Plot Rental Agreement

1. This agreement made and entered into the date of 15th May 2016 by and between, Mr. Bhanu
Bhakta Adhikari, Vyas-10, Tanahun who upon signing the lease certificates that he is the legal
an lawful owner of his heirs, executor, administrators and successors hereinafter called Lessor
and Mr.Laxmi Neupane hereinafter called Lessee.

Terms and conditions


2. The term of this agreement shall be from the 15th May 2016 to 14th May 2022.
3. The lessee can terminate this contract by giving a notice to quite of six months to the lessor or
the lessor can terminate this contract by giving a notice of six month to the lessee.
4. This agreement is renewable under the condition that both parties agree upon expiration.
5. The Plot must be only used for Poultry farming purpose only.
6. Renter shall produce poultry according to generally accepted poultry growing practices and
consistent will all applicable local, state and federal environmental laws and regulations and
shall bear the sole responsibility for any violations.
7. Owner reserve the right to enter the Farm Property and to enter the Rental Premises at all
reasonable hours for the purposes of inspecting the same, and to remedy defaults by the Renter
in the maintenance of the Rental Premises. Owner’s entry into the Rental Premises shall not
interfere with lessee poultry production.
8. Lessee shall not sublease or assign any part of the Rental Premises, without the prior, express,
and written consent of Owner; and if lessee does sublease the premises or part of the premises
or assign this Agreement without Owner’s authority, such sublease or assignment shall be void.
9. The lessee shall remain responsible for the maintenance and repair to the whole area due to
structural defects of damage during continuance of the lease, to keep them in good conditions.
10. The lessee shall pay the lessor for the Plot Land No.152,237 and 278 (Area:- 2-1-0-0, 0-9-2-0 and
2-11-0-0 In Ropani) and registered in the name of Mr. Bhanu Bhakta Adhikari is situated at Vyas
-10, Damauli, Tanahun.
11. The land plot rent contract is agreed in NRs. 30,000.00 (In words: Thirty Thousand only)
Monthly. The rent will be paid to the lessor in every three months interval as in advance which
is equivalent to NRs.90,000.00 (In word: Nepalese Rupees Ninety Thousand Only).
12. The lessee should be responsible to clear all electricity and water bills as per the monthly
invoice bills from the respective authorities.
13. Whenever they said Land any essential part there of shall be destroyed by other casualties
rendering the property unfit for occupancy, this lease shall be immediately terminated.
14. We both parties have clearly read and understood the above mentioned terms and condition of
this contract and agree as follows.
