The consequences of downgrading a product

THE DOMINO EFFECT


What happens when a specified product is substituted during the build phase? Paul Kaye from
Vistamatic has first-hand experience of the consequences this can have on customer perception
and welfare, the impact to the brand, and even the additional costs...

Now, in many situations, replacing like-for-like products does not


significantly impact the project. In other cases however, it can
seriously compromise safety, reliability and functionality. This switch
may go unnoticed for months, or even years after completion of the
project, but if or when that alternative product fails, it is inevitably
down to the customer to put it right. The customer may have redress if
they can identify who was at fault – but in the meantime, the problem
can seriously impact their operations. The repercussions of replacing
the faulty element can result in some quite substantial remedial costs
being incurred – often referred to as the Domino Effect – because of
the knock on implications.
Switching a product to a less expensive alternative could save a
healthy margin and if volumes are involved, could result in shaving a
couple of £k off that particular element of the project. However, when
a failure is recognised, the total cost of refitting the correct, specified
solution is often incurred. But that’s not the end of the issue, as other
aspects also need to be factored and costed in. If the defective
product places people at risk then the facility often needs to be closed
until the problem is rectified, relocating people in the meantime –
which could represent costs running into the tens of thousands.
By way of example, Vistamatic, manufacturer of branded glazed
secure vision panels, used in various application including hospitals,
schools and secure units, recently experienced just such a
substitution. Paul Kaye explains: “A problem first came to our
attention when a hospital estate manager called to say that one of our
products had failed. We take pride in producing quality products, and
upon investigation, discovered that although our solution was
specifically specified, it had not been installed – which angered the
customer and frustrated us. We could put things right, but until we

IN SCOTLAND
Having taken its inspiration from a Chinese celestial dragon, the Scottish War Blinded
Charity’s new Day Centre was never going to be anything other than spectacular.
The building, located at Linburn, West Lothian, has been so well received that the
Royal Institute of British Architects, has just included it on the Scottish Shortlist for
its prestigious annual awards. ABC+D reports...

n 2009, the Scottish War Blinded Charity based in Wilkieston,

replace its existing 1950s facility on the site. The charity’s brief
stated that the £3m building had to: “Meet the needs of the service
users vacating the existing facility and the forecast needs of many
more joining them in the new centre. It should be light and modern,
with a service theme and take cognisance of users’ visual impairment.”
The end result is a sophisticated and elegant building, which
accommodates the particular needs of its users, whilst staying free
of any institutional connotations.
The commission was the subject of a competition, organised by the
RIAS (Royal Incorporation of Architects in Scotland), whose comment
was that: “It presents the difficult and potentially conflicting challenges
of creating a building which will be at the same time architecturally
exciting and meet the unique needs of those with visual impairment.”

the use of PVA primers.

development has taken four years. International House has been
built on the site of an old student hostel, which was demolished to
make way for the magnificent new complex we see today.”
The development makes a colourful contribution to the urban
landscape with its mix of red and white facing brick, pre-patinated
zinc and projecting balconies with coloured aluminium balustrades.
Mr Cornall said International House offered a mixture of shared
ownership and affordable housing. Twelve of the flats have been
designed to Greenwich wheelchair standards, regarded as being
the benchmark for wheelchair accessibility.
The building also boasts basement parking, including a car club
space and cycle parking, which enables amenity space to be
maximised.

he potential benefits of biomass heating can be considerable,
whether installing into a new building, or retrofitting into
existing premises. As biomass can be derived from a whole
variety of animal and plant waste – usually wood logs, chips or
pellets – it is generally considered to be carbon neutral, as the amount
of CO² released in the combustion process is the same as that
absorbed during its life cycle.
Not surprisingly, with its excellent rating under the BREEAM points
system and the Code for Sustainable Homes, biomass technology is
becoming particularly attractive to architects, builders and contractors
as one of the most effective ways of meeting their renewable energy
targets.
However, this is still a relatively new market and, in the general

Refurbishment on a Grand Scale in Covent Garden
Meeting the challenge of replacing the
existing air conditioning and heating
system in a 5-star Covent Garden hotel
certainly required a high level of careful
design and planning, in a quick
timescale… and road closures!
Space Airconditioning plc, the UK Daikin
Distributors, were nominated to supply the
replacement air conditioning systems at a
top class hotel in Covent Garden, London
as part of an extensive refurbishment
programme; a project that involved a
number of interesting challenges!
The 137 bedroom, 5-star hotel’s existing
air conditioning system had to be fully
decommissioned and removed in various
phased works for the major strip out,
which necessitated road closures for
craneage access.
Space Air supplied Daikin’s air-cooled stepless screw chiller -
EWAD320AJYNN, with total heat recovery option. 193 FWM 4-pipe fan coil
units were installed throughout the hotel, serving not only the bedrooms but
also restaurants, bars, conference facilities and back of house. Space Air
pre-fitted valve sets and controls and configured all the fan coil units for left
or right hand connection as required, to simplify installation. The FWM fan
coil units were selected for their low noise levels and ease of installation as
they fitted perfectly into the bedroom bulkheads. While cooling the rooms,
the rejected heat is recovered via the optional heat recovery heat exchanger
and transferred to the hotel’s hot water system, operating in parallel with the
existing boiler.
The 300kW Daikin chiller operates in conjunction with a second Daikin
chiller supplied by Space Air at an earlier stage in the project.
12 Daikin VAM1000F, heat recovery ventilation units provide ventilation
throughout the building. These units were installed externally so Space Air
fitted their unique VAM weather proofing kit, just one of a comprehensive
range of accessories they design and manufacture in-house.
