical components, such as transformers and circuit breakers.
- Crane Operator is responsible for operating a mobile crane to lift, move, position, and
reposition loads. The Operator controls crane functions by depressing buttons and foot
pedals as well as manipulating levers. The Operator will be required to
unload crane accessories from trailers or support vehicles.
-Pipe fitter cut, thread, and hammer pipe to specifications, using tools such as saws, cutting
torches, and pipe threaders and benders. They also assemble and secure pipes, tubes, fittings,
and related equipment, according to specifications, by welding, brazing, cementing, soldering,
and threading joints etc.
-Plumber interprets blueprints and building specifications to map layout for pipes, drainage
systems, and other plumbing materials. Installs pipes and fixtures, such as sinks and toilets,
for water, gas, steam, air, or other liquids. Installs supports for pipes, equipment, and fixtures
prior to installation.
-Painter apply paint to surfaces including canvas, walls, floors, doors, and cabinets. Mix,
match, and apply paint, varnish, shellac, enamel, and other finishes. Scrape, sandpaper, prime,
or seal surfaces prior to painting.

Financial department

The financial department is the group responsible for monitoring the company’s profitability,
while ensuring timely and accurate financial reporting and making sure that the company has
established and maintained effective set of internal accounting controls. The member of
accounting team will be certified accountants. The accounting team is also responsible for
monitoring and accurately report the company’s profitability. They are also responsible in
distributing the salary to employees and controlling the inflow and outflow of cash in every
department. The head of financial department monitors the members in the team to ensure
the smoothness of operations.

Human resources
The human resources department is the most critical department to ensure our company
hires the right people and how we increase their value in the company. We are looking for
employees that can adapt to our company’s culture and are willing to be part of the team.
This department must set certain criteria to be used while hiring new employees, besides
being clear on exactly what kind of employees the company needs. This is exactly the reason
why this department reports directly to the board of directors, and indirectly to the managing
director.
The human resources department is also responsible in conducting training and development
programs for our employees. The training must be suitable and beneficial to our employee’s
future performance in the company. They are also in charge of the welfare of employees. All
information about the employees and be reported to the Board of Directors, thus giving us
first-hand information on the wellbeing of our employees.

1.7 ORGANIZATION CULTURE
Organization culture is the shared beliefs, values and norms that bind people together
and help them make sense of the systems within an organization. In FECCO, we seek to
promote a strong relationship between employees because we want our employees to feel
that working in our company is comfortable as this would be the way to increase effectiveness
and efficiency among the employees. Our human resources officer will arrange for training to
those who resist change and are not innovative.
First, we believe that employees will be highly motivated through a good and comfortable
working environment. Hence, our employees are permitted to wear casually in office.
Anything that our employees feel comfortable is possible here. Other than that, we will be
having morning tea gathering daily just to relax and talk about something not relevant to job.
And the most important point, we respect all our employees and they can speak up their
opinions and suggestion in meeting. Other than that, employees’ working times is flexible.
They can leave office early once they complete the daily schedule tasks. We believe this
culture will motivate our employees do their thing efficiency and effectively.
As you know, with a team which is poor in communication, have no trust and weak cohesion
will lead to failure of achieving goals and this can ruin the good culture of a company. So,
teamwork is very important and plays a critical role of achieving great organization culture in
our company. It will give benefits to our organization with high productivity of work. An
energized and healthy team will interact with each other more which helps the work gets
done efficiently and faster. In our society wise, it provides a tremendous boost because we
are having an energized people willing to contribute and communicate with each other, also
solve the problems in construction together. To build up teamwork in this company, we
require our team member to learn how to be organized and breaking down project into
components parts, to help improve the efficiency. Every team member needs to know about
our mission and vision of our company. This will help each of the member knows their work
matters and takes the teamwork into next level. We can also encourage a flexible working
practices such as remote work, creating quiet workspaces within our office and respecting
the individuality of each worker will help to boost engagement, teamwork and employee
retention.
Last but not least, organization culture indicates how a company operates, it is important to
have a good organization culture. Researchers found out that good organization culture
benefits company performance. For instance, culture that encourages innovative and
adaptability will support the performance of a technological company. It is very important
that company needs to have a right “culture” in order to increase their performance and it
can be a competitive advantage of an organization. With correct and great organization
culture, we will achieve our mission, vision, short term and long term goals.

2.0 Interview Selection Criteria

FECCO Construction is searching for employee that can adapt to our company's culture and is
ready to be part of the organization. Human resources department of FECCO will assure our
company chooses the right people and how we enhance the values in the company

Company will set specific criteria for the interview process while hiring new employees as this
helps us to be specific on exactly what kind of employee the company needs. Company has
listed a couple of steps involved in the job interview hiring process. The key steps to find the
right person to fill a position in our company include:

 Identify the company’s specific need to hire a new employee


 Conduct a thorough work analysis.
 Write a job characterization and job specification for the position based on the job review.
 Figure out the salary for the position, based on internal and external equity.
 Decide where and how to find qualified candidate.
 Collect and review applications and resumes, and then select the most qualified
candidates for further consideration.
 Interview the most qualified candidates for the position.
 Check references.
 Hire the best person for the job.

performance, attitude, interpersonal skill and corporate representation is very important for
a company to be successful. We will select a person who have a union of people with the best
abilities, motivation and practices that may be deemed impossible by another organization.

Interview activities
Typical interviews are formal, in-depth conversations conducted to the resolution of assessing
a candidate’s knowledge, capabilities, and skills, as well as providing information to the
candidate about the organization and probable jobs. It is preferable for employer in getting
the information they need for their hiring decision. Based on our experience, conducting good
interviews can help us to know more about the interviewee, their qualification and their
personalities. As a high achieving organization, FECCO introduces different types of interview
activities.

Structured Interview

A structured interview is typically organized and formal, which involves a few interviewers,
commonly known as panel interview. It usually starts off with an “icebreaker” question which
helps interviewee to relax themselves before serious questions are asked. After that,
interviewer may outline the company background and the specific position applied by the
interviewee. Interviewer will describe the day-to-day work errands and the general
organization philosophy. A series of questions will be asked in term of past educational, co-
curricular, and past working experience. At the end of the interview, interviewee is expected
to voice out several questions regarding the company to gain the interests of the interviewer.

As a high reputation company, a structured interview is preferable for FECCO as it serves as


an organized interview for candidate to be well prepared beforehand. It may help us to gain
more information from the candidate, not to mention the potential abilities for the future of
the company. FECCO strives to be a well-known company beyond the future to serve our
customers better with intelligent and helpful employee.

Stress Interview

Stress interview is mainly used by interviewers who are hiring for positions where there is a
high level of daily stress in the work environment such as site engineer and quantity surveyor.
The questions are like Structured Interview, but it can be in a different behavior and tone. The
interviewer may appear contrary, indifferent, or distracted to the interviewee. The purpose
of this interview is to assess interviewee’s reaction to the pressure of rejection, indifference,
and overall stress. In order to test interviewee’s decision making, several tricky and strange
questions may be asked by the interviewer. The “right” answer will be less emphasized on
and the ability of a interviewee to problem-solve and think logically will be more focused by
the interviewer. In addition, interviewee will be put into an uncomfortable situation during
the interview to test the ability of being patient, calm, cool and collected.

In a construction company, majority of the positions are facing overwhelming force as we


must deal with other companies in term of paperwork and construction progression. Having
a stress interview allow us to hire people who are able to remain calm and deal with
impromptu problems quickly to avoid unnecessary consequences.

Behavioral interview

Behavioral interview is popular, and it is being used widely in job interviewing. This method
is based on the certainty that past performance is the best predictor of future behavior.
Therefore, behavioral interview questions are designed to enquire candidate’s previous
experiences in order to determine how they might perform in similar situations in the future.
Hypothetical questions will not be asked by interviewer. However, they will ask how a person
did handle a specific situation when he/she encountered in the past. For instance, “tell me
how you approached a situation where…”. This range of question requires candidate to tell
stories from their past. It will be evaluated for evidence of their intellectual competence,
teamwork, personal skills, leadership, and technical abilities.

The reason for FECCO to conduct behavioral interview is to discover the talent and how
responsible is an employee and how who committed he is to the company and how he can
contribute to company’s achievement and goals. It can be conducted for candidates who do
not have a good educational background but having outstanding practical and technical skills
and experience. Therefore, FECCO provides job opportunity for those who have a strong will
and determination to work in a construction industry.

3.1 INFORMATION TECHNOLOGY


Information technology (IT) is the use of any computers, storage, networking and other
physical devices, infrastructure and processes to create, process, store, secure and exchange
all forms of electronic data. IT is a vital necessity to improve management procedures and
ensure smooth running of an organizations. Therefore, our company uses information
technology to gain a competitive advantage over our competitors. The information
technology software our company is using are:
3.2 Microsoft Project
Microsoft project is a project management software product that is designed to assist a
project manager to do their job more effectively and efficiently. There are a few reasons why
we implemented this project management software in our company.

I. Have greater control over the information


Saving all our company’s documents and information on one database is able to give
us greater control of the information and document relating to the project. In other
words, we have greater control of the documents whether we are at the office, at
home or even have taken an absence leave. This enable us to save time in runs
between office.

II. Able to estimate project timelines


Microsoft project offers a unique way of looking at project phases using the timeline
view. It is able to display the overall progress status of a project and it can greatly
improve the whole process of estimating the time and resources needed for a
particular project.

III. Better team collaboration


Enable collaboration across project teams and streamline work allocation and task
updates. The employees have to work together and share resources towards achieving
the results. The software will ease their sharing of tasks and resources, and the result
will be more satisfied employees

By using this software, the project manager is able to keep track of progress of the project
and also making sure the information is delivered to all the employees. This will make sure
that our project will be completed on time. Hence, our company is able to build up a good
reputation that we are reliable and trusted.

3.3 AutoCAD
AutoCAD is a commercial computer-aided design (CAD) and drafting software application that
is designed to assist the engineers. The reason why we implement AutoCAD in our company:

I. Increased in productivity
AutoCAD helps engineers in visualizing the final project that is to be made and also
able to give animation and see how the actual product will work, thus helping the
engineer to make immediate modifications if required. It is also able to help engineers
in synthesizing, analysing, and documenting the design. All these factors help in
drastically improving the productivity of the designer that translates into fast
designing, lower designing cost and shorter project completion times.

II. Improved quality of design


AutoCAD offers large number of tools that help in carrying out thorough engineering
analysis of the proposed design. This will reduce the errors drastically in the designed
product leading to better design. Eventually, better design helps carrying out
manufacturing faster and reducing the wastages that could have occurred because of
the faulty design.

III. Better communication


One of the most important thing in the construction is the drawings. AutoCAD is able
to produce better and standardized drawings. This helps in better documentation of
the design, fewer drawing errors, and greater legibility.

IV. Saving of the data and drawings


All the data can be easily saved for future reference, thus certain components don’t
have to be designed again and again. Similarly, the drawings can also be saved and
any number of copies can be printed whenever required. Some of the component
drawings can be standardized and be used whenever required in any future drawings.

on which each firm must place its most focus .

unforced error .Besides that ,our company also provides professional training for the
usage of software like AutoCAD ,Microsoft Project and Cubicost by Glodon in order to
master the soft skills of our company employees .It is also a great experience for them to
approach with our company and given the opportunity to adopt with the technology
software which most likely could build their self-confidence as well as mastering their soft
skills and also having high efficiency towards the company.

In addition ,the popularity of the founders is also one of our company assets .Some of our
company founders have great experience in construction industry as they had been
working in large company named ABL Company for years .They are believed to have
certain connections with the consultants and clients who they had been cooperating with
