1. INTRODUCTION
1.1 Scope
This specification defines the minimum requirements for the selection, design and
installation of the outfitting and furnishings in the Building Module located in the
proposed BSEP Platform for the Vasai East Development Project.
The actual extent of outfitting and furnishings required shall be determined by the
CONTRACTOR based on Building Module furniture & equipment layout and company
requirement as defined in this document and elsewhere in this contract document.
1.2 Definitions
The requirements of the latest published versions of the following listed publications
shall be met.
3.1 General
Contractor shall furnish and install all electrical appliances, fixtures and furniture,
linen & medical supplies etc. necessary to have a building ready for occupancy, as
shown but not limited to the drawings and as specified herein.
3.1.1 Contractor shall provide complete list, specs, numbers etc. of all the linen, upholstery
& furnishings items. As a minimum, for each person 4 sets of linen shall be provided.
All furnishings items like linen, etc. shall be printed with ONGC emblem.
3.1.2 All linen supplies shall be polyester fabrics (Fire retardant type) shall be printed with
ONGC emblem.
3.1.3 All towels, wash cloths, etc. shall be heavy-duty hotel quality cotton with ONGC
emblem. Provide four sets for each person.
3.1.6 750mm x 450 mm wall mountings (framed paintings or like) should be provided in
all office rooms.
3.1.7 Shoe racks shall be provided at all air-locks in a recess in the wall.
3.1.8 Indoor plant with suitable metallic container shall be provided, as shown in the
drawings, in all rooms. The plants shall be selected after due approval of
company and shall be requiring minimum maintenance.
3.1.9 Stainless steel ashtrays and wastebaskets are to be provided in all office rooms.
3.1.10 Contractor shall furnish automatic quartz wall clocks - one each in the following
locations:
TG Control Room
Switch Gear Room
Control Room
Equipment/ Rack Room
Library
Conference Room
Record Room
Store Room
At strategic locations in the corridors/ any other areas of the Building Module.
3.1.11 Contractor to supply two nos. vacuum cleaners with lockable storage space.
3.1.12 The use of timber/wood substitute shall be kept at a minimum for Building Module
furniture’s. However where unavoidable, the same shall be impregnated with
polyurethane foam or shall be coated with other fire-insulation coating to have
minimal acceptable surface flame spread characteristics.
3.2.1 Desks
Desk shall be fabricated from hollow section steel legs, epoxy enamel coated of
selected colour or stainless steel with plastic seal adjustable feet. Back modesty
shall be fabricated from pressed powder coated steel sheet with folded edges.
Pedestal sides and drawers shall be fabricated from pressed steel of selected
colour powder coat. Pedestals shall have three legal drawers. All drawers shall
be fitted with telescopic metal runners and be supplied with locks and keys.
Desktop shall be constructed from laminated particle board panel with flame
retardant core having zero flame spread characteristics. Top and bottom
surfaces and edges shall be finished with fire retardant quality mellamine based
laminate having zero flame spread characteristics. Only fire retardant adhesives
shall be used.
3.2.2 Tables
Tables shall generally be 1200mm long, 750 mm wide and 750 mm high fabricated
from hollow section steel frame and legs, epoxy enamel coated of selected colours or
stainless steel, with plastic protector feet.
Table top shall be constructed from laminated particle board with flame retardant
core having zero flame spread characteristics. Top and bottom surfaces and edges
shall be finished with fire retardant quality mellamine based laminate having zero
flame spread characteristics. Only fire retardant adhesives shall be used.
3.2.3 Chairs
Office chairs shall be of selected make and profile. Chair frames and bases shall be
oval steel tube chrome plated with five way bases. Seats and back supports shall be
fabricated from formed fire retardant plywood carcasses having zero flame spread
characteristics. Padding shall be zero flame spread CFC free fire retardant flexible
Poly-urethane, which can withstand source 5 of BS 5852, part 2 (modified).
Upholstery of selected colours as specified in the schedule and shall be either fire
retardant vinyl or manufactured from pure wool of minimum weight of 0.8 kg/sq.m.
Office chairs shall be heavy duty and of robust design with either high or medium
backs. Padded or moulded arms, fitted with pivot, elevation and swivel mechanism
and fitted with heavy duty castors.
Other chairs shall be of selected manufacture and profile shall be capable of being
stacked. Chairs shall have four legs with the back legs splayed for stability and with a
medium height backrest. Chair frames shall be either square or circular hollow steel
tube, epoxy enamel coated of selected colour or stainless steel with plastic protector
feet. Seats and back supports shall be fabricated from formed fire retardant plywood
carcasses having zero flame spread characteristics. Padding shall be zero flame
spread CFC free fire retardant flexible Poly-urethane, which can withstand source 5
of BS 5852, part 2 (modified). Upholstery of selected colours as specified in the

Notice and White Boards shall be of selected size. Boards shall be fabricated from
fire retardant ply timber backing having minimal flame spread characteristics. The
face of the board shall be covered with green felt top corkboard or with white board
sheet. Anodised aluminium channel framing of required depth shall be fixed to the
perimeter of the boards. The corners of the channels shall be mitred. Allowances
shall be made for the boards to be fixed to the walls by means of screws.
Steel double bed bunks shall be of size 900 mm x 2100mm with ladder, holding rod
and two drawers under the bottom bunk. The bunks shall be provided with 100mm
thick mattresses and pillows, blankets with fire retardant cover. Each bunk shall
have a cubicle curtain track and flame retardant curtain of sufficient length to ensure
complete closure. The bottom of the curtain should match the bottom of the

provided by the Contractor along with the building are given as below:
