Position: Senior Manager, Real Estate (Global responsibilities)


Reporting: Direct to Global Director, Real Estate
Job: As Senior Real Estate Manager this position is responsible for the strategic portfolio review, real estate transactions inclusive
of identifying potential locations, purchase and sale agreement negotiation, lease negotiation, and document review. Additional
responsibilities include due diligence for acquisitions, ownership and architect of real estate database utilizing CoStar Real Estate
Manager software, sell vs. hold analysis, lease vs. buy, internal/external communications with buyers, sellers, attorneys, title
companies, surveyors, contractors, landlords, legal representatives and executive management. Responsibilities also included
multiple IT projects involving real estate analytics, in-depth research and investigation into property ownership thru online
documents, providing market data on real estate and real estate advisement to all Koch companies, inclusive of
recommendations for acquisitions and divestitures.

Impact  Portfolio Management: Review and management of owned real estate in excess of $2 Billion; and over
750 leased properties with an annual rental obligation estimated at $379 Million.
 Surplus Property: Managed the disposal and negotiations for over $375MM in surplus property throughout
the Koch organization and assisting in the development of a surplus property program to dispose of
environmentally-challenged, non-marketable property. As of May 1,2018 successfully negotiated $35MM in
property sales under contract with another $69MM listed for sale, globally.
 Project Management: Led multiple real estate due diligence projects for acquisitions and divestitures. This
included market review, broker selection, contract negotiation, due diligence documentation review, and
transaction closing.
 Database Management: Drove the implementation process for Koch’s first global real estate database in
2009. Continued ownership of CoStar Real Estate Manager for all wireframe changes, real estate data,
invoicing, cost analysis, non-real estate projects with Koch Security and HR, and working with KBS HR
Reporting and Analytics on development of dashboards for visualizations of key real estate metrics for each
Koch company and the entire real estate portfolio.
 Contract Negotiation: Negotiate purchase and sale agreements and lease documents within the Koch
decision making framework and challenge process to increase financial and non-financial value add to each
Koch company, while minimizing any potential risk situation. Facilitated the process with team members
from Legal, Risk Management, EH&S and business leaders.
 Relationship Management: Continually develop and maintain relationships with internal customers and
business leaders, as well as outside relationships around the globe with real estate firms, title companies,
legal consultants and others.

Records Management: Oversaw the records management process for the Real Estate Department and

Impact  Project Management: Coordinated and reviewed real estate due diligence on over 50 construction loans
totaling $284 Million and 33 sale-leaseback transactions totaling $252 Million. This included coordinating
construction schedules, review of title commitments and related documents, ALTA surveys, engineering
studies and financial compliance documents.
 Organizational Change: Developed and implemented the Construction/Development Project Timeline to
include the following processes: entitlement, capital expenditures, project/design build and addendums, and
financial lending. This timeline brought about better communication between the finance and construction
teams.
