RENT AGREEMENT

This RENT AGREEMENT is made at Delhi on this 12th day of February, 2018, between
SHRI HARISH KUMAR SON OF SHRI USHANK RAI R/O HOUSE NO. B-11, SHOP
NO. 6, GROUND FLOOR, CHRISTIAN COLONY, CIVIL LINES, NEAR, PATEL
CHEST, DELHI UNIVERSITY, DELHI-110007, (hereinafter called the first
party/Landlord).

:AND:

SHRI UMESH KUMAR SON OF SHRI RAM DAS, R/O H.NO. 130, BLOCK-B1,
GALI NO. 5, SANT NAGAR, BURARI, DEHI-110084 , (hereinafter called the second
party/Tenant)

Hereinafter called the Tenant.

The expressions of the first party and second party shall mean and include their
respective legal, heirs, successors, executors, administrators, nominees and assigns.

AND WHEREAS the first party has agreed to let out HOUSE NO. B-11, SHOP
NO. 6, GROUND FLOOR, CHRISTIAN COLONY, CIVIL LINES, NEAR, PATEL
CHEST, DELHI UNIVERSITY, DELHI-110007, to the second party and the second
party has also agreed to take the same on the following terms and conditions of this Rent
Agreement as under :-

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER :-

1. That the rent of the said premises is fixed between the parties at Rs.4,200/-
(Rupees Forty Thousand Two Hundred only) per month.
2. That the tenancy has commenced w.e.f. 12.02.2018 for the period of 11
(eleven) months only and end on 11.01.2019.

3. That the tenant shall pay the rent of the said premises to the landlord/landlady
in advance and or before 1st week of every English calendar month.

4. That the tenant shall not sublet or part with the possession of the said premises
to any other person, and the tenant shall be also bound under the terms and
conditions of ‘RENT CONTROL ACTS’.

5. That the tenant shall not make any additions or alterations in the said premises
without obtaining the written and prior permission of the landlord.

6. That the tenant shall use the said premises strictly for her residential purposes
only.

7. That the landlord reserves the rights to inspect the said premises at all
reasonable hours.

8. That the tenant shall pay the water and electricity bills charges of the said
premises to the concerned authority.

9. That if prior to expire of this Rent Agreement, the tenant wants to vacant the
said premises, he will have to give one month’s notice in writing to the
landlord/landlady and one month’s rent in lieu thereof, and if the landlord/
landlady wants to get the said premises vacated before the expire of this
agreement, then he will also give one month’s notice in advance to the tenant.

10. That the tenant shall not damage the floor, walls, doors and fittings and
fixtures of the said premises in any case.
11. That if the tenant fails to pay the agreed monthly rent continuously for a
period of one month, then the landlord will be entitled to terminate the
tenancy without giving a notice and get the said demised premises vacated
from the tenant.

12. That if the tenant will not vacate the said premises within the said fixed
period, then the tenant shall be bound to pay Rs.100/- per day as penalty to the
landlord.

13. That if the tenant infringes any of the terms and conditions of this agreement,
the landlord reserves the rights to get the said premises vacated before the
expiry of this agreement through the court of law at the cost of the tenant.

IN WITNESS WHEREOF both the parties have signed this Rent Agreement, on
the day, month and year first above written, in the presence of the following witnesses.
