Dear Ms. Mendoza:

Subject: Notice to vacate premises on or before May 31, 2018

On May 24, 2018, we sent you a letter terminating the lease contract
executed on May 31, 2017 on the ground that on ___________ and ________ your
check failed to clear. We have enclosed herein the letter received by your
authorized representative and a photocopy of the returned check. Despite this,
you still failed to settle your rental arrears. In this regard, we have no choice
but to exercise our rights under section 20 in relation to section 5 and 6 of the
contract and hereby notify you once again to immediately vacate the leased
premises and make available to the Lessor the said premises.
We reiterate that in the exercise of my client’s right under the contrac
does not preclude him from further asserting his rights by filing the
appropriate CIVIL CASE for MONEY CLAIMS and DAMAGES and CRIMINAL
CASE for B.P. 22 otherwise known as the BOUNCING CHECK LAW and
ESTAFA under Article 315 of the REVISED PENAL CODE.
