1.What is the difference between Edit and amendment functions in lease?


A.

Amendment feature is to record any amendments you have made to the lease. For
example, when you create a lease amendment to terminate a lease early, you can
update your information in Property Manager with the Amendment feature. The
amendment feature allows you to keep a history of modifications made to the
original lease agreement, along with information such as the user responsible and
the amendment dates.

Edit lease information feature is, If you simply need to correct an error you made
while entering information, and you do not need to create a lease amendment, you
can use the Edit feature to update your lease information.

2. What is the difference between Gross lease and Net lease ?


A.

In Gross lease the lessee (tenant) pays a fixed rent. The lessor (landlord) pays
other expenses, including taxes, insurance, and operating expenses. Most
residential and commercial office leases are gross leases.

In Net lease the lessee pays the rent as well as some or all of the operating
costs,including maintenance, taxes, insurance, and utilities. Most residential
ground leases and commercial building leases are net leases.

3. What are the different lease status available ?

Active: Signifies that the lease is within the agreed lease term.

Holdover: Signifies that the tenant retains possession of leased property after the
lease expires. The landlord, by accepting rent, agrees to the tenant's continued
occupancy.

Lease Ordered: Signifies that the landlord and tenant have committed to the general
terms of a lease. However, they have not finalized the lease because of certain
open issues. You can make or receive one time non-normalized payments, such as
security deposits.

Month-to-Month: Signifies that the tenant leases the property for one month at a
time. You can create a new lease in this status. However, this status is used most
commonly when a lease expires and the landlord and tenant have not finalized a new
agreement to continue the tenancy.

Signed: Signifies that the landlord and tenant have signed the lease. certain
pending issues may prevent you from finalizing the lease. As in the case of the
Lease Ordered status, you can make or receive one time non-normalized rent
payments.

Terminated: Signifies that the lease agreement has ended.

4.Is It Possible to Use Transaction Types of Deposit Class In Property Manager?


A.

The list of values of the transaction types either in Leases form or billing term
template form shows only the transaction type of class 'Invoice'.
There is an Enhancement Request <<8716914>> logged with Oracle Development to
include the Deposit
class transaction types.

5.How to Pre-terminate lease by editing the lease in Lease form ?


A.

Pre-termination can be done by amending the lease in Amend window.You can change
lease information in the Leases window as long as the status of the lease is Draft.
Once you have changed the status of the lease to Final, you can only make changes
by editing or amending the lease.

6.Able to finalize lease without payment/billing information. Is it intended ?


A.

This is intended functionality.You can finalize a lease without billing/payment


information.In the lease you have the option of editing where you can attach the
billing/payment template later even after finalizing the lease.
7. Able to enter Payments even if lease has been terminated or pre-terminated Why ?
A.

As per bug:1265949, payments/billings outside the lease term are allowed, as it is


done to prepay the lease or pay/bill the utility charges that arrive after the
lease termination dates.

8.How can some of the tabs in the 'Enter Leases and Documents' form be excluded
from some users? Can function security be provided such that users can limit
"AMEND" and "EDIT" functions in PNTLEASE?
A.

An enhancement request <<2570271>> has been logged with development to provide


security features in the future.Currently there are no security features built into
Property Manager.

9. Can All Payments be Approved at Once on the Authorize ?


A.

Mass Approval is available after PN patchset E (1907767) or higher

The Navigation Path is: Lease and Document > Mass Approval

10. How to Assign Space to Customer in Property Manager Starting From 11i.PN.L
Patchset ?
A.

This feature has been changed from 11i.PN.L so that the customer space assignment
to be done from the Leases and Documents form (PNTLEASE) through the Location tab.

The Locations tab in the Lease form was enhanced to automate the creation of
customer space assignment. Customer Assignments are populated and updated in the
Locations tab (Tenancies) on Revenue Leases.

11.How to Delete a note on the notes tab of a lease ?

A.
To delete a note, the description field must first be deleted and then the notes
record can be deleted.

Steps:

- Delete the description by placing the cursor in the description field of the note
you wish to delete and navigating to Edit > Delete

- Save

- Place your cursor in the Type field of the note you wish to delete and navigate
to Edit > Delete

- Save

12. How to delete/purge unwanted lease ?


A.

Currently, we do not have anything (scripts, etc) to purge the unwanted lease.
Enhancement Request Bug 2690535 was logged in year 2002. However this functionality
have not released so far.

13.Is there any interface table to load lease details to Property manager from
Legacy system ?
A.

This is Enhancement request 791407.There is currently no work around for this

There are interface tables in PN for exporting Assignment information


(PN_space_Assign_ITF) and Location details (PN_Locations_ITF). But when a customer
is maintaining hundreds of lease in his legacy system there is no interface to load
that information into PN.

14. Do we have any API to imported lease Details in Property Management from legacy
systems ?
A.

Currently this is not possible.


Enhancement request Bug 791407 - LEASE API , is open for Leases API to be
introduced in PN.
