Documents for Salaried

1. Two Passport size photo copies


2. PAN Card / Passport Copy / Voter’s ID
3. Residence Proof – BSNL Bill / MSEB Bill/Company Letter/Rental
Agreement
4. Experience letter of previous company if present employment less
than 2 years
5. Confirmation letter of the present company alongwith the CTC
structure
6. Latest 3 months pay-slips
7. Latest 6 months salary a/c statement and other savings A/C if any.
8. Latest two years Form-16
9. All loan A/c statements for at-least one year
10.investments proof zerox copies…. ie LIC, FDs, NSC etc…

Documents for Self Employed

1.Two Passport size photo copies


2.PAN Card / Passport Copy / Voter’s ID
3. Residence Proof – BSNL Bill/ MSEB Bill/Property Tax
Bill/Rental Agreement
4. Income Tax Returns for the latest 3 years alongwith financial
Documents
5. Bank Account statements of one year wherein transactions are
being done as well as loan account statements of one year- if any
6. Shop Act License
7. Brief write up about the business venture
8. Partnership Deed/Memorandum of Association etc. if any

Property Documents (For new property)

1. Agreement to Sale/Sale Deed – Registered copy


2. Copy of the approved Blue print of the floor layout plan
3. NOC from Society / Builder
4. Search Report/Non-encumbrance certificate for 13 years from
the Bank’s Advocate (will be organised by the Bank)
5. Set of documents from the builder for loan purpose
- N.A. Certificate
- ULC Certificate
- Revised Commencement Certificate ( No which is
mentioned in NOC and Blue print)
- Search Report of the Builder’s Advocate
- 7/12 Extract
- Development Agreement
- Power of Attorney
6. Receipts of payments made to the builder

Property Documents (For Old Property)- In addition to the above


documents

• Completion and Possession Certificate


• Latest Property Tax as well as MSEB Bill
• Conveyance deed if any.
• Share Certificate of the owner with ‘NO Dues’ certificate from
the society.

Additional documents for takeover of loan


1. Letter from the bank mentioning the latest oustandings in the
home loan account and the original documents in their custody.
2. Home loan account statement from the date of sanction to date.
3. Copy of the home loan sanction letter.

Charges to be incurred
1. Equitable mortgage charges – 0.20% of the loan amount
2. Bank’s advocate’s Title Report charges – Rs.2000/-
3. Agreement cost Rs.1500 /-
4. Processing fees Rs 5000/- of the loan amount upto Rs 20 Lacs
and Rs 7000/- For the loans above Rs 20 lacs upto Rs 50 lacs .
and Rs.10,000 from loans Rs 50 lacs to Rs 1 Cr
5. Valuation fees – Rs. 828/-- (for loans above Rs.20 lacs as well as
resale property and takeover of loans)
6. Property insurance to be done after possession of the property
Rs.390/- per lac one time premium covering a period of 10
years
Rs.500/- per lac one time premium covering a period of 15
years
Rs.650/- per lac one time premium covering a period of 20
years

Mode of repayment

EMIs to be paid through Post Dated Cheques or Standing

Prepayment Charges: No prepayment charges

Pre-closure Charges
There are no prepayment charges but if the loan account is closed
before three years from other than own sources then a 2% penalty is
charged on the amount paid over and above the regular EMIs.
