T his Form of Consultancy Services Agreement is issued by The Nigerian Institute of
Architects based on the Federal Government Approved 1996 Scale of Fees.
2000 Edition.
Preface:
With effect from 12th April, 1 996 the Federal Ministry of Works and Housing signed
into use Scale of Fees for Consultancy Services payable by the Public Sector to all
professions involved in the Constru 'on I ustry and allied professions.
In this new document it has been possible to indude the Form of Agreement
supported by schedules relating to the responsibilities of the parties and other
Consultants who may be involved in the project and the approved scale for all the
disciplines.
An important feature of this new document is the inclusion of the first Explanatory
Note issued by the Ministerial Standing Committee on Scale of Fees signed into use
in 1 999 by the Minister for Works and Housing. This has addressed some of the
ambiguous issues in the 1 996 Scale of Fees.
In addition to complying with the mandatory minimum fee scale, the Institute issues
this document and the Institute's Scale of Fees for all its members for use in all
. negotiations with their clients and in so doing are reminded that they are bound by
the Code of Professional Conduct of the Institute.

FEASIBILITY STUDIES
1 Unless otherwise required, the Employer will commission the Prime Consultant to
prepare a Feasibility Study for the Project before this Agreement is signed. This may
include a study of the accommodation and the site etc.
2. The object of this Study is to identify the parameters of the project in terms of Budget
(including Fees and Reimbursable expenses, the Programme, other Consultants to be
engaged and Services required).
3: The brief for this will be in the form of a Standard check list and the service will be
undertaken for a lump sum fixed fee to be agreed before-hand with the Employer,
based upon time charges taking into account the scope of tt'le task and all relevant
factors and including an allowance for expenses. This fee shall not exceed 0.2% of the
Estimated Total Cost of the Project excluding reimbursable.
4 Payment of this fee including reimbursable will be in full and final settlement for this
Study.

DEFINITIONS
1. "The Employer" shall mean tile person or organisation or Government obtai ning the
professional services under this Agreement.
2. "The Government" shall mean the Federal or State Government of the Federal Republic of
Nigeria.
5. "The Project" shall mean the building and/or other construction works which the
Employerwishes to undertake.
10. "Practical completion. shall mean that the building or other con struction is habitable or
of the Works. otherwise usable altilough there may be minor items unfinished 0 r
defective workmanship, all of which are listed on the handover
inspection.
11. "Time Charges" shall mean either hourly rates, daily rates or man-month rate for
professional and sub-professional staff. For the purposes of daily rates,
the number of working hours per day shall be 8 hours.
12. "Disbursement" shall mean a fee based upon time spent and other costs including all
the relevant factors which will result in a lump sum fee being inserted in
the Agreement . .
13. "Repetitive Works shall mean unit(s)of the same design typ€s and specification to
be constructed on same site or other sites.
15. "Gross Salary' shall mean basic salary plus gratuity and other allowances and
expenses excluding accommodation and transportation cost. T h e
gross salary shall be agreed a t the time of signing the contract and
should come under Clause 3.3.
16. "Professional Staff' shall mean the various grades of Architects then professionals
engineers and technical officers under referred to in table 3 . of the
third Schedule

NOTES ON THE MEMORANDUM OF AGREEMENT AND SCHEDULES
1. Heading. Under the Agreement, the employer may wish to commission the
Architectural Consultant to take on other related services such as
Structural Engineering, M. & E. Services etc. on an "all in services"
basis. Although these are additional services, it is suggested that
they are listed in this heading for easy reference.

NOW, THEREFORE, THE EMPLOYER and the Consultant, for the considerations hereinafter named,
agree as follows:
1. APPOINTMENT OF CONSULTANT
.
1.1 The Employer hereby ts the Consultant and the Consultant hereby agrees to act as
Consultant in connection with the Project upon the terms and conditions and scale of
professional charges hereinafter set forth.
2. SCOPE OF SERVICES
2.1 The Consultant shall undertake the responsibilities and provide the services described in
the First Schedule annexed hereto as hereinafter:

3. REMU N ERATION
3.1.1. For the performance of. e services described under Clause 2.1.1 the Consultant shall
be paid in accordance with the Scale of Fees laid down by the Government and
published under the title "Consultancy Fees Payable by the Public Sector" as in the
Second Schedule annexed hereto.

3. 2 Partial Services.

4. RE I MBURSAB LE EXPE N SES
The Consultant shall be reimbursed by the Employer for all expenses actually and properly incurred
in respect of items listed in the Fourth Schedule annexed hereto upon presentation of detailed invoices
with supporting receipts where practicable subject to a provisional sum not exceeding

such sum may not be exceeded without the authority of the Employer.
5. METHOD OF PAY ME NT
5.1 All sums due to the Consultant under this Agreement shall be paid in Nigerian Naira except as
provided in Clause10.3.
5. 2 Fees shall become due as follows:
Stage1 25% of the fees based on the Estimated Total Cost (ETe) of the project.
Stage 2. 50% of the fees based on the Estimated Total Cost (ETC) of the project.
Stage 2. 25% of the fees based on the Estimated Total Cost (ETC) of the project.
5.3 Reimbursable expenses shall become due upon the presentation of accounts for each stage.
5.4 Repetitive fees shall be due when the works contract for repeated buildings is a�arded.
5. 5 Claims in respect of fees and reimbursable expenses due to the Consultant shall be submitted by
the Consultant to the Employer as follows:

within twenty days of submission. In the event of a claim being queried a payment on account of that
part which is not questioned is nevertheless to be made Withinthirty days of submission.

6. 2 Upon written notice from the Employer the Consultant will submit biographical data
concerning employees assigned to the Project.
6.3 Th€ Consultant shall make every effort to guarantee reasonable continuity of personnel

Employer's Liabil ity I nsurance .
6.6 The Consultant will com ply with all Government req uirements pertai n i n g to the e m ployment
of their perso nnel.
6.7 The Employer in l iaison with the appropriate bodies may assig n Advisers i n Art, Sculptu re
and other specialized personnel req u i red to col laborate on the Project. Such person nel shall
have the ir fields of work clearly defined by ag reement with the Consu ltant and be paid by the
E m ployer.
6. 8 The Employer may assign professional and techn ical staff to the Project. Such staff shall
have their d uties clearly defi ned by agreement with the Consultant and be paid by the
E m ployer.
8. PROGRAMME (Note 8)
8.1 For the pu rpose of this Agreement the Consultant's services shall b e completed i n the
following stages:
8.1 Stage 1 From the date of receipt of i nstructions to proceed u ntil the
s u b m ission of the fi nal sketch des i g n and preliminary esti mated total
cost for approval and not to exceed ------------- months.
8.3 Stage 3 From the date of the award of the contract for the Works u ntil the
acceptance of the Works by the E mployer after final com pletion that
i s , after the Defects Liabi lity Period , issuing of the Fi nal Completion
Certificate and the Final Certificate of Payment.
Provided that in the event of the works contract period having been
extended the Employer shall have req uested the addition al service
to be performed by the Consultant.
(b) the fai l u re of a third party, who has been assigned by the E m ployer to com ply
with the request to act or to perform within the specified period .
The Employer shall adequately compensate the Consultant for any costs incurred as
a result of the delay.
8.3 The Employer u ndertakes to consider and review all documents submitted by the
Consultant

a n d to p rocess a n y necessa ry a p p rovals for the Cons ultant within thirty days of their
subm ission so as not to delay the Consultant from giving drawings and i nstructions to the
Works contractor.
If after the expiry of thirty days no communication has been received from the E m ployer by
the Consultant on such documents then approva l s h a l l be deemed to have been g iven.
9.2 The Consultant s h a l l not divu l ge to any u na uthorised person or body a ny of the
i nfor mati n nbtained or the results of any survey or design carried out in con nection
with this Agreem ent.
9.3 The Consultant shall endeavour to protect the Employer from any defects a n d
deficie ncies that m ay occur in a n y Works contra ctor's, sub-contractor's o r s u p p lier's
work but they do not gua rantee the fu lfi l l ment of the Contractor's, sub-contractor's ,
or su pplier's u n de r-takings to the E m ployer.
9.4 The E m ployer a g rees to p rovide the i nformation a n d u ndertakes the responsibil ities
i n accord a n ce with the provisions of the First Sched ule a n nexed hereto .

10. ASS I G N ME NTS
10.1 T he Consultant shall not assign or transfer the benefits and obligations of this
Agreement in part or in whole, and in the event of the death or incapacity of the
Consultant the same shall automatically come to an end on the death of the
Consultant's survivor but without prejudice to the accrued rights of either party
against the other under this Agreement. Provided that it shall be lawful for the
Consultant at any time to take into partnership another professional partner or
partners who, or the survivor or survivors of whom, shall thenceforth assume the
liabilities of this Agreement.
1 0.2 Provided that at the request of the Consultant the following services as
expressly described herein shall be assigned. (Note 9).
1 0.3 It is agreed that where a percentage of the total fees or other charge or expenses
in respect of any assignment before referred is required to be paid in foreign
exchange any portion of this sum duly certified by the Employer as representing
such payment shall with the approval of the Federal Ministry of Finance be
repatriated provided that all claims are supported by the relevant documents and
invoices where necessary.
It is further agreed that _______ per cent of the total fees payable under

11. IN CAPAC ITY O F C O N S U LTANTS
11.1 If the Consultant shall become incapacitated from action as Consultant as aforesaid the
Employer may make full use' of all or any drawings, estimates or other documents prepared by
the Consultant pursuant to and for use under this Agreement without prejudice to the lien on
such drawings or documents against unpaid fees. The Employer shall not make use of such
drawings or documents except for the purpose of the building works which are the subject of this
Agreement.

15. 1 The Consu ltant shall prepare and submit to the Employer four copies of a .
report to be prepared quarterly on the progress of the Project. Such reports
shall incl ude the minutes of the monthly site meeti ngs, records of labou r and
materials on site, progress photographs, special ist consultant's reports
where applicable and a financial statement.
16. COPYRIGHT
.16. 1 In accordance with the provisions of the laws, copyright in all d rawings and in
the work executed from them, will remain the property of the architect unless
otherwise ag reed by negotiation.
17. T E R M I N ATIO N
17. 1 This Agreement may be terminated at any time by either party on the expiration of three
months notice when the Consultant shal l be entitled to rem u neration in accordance
with the provisions of Clause 12 hereinbefore.
18. F O RC E MAJ E U RE
18. 1 The Consultant will not be responsible for any damage or delay to the Works
or delays to the Services attributable to Force Majeure. In the event of Force
Majeure the Consultant sha ll give the Employer written notice within thirty
days of the occu rrence together with an esti mate of the costs and I or delays
resulting there from. Where Force Majeure actually results in such delays or
add itional costs, the Consultant will be entitled to reasonable reimbursement
and extension of time where applicable.
20 A RBITRAT I O N
20 . 1 Any d isputes arising out of this Agreement which can not be settled by mutual
agreement shal l be referred to an arbitrator to be agreed between the pa rties
or failing such agreement, to an arbitrator appointed by the President of the
Nigerian Institute of Architects, on application of either party to him.
20.2 Any such reference sha l l be deemed to be a submission to arbitration within
e Arbitration Act. Cap. 13 of the laws of Nigeria and any subsequent
revisions ere .

Schedules annexed hereto and hereinbefore referred shall be read with this Agreement.

(a) The Employer wi ll initiate the Brief for the Project and produce briefing documents
needed, assisted by the Consultant as required . (Note 1 2)
(b) Location of site and site plan with boundaries indicating the beacons, d imensions
between them and bearings.
(c ) Survey of levels including details of existing build ings �md other topographical
detai ls.
(d) Schedules of accommodation for all build ings including room areas schedules of
fitted furniture, services and appliances required .
(e) Time table for completion of the project, with details of any phasing or sectional
completion required .
(f) Any other special requi rements or considerations likely to affect the project.
(a) The Employer will consider and review all documents submitted by the Consultant and
process any necessary approvals for the Consultant within 30 days of their submission so
as not to delay their work or prevent them from giving d rawings and instructions to the
contractor without unreasonable delay.
(i) Approval to the project brief including briefs for each bui lding or other work before
pre-contract activity commences.
(ii) Approval of Prel iminary Designs and estimates of cost to allow the Consultant to
proceed with the Final Desig n .
(iii) Approval of Contract Documentation and direct the Consultant to invite tenders
or negotiate an extension to an existing contract.
(v) Variations.

22.4 Certificates
(a) On recei pt of Certificates prepared by the Consultant, the Employer shall make stage
payments to the works contractor under the terms and conditions of the Works building
contract.
(a) Followi ng a joint inspection by the Employer and Consultant of the whole or part of the
completed works, on the advice of the. Consultant, the Employer shall agree that the
conditions of the works building contract have been fulfilled and give written
confirmation to the Consultant who will issue a certificate of the completion of the works
or part thereof.
(a) The Employer, through the works contract, will furnish, equi p, staff and maintain a site
office, laboratory, meteorological and field test equipment facilities as required by the
Consultant for the inspection and testing of the construction works. The ConSUltant shall
issue jointly to the contractor and Employer certificates and records of tests undertaken ,
and shall keep records of all tests carried out throughout the works contract.
(a) The Employer shall appoint specialist Consultants whose services shall include the
activities scheduled in Clauses 23.2.0,23.3 .0.
(b) Remuneration to the Specialist Consultants shall be the responsibility of the Employer.
(c) The Services provided by the specialist Consultants shall be co-ordinated by the
Consultant Architect

CLAUSE 23
SEC.N. SCHYULE
(a) The Consultant must have the authority of the Employer before i nitiating any
service or work stage.
(b) The Consultant shall not make any material'alteration, addition to or omission
from the approved design without the knowledge and consent of the Employer,
except if fou nd necessary during construction for constructional reasons, i n
which case they shall i nform the Employer without delay.
(c ) The Consu ltant shall inform the Employer if they have reason to believe the
total authorized expenditure or contract period a re l i kely to be materi a l ly varied .
(d ) The Co nsu ltant shall not be responsible for the works contractor's operational
methods, techniq ues, sequences or procedures, or any of the contractor's
safety precautions with the works nor shall they be responsible for a ny fai l u re
by the contractor to carry out and complete the works in accordance with the
terms of the works contract between the Employer a nd the contractor.
(f) The Consultant will advise on the need for Special ist Consultants and will be
responsi le for the i n teg ration of their work. The Specialist Consulta nts shall be
responsi le for the e iled design and supervision of the work entrusted to
them.
(g ) The Consu ltant may recommend that special ist su b-contractors should
provide specia l detailed design a nd execute any part of the work. He shall be
responsible for the integration of their deta i l , and for general supervision of their
work in accord ance with Clause 23. 1 ( h)
(h ) The Consultant shall give such regular supervision and i nspection as may be
necessary to ensure that \he works are being executed in genera l accordance
with the contract. Constant supervision does not form part of normal duties
and additional services.

SECOND SCHEDULE
ARCHITECT'S SERVICES
1.2.2.2 Detailed Site Plan showing the design orientation and configuration, Statutory Setbacks,
External works; Septic Tanks, Soak away Pits and Inspection Chambers; Gates, Fence
locations, Parking and any other design information relevant to the scheme.
1.2.2.3 Overall plan(s) of the scheme for all floors including roof plan( s) detailed dimensions,
annotations and blown up details of all parts in appropriate scale for other consultants use and
construction works.
1.2.2.4 Detailed sections, elevations, wall and floor finishes, construction details, and levels.
1.2.2.5 Working details, window and door schedules, ironmongry schedule fittings and fixtures.
1.2.2.6 Detailed material specification book and painting schedule for the scheme.
1.2.2 .7 Co-ordination and reconciliation of all the drawings and inputs of other consultants and
specialists.
1.2.2.8 Obtaining information and other design from manufacturer and suppliers for the purpose of
detailing design schemes and cost control.

1 .2.2.9 Providing appropriate information and drawings and specifications for preparation of
Bills of Quantities .
1 .2.2.10 Reconciling all Structural Drawings, and their specif[cations with the architectural
design to ensure that there are no conflicts or discrepancies.
1.2.2.11 Reconciling all Mechanical, Electrical and other specialists' drawings, and their
specifications with the a rchitectural design to ensure that there are no conflicts or
discrepancies.
1 .2.2. 1 2 Reconciling all final Bills of Quantities with the detailed architectural design, working
construction drawings and specifications to ensure that there are no conflicts or
discrepancies.
1 . 2.2. 1 3 Co-ordination of reconciliation of all final designs, specifications, Bi"s of Quantities,
other tender/contract documents and input of all consultants to ensure that there are no
conflict or . discrepancies.
1 .2.2.14 Avail the client with the a ppropriate form of contract and advising and guiding the client
in the pre-qualification of all contractors for the works.
1 .2.2.15 Preparing the form of tender and issuing invitation to tender.
1.2.2.16 Issuance and collation of all tender documents to and from Tenderers, preparing the
appropriate contract agreement with all conditions applicable for the works.
1 .2.3 . 7 The normal service allows for one formal site visit per month at which meeting is held as
above.
1 .2.3.8 The consultant Architect shall make additional periodic visits to the sites as appropriate
to supervise generally the progress and quality of the work.
1.2.3.9 Additional visits or prevision of staff for more frequ ent or constant supervision in this
regard as approved by the client shall be regarded as an additional service.
1.2.3.10 Upon the practical completion of the works, the Consultant Architect shall visit the site
with the client or his duly appointed representative and a" interested parties for the
purpose of handing over the building to the client and agree on the expiry date of the
defects liability period.
1.2.3. 11 Upon this agreed date-the consultant architect shall make a first inspection and upon
the expiry of a mutually agree period f r the rectification of defects he shall make final
inspections of the works. Any further v' . uired shall be regarded as an additional
service.
1.2.3. 1 2 I ssuing a certificate of the practical completion of the works and the· final payment
certificate.

23. 1 .2.4 MAINTENANCE WORKS
1 . 2.4. 1 Maintenance (renovation, rehabilitation, restoration, refurbishing of existing buildings)
and furnishing works shall be carried out in stages I, 1 1 , I I I as described under items 1 .2. 1
to 1 .2.3 . 1 2 above of the design and supervision process.
a. Undertaking visits, preparing reports or giving general advice on the condition of the
premises.
b. Preparing schedules of dilapidation and agreeing them with other parties; taking
particulars on site, preparing specifications for repairs and supervising their execution . '
c. Undertaking investigations, the limits of which shall be clearly defined and agreed in
writing such as are neressary to ascertain whether or not there are defects in the wall ,
roof, floors and drains of a building which may materially affect its life and value.
f. Specialist advice on the selection of plants and materials, visits to nurseries etc.
1 .3 . 4 . D EVELOPMENT P LA N S
Preparing development plans, which will be carried out over a number of years for any
large building or complex of buildings. Fees for preparing devetopment plans shall in
all cases be additional to percentage fee for the normal 5efVice.

1.3.6 SPECIAL DRAWING AND MODELS
Preparing any drawings, working and for finished models, three dimensional drawings or
technical information specially for the use of the em loyer r for plan n i n g , by-law or building
regulation approvals, for negotiations with g round landlords, adjoining owners, public
authorities, l icensing authorities: mo rtgators and thers.

1 .3. 1 2 LITIGATION AND ARBITRATION
For qualifying to give evidence, getting proof, attending conferences with solicitors and
Counsel, attendance in court or at Arbitration or Planning inquiries or before other
tribunals for services in connection with litigation or for arbitration, a negotiated fee shall
be agreed.
1 .3. 1 3 SUPERVISION
b. For providing supervision by site visits beyond the original contract period (during
and extended construction period) the charge shall be based on the man-month
rate charges.
c. For each additional site visit required b y the employer during the contract period
over and above the normal service, the charge shall be the same as the man
month charge for each visit during the normal visit.
1 .4 . 7 Establish and manage integrated communication and information systems between the
client and the Design Team.
1 .4.9 Establish the pre-contract control systems and execute a value analysis exercise
1 .4. 1 1 Facilitate and receive tenders evaluation/report including the selection of contractor(s)
1 .4. 1 2 Establish the post contract time, cost and quality control and management systems .

2.1.0 The Consultant Civil E n g ineer on civil engi neeri n g projects such as roads, bridges etc. is
the designer consu ltant on such projects and he is the PRI M E C O N S U LTANT

24 . 0 . 3 Partial Services
(a ) Where for any reason the Consultant p rovides only part of the services desoribed i n
Clause 2 of t h i s Agreement, t h e Consu ltant s h a l l be e ntitled t o t h e appropri ate
percentage fee of the Estimated Cost of the Works u nder C l au se 12.1. and to any
rei m b u rsable expenses.
( b) Where the Consultant is com missioned to u ndertake only the works described i n
Stage 3 of the Agreement, whether i n whole or part , he s h a l l be entitled t o fees
cak;ulated on the Esti mated Final Cost of the Works and to any out of pocket

(e) Where a parti'al service is provided in respect of works for which the executed
cost is not known a n d no tender has been accepte d , the Consu ltant's percentage
fees sho u l d not be based on an Estimated Total Cost which exceeds the most
recent cost limit agreed with the Employer. S uch agreement at a cost limit shall
not be u n reasonably withheld by the Employer.
(b) The fee for work i n Stage 3 supervision o r Post Contract Stages, shall not be
subject to any red uction for repetitive works o r repeated b u i l d i ngs.
(c ) Redu ctio n for a l l repetitive works and repeated b u i l d i ng shall be calcu lated as
follows:
(i) Type d rawings and specifications are those d rawings of a repeated building
which are necessary for the construction of the works above ground floor slab,
otherwise referred to as the super-structure only, a n d all work below the top of
ground floor slab or ti mber joints shall be excluded from the construction costs
on which fees are red uced . All external works shall be excl uded from the
construction costs on which fees are red u ced .
(d) The Estimated Tota l Cost of the project shall first be analysed and apportioned
betwee n non repeated work and repeated s u per-structu res as i l l ustrated under

i n the fifth schedule, Annextu re . The relevant scale of the Estimated Total Cost
of repeated s u per-structure will then be used to calculate the fees for repeated
works based on clause 24, Table 2 of these conditions .

CONSULTANCY FEES PAYABLE IN THE CONSTRUCTION INDUSTRY
The revised p rofessional Scale of Fees was approved and signed i nto use i n N ovember, 1 992. The
rel ease which was received by the Construction I nd ustry with m ixed feelings was applauded o n one
side for its far reaching decisions o n major issues affecting scale of fees in the Constructio n I n d ustry.
On the other hand however, some obvious and genuine critisms were made i n respect of some of the
detai l s contained i n the release, p rompting the Hon. Secretary of Works and Housing Engr. Barnabas
Gemade to set up another Committee to look into a l l these observations and criticisms with a view to
correcting them . This committee has basica l ly maintained the frame-work of the P rofessional Scale of
Fees p u t i nto operatio n in 1 99 2 . Changes were introd uced only in areas that obviously deserve such
changes. N evertheless, the fol lowings are the highli g hts of the changes i ntrodu ced in this new edition :

The Consultant Quantity Surveyor is remunerated i n accordance with the relevant scale of
fees for basic Quantity Surveying services applying the cost of restoration in place of cost of
the project.
The service shal l attract a fee of 0 . 5 % of the Esti mated Cost of replace ment.

55.0 LIQUI DATION
Where an independent Consultant Quantity Surveyor is a ppointed to advise the cl ient on
issues of Liquidation; he sha l l be remunerated in accordance with the man-month rate(s) on
time charges.
56 . 0 VARIATION
Stage 3 payment which sha l l in this case be based on the Total Construction Sum (TC S) shall
take ca re of this service. Therefore no add itional fee is payable.

When the P rofessional Scale of Fees was signed i nto use by the former Hon. M i ni ster of Works
& Housing on the 1 2th of Apri l , 1 996, a M i nisterial Standing Committee was inaugurated at the
same time to conti nue further work on the document. This was done in recogn ition of the fact
that the issue of professional fees is very agitative and controversial thus req u i ring constant
attention to mai nta i n peace in the industry. It was recognised that a few g rey a reas were sti l l in
need of some further consideration. This was the situation u nder which the M i ni steri a l Standing
Committee on the Professional Scale of Fees was born .
The committee was given a n u m ber of relevant terms of reference , m ajor among which was to
i n itiate actions leading to the overall review of the scale of fees of p rofessionals in the
Construction Industry as and when d ue , as wel l as to consider issues raised by the
Professional Bodies and/or from the public in general , relating to the p rofessional scale of fees .
This Explanatory Note No. 1 i s the first subm ission arisi ng from the works of the committee . The

SECTION A
26. 1 . Clauses 1 .0 A PRIME CONSU LTANT is the leader of the team of Consu ltants on a project.
He conceives the designs, produ ces the guiding sketches and co-ordi nates
the Project on a regular basis.
The rem u nerations for repetitive works is in line with the scale of fees for basic
Services and depending on how many times the same work i s being repeated,
the scale offees sha l l be as i n Table 2 below fo r all catego ries of Consultants.
P lease note that the red u ction arising from repetition shall n ot apply to single
buildi ngs, all S u b- Stru ct u re and P o s t -co ntra ct Services of the Project.
This is basically to correct the error made in the heading of TABLE 2 in the current document, where the
. fees payable was indicated as a "percentage of cost of P roject".

4. Clause 6 . 0 PROJECT MANAGE MENT
A Project Manager coord i nates the logistics of the p roject and activities of
other Consultants a s they relate to the Client. H e does not take p rofessional
responsi bil ity for the performance of a ny of the other Consu ltants . The P roject
Manager shall be e mployed only on complex and/or larg e projects to e l i m i n ate
u nnecessary fi nancial b u rden on the Clie nt.
Where the Pri me Consu ltant or any other Consu ltant in the b u i l d i ng I n d u stry is
the Proj ect Manager, the slid ing scale of fees in TABLE 4 shall a p ply.

This is to correct the typographical error i n the current d ocu m e nt i n the first
wave band, where the fee payable as a percentage of cost of p roject was
indi cated as 1 .9% instead of 1 . 0% i ntended .
Al lowance to cover head office overhead and P rofit shall be 25% of cost of
printin g , reprod u ction of d rawings, p h otocopying, office equipment and other
i ncidental expenses. For travel a n d H otel charges, the allowance shall be 1 5%
of d i rect cost.
