DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF REGISTERED LAND made and executed by and
between:
Su Jen, of legal age, Filipino citizen, single and with residence and postal address at Military
Cut-off, Baguio City, Philippines, hereinafter referred to as the VENDOR;
-and-
Spouses Sa Dan and Hu To, both of legal age, Filipino citizens, and with residence and postal
address at #64 Military Cut-off, Baguio City, hereinafter referred to as the VENDEE;
WITNESSETH THAT:
1. The VENDOR is the absolute owner and possessor of that certain registered parcel of land situated
in Baguio City, Philippines, and covered by TRANSFER CERTIFICATE OF TITLE NO. 1 issued by the
Register of Deeds of Baguio City and more specifically described as follows;

2. For and in consideration of the total sum of 2M Philippine currency, receipt of said total purchase
price is hereto acknowledged by the VENDOR, paid by the VENDEE to the VENDOR, the VENDOR by
these present hereby SELLS, TRANSFERS, and CONVEYS, unto the said VENDEE, their heirs and
assigns the above-described parcel of REGISTERED LAND including all improvements;
3. It is hereby declared that the boundaries of the foregoing land are visible by means of natural and
man-made boundaries as shown in the survey plan of the above-described parcel of land;
4. The VENDOR hereby warrants that the above-described parcel of land is free from liens and
encumbrances and further warrants the peaceful possession by the VENDEE of the hereto sold
property;
5. All expenses for the capital gains tax, documentary stamp tax, transfer, registration, and
attorney’s fee shall be for the account of the VENDOR.
6. FURTHER, that the requirements under the provisions of Article 1623 of the New Civil Code have
been complied with.
IN WITNESS WHEREOF, the parties have hereunto set their hands this 17th day of March 2018, in
the City of Baguio, Philippines.
