15 months, along with greater risk spread. We start new homes every 3 months in market
proven areas, and even with leading quality, we sell at or below market, so we can re-
invest in subsequent properties. We offer a fully insured trust account deployment in the
leading margin sector high-end residential, 35% gross avg. for spec residential with a 52%
cash-on-cash industry ROI guidance. Homes built for $1m, will have $650k industry rule
of thumb guidance cost, or 35% gross margin; 52% cash-on-cash return with $350k gross
on $650k total cost (typical industry norms).
