Monday april 30

The day was started with a meeting of the technicians with the duty engineers and buliding manager. This
was done in the office of the property management administration. This was the first time that the meeting
was done here so that the building managers can join if they want to do so. Important matters were written
on the white board along with drawings of floor plans. This is an important part of the day because it is
crucial to always know what is needed to be done in an order that is according to urgency. Matters that
are also pending will be able to be reviewed for actions that can be done.

The engineers on duty were tasked by the building manager to create their own shared spreadsheet of all
issues that needs work as well as those that are pending. This was done by using google spreadsheets so
that all engineers can edit it because the engineers are always on different shifts.

The day was also started with a meeting in the property management office. This time both the building
managers joined in the meeting. They were also giving input on the tasks for day. Again, tasks and
drawings were shown on the whiteboard. I appreciate the importance of this short morning meetings
because I see and understand the importance of always organizing the tasks for the day. This helps the
engineers to organize the day and prevent spending a lot of time figuring out what to do next during the
day.

During the day, I was able to visit the main electrical room where meralco supplies electricity to the
building. However, only meralco employees are allowed to enter the main metering room. Meralco
provides The Grove by Rockwell 34.5kva of electricity which the high voltage switch gear receives. From
here the transformer steps down the voltage to 400kva. This then goes to the low voltage switch gears that
feeds into the bus duct. The low voltage switch gears come in pairs for each building to divide supply into
two. The division of the LVSG allows electricity to be supplied into low and high levels of the building
where division is made at the 19th floor.

The generators were also inspected in a different room. The generators are automatically programmed to
run through the automatic transfer switches integrated into the PLCs. After switching the generators on,
synchronization of the current will be done to allow electricity into the system. It is important to check the
generators because it is seldomly operated. The diesel also needs to be checked where the level is and
draining of water in the water separator. This is important to ensure clean and good diesel quality smooth
operation of the generator. In addition to this the cooling system of the diesel engine must also be checked
because the engine will not be able to run prolonged operations if this is not in good shape. The radiator
must be checked for leaks as well as the fans for it.
