They don’t call it the Gold Coast for nothing.


The edge of the Hudson River with the best views of the Man-
hattan skyline has long been considered some of the most desir-
able real estate in the country. Cities such as Hoboken, Bayonne
and Jersey City have seen remarkable resurgences in recent years
as developers have capitalized on those views and the access to
New York City as prices for rentals and condominiums in Man-
hattan have skyrocketed.
The 2008 real estate crash did some damage but that is no lon-
ger the case on the Gold Coast. Developments that were under-
way at that time are now fully occupied and there is a continuing
need for new residential space in the area, preferably as near to
the water and to mass transit into New York City as possible.
Given that scenario it should come as no surprise that many
new projects are underway and others are about to begin con-
struction. Luxury apartments still are very much in demand
both for rental and for purchase. As more young profession-
als, families and others realize living in Manhattan might not
be affordable, they are discovering the Gold Coast might be
something that combines the best of both worlds: access to the
city on very short notice along with prices that are within reach.
“In Jersey City from 2005 to 2008, there were quite a few large
condominium projects that went up and flooded the market,”
said Henry L. Waller, vice president of Toll Brothers City Living.
“It took a while for those units to be absorbed. Now developers
have been building rental properties again. People are looking
for newer products.”
It is more likely to find condominium units in Hoboken and
other area towns and cities but there are some in Jersey City
as well.

Living is the second phase of Provost Square at 10 Provost Street
in Jersey City, Waller added.
Located near the Grove Street PATH station, 10 Provost
offers studio, one-, two-, and three-bedroom units in a 28-story
high-rise building, he said.
“There are 242 condominium units that opened for sale in
July (2017),” Waller said. “The new units will be delivered in the
fourth quarter of 2018. There will be two residence lounges in
the building rather than the usual one, with one lounge on the
seventh floor and another on the 28th. There will also be two
rooftop decks.”
He described the building’s design as having “a very high
level of amenity. There will be a pool and the two roof decks
and in the third phase, which has not been started yet, there
will be a 525-seat theater that will help enliven the Powerhouse
Arts district.”
Prices begin in the $400,000’s and go well over $1million,
Waller said.
Hoboken, Waller added, was not affected quite as severely by
the real estate conditions of 2008 because not as much product
was available at the time. “It was much quicker to recover, and
actually rebounded in May 2009,” he said.
Currently, 1425 Hudson Street, part of the Hudson Tea com-
munity in Hoboken, should break ground in a matter of weeks,
Waller added. “It’s the closest there is to the waterfront and will
offer studios to three-bedrooms.” Some 236 units at 1400 Hud-
